You can mountain bike around the property. It's quiet with birds flying and chirping. This is a very private and secluded location with lots of space! Because it's a working ranch, we prefer to familiarize you and your guests to the ranch and show you the route to the site as we have exposed irrigation, irrigation ditches, and a pond. We prefer not to fish you out of the pond. LOL LIMIITED SEWER (If you need to dump grey or black from your RV tank, please help us keep our leach field from being saturated, If you need to dump grey or black water from your RV, we recommend the really nice rest area in Fruita. The Colorado Welcome Center Rest Area is off of I-70 at EXIT 19, which has a FREE dump station. We are on a leach field, no paper products including toilet paper into the sewer, please and thank you. We must check you in, to familiarize you and your guests to the Ranch. Ater check-in you are our guests; you may come and go as you need. We got moved to RV spot #1 from our original spot a few days before our stay which wasn't an issue. The lake was beautiful and clean, and we were well stocked on wood. We didnt have any neighbors so it was nice and quiet with little sound from distant traffic.

Campsite was very clean with an outhouse that you’re available to use. I also got electricity and freshwater great price for those amenities. I plan on camping there again.

Wonderful site and perfectly situated as a base for Fruita area riding. We were able to easily access 18 Road, Kokopelli Trails, Lunch Trails, and Rabbit Valley. Also quick 15 minute ride into town. Host is super responsive, friendly, and helpful. If you are coming to Fruita to go mountain biking and want to camp, I can't imagine there's a much better place!

The ranch is a great base camp to wineries, Moab, Telluride, Black Canyon of the Gunnison, fishing, boating, hiking, trails and hundreds of open BLM land for Razor riding. Check us out.
