We moved here in 1997 The home has had major remodels done on it. The lake is an old gravel pit to make road base for local road construction. The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June. We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja. Our home is off limits for campers as we need to respect the space for our other airbnb guests. But in an emergence please call, cell service works fine. port-a potty is gone for the winter November-April. port-a potty is clean and works great, May- Oct. If you are here in the winter you may use the trees or Mavericks gas station in 1.5 miles away. The first two pets are included at no additional cost. For any additional pets beyond the first two, there is a fee of $10 per pet, per night. Please make sure to add the Pet fee extra accordingly.

This off-grid cabin has running water, full kitchen & nice bathroom w/ shower via solar PV system, propane appliances & backup generator. NO PETS and must have AWD or 4WD vehicle, no exceptions. Owner's personal residence, treat it nicely! The space Cozy and open floorplan is ideal for a couple or up to 4 people. The loft above has a deluxe king size bed facing East for glorious sunrises over the West Elk mountains. The other side of the loft has a trundle bed where the lower twin bed rolls out from underneath the upper twin bed. There is also a standing desk with a Dell docking station and large monitor in the loft. No audible privacy other than the bathroom; everything is open. Pellet stove for heat if needed and backup propane heaters on the main level. Nice live edge furniture throughout (coasters and placemats provided, please use them!) and cherry rocking chairs for watching whatever streaming services you have subscriptions to on the entertainment center. Solid wood deck furniture and BBQ. Occasionally ATVs will pass by, neighbors have an easement to the forest but they will not use my land except to cross it. Guest access You can access the entire 72 acres and all of the cabin except for a few secured closet/pantry areas for the owner/cleaning crew. The generator/solar system shed is also locked. Plenty of parking. AWD or 4WD is preferred but it is a gravel road. Welcome to bring ATVs, go hunt in the adjacent National Forest, bring horses and your own hay, etc. Other things to note You may need to run the generator a few hours per day which is as simple as turning a switch in the kitchen if it is cloudy. If the weather is nice then the solar system will generally take care of everything. AT&T works well here and wifi calling via starlink internet.

You can mountain bike around the property. It's quiet with birds flying and chirping. This is a very private and secluded location with lots of space! Bring your own camping toilet or use our outhouse with a camping toilet inside. Because it's a working ranch, we prefer to familiarize you and your guests to the ranch and show you the route to the site as we have exposed irrigation, irrigation ditches, and a pond. We prefer not to fish you out of the pond. Hipcampers will be camping on a 10-acre property mixed-used and will have their own little piece of land and privacy to enjoy. Rafting, golf, swimming, fishing, hiking, off-roading, dirt bike/ATV trails, Colorado National Monument, and the list goes on and on within a short distance. The campsites are just 2 minutes from downtown Fruita, offering easy access to good restaurants, great coffee shops a drink. You will find a grocery store, pharmacy, and gas station in the same area. To consider: Our place is great but not for everyone. We have three convenient sites, all with electricity and water and one with sewage. They all have great views and are very close to the town of Fruita. Every hipcampers can enjoy the beach and the pond between mid-May and October when its full. Swimming not recommended! The property is used by THE GONDOLA SHOP, which restores ski gondolas. Monday to Friday, you might hear some light noise and see employees walking around. For that reason and the potential hazard WE DO NOT ALLOW CHILDREN on our property. We ask that all vehicles drive no faster than 10 miles per hour for the same reason. We will consider a group of campers or mix camper/tents roof tents as long as you have your own bathroom to share. Please email us with any requests you might have. We are open to discussing any inquiries. Between May and October, when our lake is full and usable, our place is great for gatherings and a big BBQ. Camp #1 / 30amps + 110V (NO WATER). This is a great spot on the river, near bike paths and downtown. There were beautiful views and great amenities. Honestly, we caught a great rate for a nightly stay. We would have stayed longer, but the weekly rate was a bit spendy.

It's been wonderful staying here in this property. The owners are very nice people and the property very peaceful. It's surrounded by small farm lands you can bike around and take pictures of different crops. The property has chickens, goats, and a horse. Their outside shower and bathroom are super nice.

Kim has thought of all the fine details for a great place to park your rig and your body. With 6 available parking spaces, it would be a great place to arrange a meet up with a few other camping friends too. There's a hot tub, fire pit with comfy chairs, picnic tables, pizza oven, grills, outdoor sink & shower, porta-potty, yoga space. Lots of little novelty decor and things that glow in the night. You gotta come check this place out!

We had a great stay here! The hosts were so kind and were so helpful! The bathrooms were clean and it was such a fun spot with all the farm animals around! If you’re a very light sleeper the chickens in the morning could be a little loud but other than that it was so great!

Weekend Trip to Bear Family Ranch RV and Camping

Absolutely fantastic stay! I was greeted by the host upon arrival, and they couldn’t have been more friendly or helpful. They gave me a full lay of the land—showing me where I’d be staying, where I could walk on their property, local trails to check out, and great places to visit nearby. Grand junction is only 20 mins away so this was PERFECT! Once I got settled in and explored, holy cow—this property is stunning. The trails are not only beautiful but also really well maintained, raked, and clearly marked, which was such a treat for me and my dog to enjoy. They’ve also created the cutest tent camping sites, and you can tell so much care goes into keeping the whole property welcoming and enjoyable. The amenities were just as described, and I was able to easily plug in and charge up all my appliances without any issues. Between the scenery, the setup, and the kindness of the hosts, I honestly couldn’t have asked for more. I’d definitely come back here, especially with a group for tent camping. Excellent property, wonderful people—highly recommend and can’t wait to return!

Sweet spot by the lake to camp for the night! We had a lovely campfire and appreciated the full set up ready to roll as we got in late and were tired from the drive!! It was a wonderful way to unwind and enjoy the night before getting a good sleep for our drive the next day. The next morning we had the place almost entirely to ourselves, and my dog especially loved exploring!
