We are a 160 acre off-grid, homestead located in the coastal mountains of Mendocino County, California's Emerald Triangle. We have been homesteading here since 1998 and have developed a lifestyle where we nourish the abundance that thrives here. Bill has built the entire homestead, including our solar system, water system, roads, our orchard, our barn, our home, and each camp site. We grow our own food in our CCOF organically certified gardens, make all our food from scratch and make our own medicine. We are legacy, personal Cannabis cultivators and we have a "do it yourself" attitude towards life. We are ready to share our lifestyle with others, as we host campers on Hipcamp. We offer an off-grid homestead tour of our solar system, a garden tour, seasonal vegetables from our gardens, an encounter with our horses. We also offer our personally, hand-crafted, organic ice cream delivered to your site. Our land is abundant with wildlife and guests are able to view the wildlife in their natural habitat. Our internal, dirt roads are private and provide for enjoyable walks and bike rides. Land History: Back in the day, our land was part of a large sheep ranch. The Skunk Train was used by homes along the tracks for transportation and supply deliveries. Today, it can be heard daily on its journey along the tracks which run through neighboring properties. The Pond Site: We are delighted to share our lifestyle and to offer everybody a sweet, private spot in the woods next to our pond, where you can be free to explore the outdoors and observe the abundant wildlife in their undisturbed home. We walk lightly on the land, and we expect our guests to do the same. We are family friendly and have trails for you to explore the property and meet our horses. We also provide a tour of our off-grid solar system. The pond site is located on a private, internal dirt road, which provides for absolute privacy. It's like experiencing an outback camping experience with the amenities of car camping. A clean outhouse, a spigot with cold, delicious mountain spring water, and a bi-level campsite with picnic table is at the site. A fire pit and second picnic table is located next to the pond for a delightful stargazing experience. The pond is a healthy, spring fed ecosystem and quite refreshing on those hot days. It is big enough for small kayaks, paddle boards, and rafts too. NEW 2022 Pond Site Addition: We have installed a new fire pit this year!! Upon your arrival, you will find complimentary, match-light firewood set up in the pit for a warm welcome to your site. More firewood is available for purchase throughout your stay. It is illegal in California to travel across county borders with firewood. Firewood often has insect eggs or larvae that can devastate a forest. Please refrain from bringing firewood purchased or harvested from outside Mendocino County. The Best Rest Along the Way: We have created a “self-contained” dry campsite along our main road that is van and truck camping friendly, and can take travel trailers max 16’ length. This site has no amenities and is intended to accommodate people who need a place to catch a rest without sleeping on the roadside, although many do like it as a bear bones campsite. We are conveniently located about 10 min from the 101, for easy in-and-out access. There are lengthy internal roads and trails for unwinding and stretching your legs. Did I mention that town is less than 10 minutes from your campsite? If you forget anything, it is no biggie to run and get what you need. Come check it out! The homestead has much to offer: Eat from our organic garden, check out Cathy's handcrafted,Organic Insect Repellant. We are cannabis friendly 🌱, we like a chill vibe, and if you get the munchies ... Cathy handcrafts some delicious organic ice cream that we'll deliver to your campsite. Welcome to Ariana Acres located on Ridgewood Summitt next to The Golden Rule. Home and final resting place of legendary race horse Seabiscuit. Charles Howard bought Ridgewood Ranch and filled it with the exotic white fallow deer from Europe. He bought them from his friend William Randolph Hearst at his San Simeon Ranch. Roots Restaurant is inside Howard Memorial Adventist Health Hospital. They serve organic house made meals for $12.43 They employ seven full time gardener's that supply the restaurant genuine farm to table produce directly from their garden. Next door south of Ariana Acres is Golden Rule RV Park. You can take a shower and use the facilities for $5. You can tour the ranch and site the infamous white deer! The Skunk Train runs from downtown Willits towards Ft. Bragg passing the world's largest Redwood tree. It is an open air steam locomotive. The country equivalent to the Cable Cars in San Francisco! The world renowned Skunk Train was named one of the top ten attractions in the United States by the New York Times. If you want to boat and swim, Lake Walker is a mile down the canyon on a bumpy dirt road! And of course you can do nothing but relax on Ariana Acres. Enjoy resting on a hammock or having a BBQ with our newly purchased grill and picnic tables. Hang out with the deer and various songbirds, or take an exhilarating walk on the Summitt with breathtaking views and fresh mountain air. We are actively open to work trade opportunities as it takes a team to make all this possible. Our camp just grew from 2 acres to 30 acres. Let's go! Orr Hot Springs (25 min), enjoy restaurants, coastal landscapes (Hwy 1 , 40 min away) , hiking trails, beaches (40 min away), wineries (Anderson Valley 30 min) also pygmy forests nearby. Sunnyland is a VERY REMOTE AND RURAL location. We are an off grid solar homestead. Beautiful redwood grove campsites. Hiking trails all over the property, hundreds of different wild mushrooms. Bird watching too! We have two very friendly Great Pyrenees, 2 cats, 5 ducks and 10 chickens. Fresh farm eggs available. These animals are all located near the house, and not near the campsites. Directions: Please contact me for specific instructions on how to get here ahead of your arrival time. Feel free to reach out the day before for directions also. If you are coming from Ukiah, reach out to me there. Or if coming from the coast please reach out to me from Mendocino area since service is very unreliable shortly after both of those towns. Surrounded by cooperate timberland,  it feels like there are no neighbors!  There is not a house in sight but the the ridge views seem to go on forever!  - There is a simple latrine at each site. A full bath house with a flush toilet and hot shower is available next to the main house. A water spigot is attached to the main house. - Spare camping supplies are available by the bath house if you forget something! Ask ahead if you need to borrow a specific item. More about the property: I built my home high upon a southern ridge. Watching the river of coastal fog flow in and out below me is one of the most wonderful views to behold! I have 30 acres of land to explore and camp upon in the surrounding redwood forest. 10 miles east are Montgomery Woods redwood preserve with GIANT trees, and a little farther, perhaps a mile is the famous Orr Hot Springs Resort. If you drive a half hour west from my land you will be in the coastal Mendocino village. We are marijuana friendly!! Thus, we have created more of an adult oriented atmosphere. one last note: We recently made separate listings for different sites. See campsite #1 for reviews.Guests love staying here "What a fantastic experience. I arrived to Cosmo’s super late after a long day going up the coast. It was a last minute book that morning, if I remember right - my campsite had fallen through. His directions were spot on, and very kindly he stayed up to take me to my site and help me get set up, even going so far as to light me a fire. His property was easily navigable in the dark, and my two wheel drive made it fine. We talked for a while - what a cool guy. He was able to give me recommendations from a friend of what to do during the next legs of my trip, which was great and really did make a difference for the rest of my week. I cooked my dinner and sat stunned looking at some of the best stargazing I’ve had in a long time.When I woke up I realized that I had been sleeping next to a mountainside view - this was site 3. Talk about the best surprise I’ve gotten in a while unzipping a tent. The clouds were gathered in the valley and as I ate breakfast I got to watch the sun slowly clear then out. It was unbelievable.Before I left, Cosmo let me use his indoor solar-heated shower and told me all about his projects to build his own home and roads and move towards a more sustainable future. Overall this is really the best of what I imagine hipcamp has to offer - kind property owners & unique individuals who care about their guests while also allowing them to have their own experience. If I’m ever near Mendocino I will gladly make the trip inland to stay at his property again."

The peace, quiet and beauty of nature is the theme at our property. This land is dedicated to the re-sacralization of culture. The spot was an ancient Native American camping area. People have found arrowheads, stone beads and grinding stones on the land. We offer various types of camping sites, as well as a teepee - so please read each listing for specific amenity and location information. We sell firewood on site. The amount and variety of wildlife is astonishing, with bear, deer, turkeys, fox, coyote, bobcat, Eagles, River otter, salmon and steelhead, with a wide variety of songbirds during migration. Easy access from road, close to town, tall oak trees, privacy, creek with salmon within a five minute walk, mountains, wildlife, barn owl nest box. Please note that during late summer, creek does not flow on surface but always has swimming holes where the salmon and steelhead wait for Fall rains to carry them down to the Eel river and eventually to the ocean, until they return as adults to spawn again. Guests love staying here: "Elderberry camp was really great! It was a large site, plenty of space, shade, and parking. Very peaceful and good distance between other sites although we were pretty much the only campers out there. Outhouse was clean and there was drinking water. We spent most of our Saturday in Eel River which was great. The water was perfect for swimming and fishing, our husbands caught some big ones. Amazing area the shower is a must see unique feature but the place is so much more. I only had a short time to enjoy it but will definitely be coming back for a longer stay. Host was responsive to all questions! Make sure you ask any questions prior to getting there due to cell reception.

Do not take Bell Springs Road! The hipcamp is across the street from Tan Oak park off a short gravel road drive. Once you arrive, you may meet the owner & his dogs along the drive. Follow the blue arrows to multiple camp sites with a picnic table, smokeless firepit & gravel parking at each site. We use levelers, but it was already pretty flat. There is a waterfall next to the sites & you are generally located at the back of the traditional Hole in the Wall swim site. About a 5 minute drive to the walking trail to the swim site. Overall, it's a new site with room to grow but it's quiet, well maintained & dog friendly 🐾

Campground was well kept in the hosts were very helpful, we were there in the off-season so not much to do, we thought we’d be able to sit at the beach, but the waters were way too rough and it was extremely windy. The only reason we would not be back to this campground is because of the tight windy 24 miles of Mountain roads to get there we were traveling in a 19 foot trailer our breaks overheated and we had to stop at the general store, which is the only place to get gas.

Awesome location. Hosts were friendly and helpful. Bathrooms were clean. Not sure if always like this since the campground is so close to the water, but it was pretty windy when we stayed. Also, not the most level ground, at least in the spot we were. All in all though, would recommend.

Had an unforgettable weekend on Cosmo's amazing property. Site 3 looked great and definitely had a view, but the larger group site was free so he offered us an upgrade - 4 fenced in acres of forest and field all to ourselves. Cosmo was incredibly friendly and generous, we had all the firewood we could want, and even a flush toilet (!!) in this super secluded site. Our dog literally would not get in the car to leave. We will definitely be back (and booking site 4 intentionally)!

The location is wonderful. The large campsite 11 was so awesome. Felt more private than all the others and the bathrooms were still very close and nicely renovated. Our group really enjoyed the space and would camp there again. Some even woke up to walk to the coast and be on the beach. The only hard part was not having large trash bins around. For a group of 20, that made things really difficult. We had to drive around town to find trash bins (Taco Bell bins is what we finally found a few miles out) so as not to have to lug huge trash bags full of trash around inside our vans next to all our gear/bags.

The property has tons of hang out spots! Eat lunch over at the picnic tables, stare up at the stars at our moon gazing bench, or hang out in our communal area, over by the campfire.. We also have an outdoor shower and kitchen sink area that are open to all. The property runs parallel with Mendocino state parks and has plenty of spots to explore! Our main goal is to make you feel at home! Some things to know; -The Mosquitos have arrived! We provide repellant and coils to burn if you need! They're over on the bar by the campfire.. The property backs up to the big river water shed, so theres several creeks behind the property and this year we got some late rain.. There is a seasonal pond on the property as well, but it is treated with an organic animal safe biological to keep larvae from growing, so the pond isn't the issue. Please message us if you have any questions! -Cell service is very spotty onsite. -There is one communal fire pit. Learn more about this land: The site is in a forested area with short pine and manzanita trees, so its nice and sunny, just out of the daily fog zone that blankets the coast, but only 3 miles from the coast. The neighborhood is super quiet and you can walk right from here to the Pygmy State Park trail system or just on the gravel neighborhood road. There is a main tent site and another tent site and places for 2 cars or more or a small travel trailer or van (20' length ok). There's a place for at least 2-3 tents and there is a table with 3 chairs provided. Also a metal box to keep your food away from bears that might come by (haven't had that happen yet). No campfires please but propane/gas cook stoves are fine. 50 gallons of potable water is provided from a tank. Please conserve water. Keep all food in your vehicle as there are bears and forest critters around. Outhouse with new, clean composting toilet, environmentally friendly! We offer affordable accommodations, organic gardening, and education on plants and living simply. We welcome your interest in veganic garden and diet, orchards, and forest trails. Our organic vegetables and fruit may be available if you wish to bring some of our farm to your table. We can offer you a quiet and peaceful place without social pressures if you wish to "decompress" from city life, jobs or any stressful times. Or come to the communal fire near the bathhouse for sharing some time with family and the few other campers that may be there. Bringing your own wood is welcome. The coastal bike and hike trails are many. From South of Ft Bragg to the Sand Dunes near Ward Ave. you can travel over 7 miles one way and go down to quiet little beach coves along the way. Meadow Farm is a nonprofit 501c3 with goals of coastal food security, disaster preparation and sheltering, carbon sequestering and forest restoration. We offer native plant tours on or off site with advance notice. We like our dog companions! Two McNab collies, Moxie and Shama live here and may bark at first...still very friendly and social with people and other dogs.. There are several dog friendly off-leash areas such as, Noyo North Harbor Beach, Seaside Beach and dog parks in both Ft Bragg and Mendocino. Our farm is dog friendly tho we wish pets to be kept close, must be neutered and friendly to other dogs and people. Please be sure to bury or bag the waste. Speaking of waste, Meadow Farm strives to reduce waste by avoiding plastic as much as possible, recycling what we can and composting our veggie scraps. Please bring your own waste receptacles and take them along when you go. We take ours to the Caspar Transfer Station which is open Saturday through Wednesday... the location and hours can be found online. Our water is from a deep well and we periodically test it for bacteria. It is cold and delicious. Our irrigation pipes that have spigots and hoses at each camp are safe for drinking, cooking and cleaning. Our solar pump moves water into storage tanks that provide all the water to the farm. It is very important that the water valves on your camp spigot is turned off (gently please) to avoid losing 2500 gallons of water in a short time. If you see a leak or break in a line please contact us immediately. There are also water shut offs for the camps on the west side of the Farm House if you are unable to reach us right away.. When doing dishes we request that you use the strainer to catch food particles from the dish water and toss them in your trash or compost bucket. If you have vegetable waste let us know and we can pick them up for adding to the worm bins or composting piles. We make worm "tea" fertilizer and rich soil from these offerings. No animal products or oil please... a few egg shells are okay. We do have the usual wildlife though we haven't had problems with them. Ravens will raid your camp if food or bags are left out while you are away. From dusk to dawn keep children and pets close. We coexist well here with the critters...and glad to have them. Feel free to pick a piece of fruit. We almost always have organic fresh eggs from the chickens, so just ask. We're in a wooded country neighborhood where lots of folks have dogs, so you might hear some barking and see some neighbors. Very occasionally we see a dog off leash. We ask that you keep your dogs on leash at all times, as we have cats and chickens. We encourage you to enjoy the forest, but do be aware that there is poison oak. If you don't know what it looks like we can show you. Please arrive between Noon - 8pm. Text us your estimated arrival time and then when you're 15 minutes out, let us know you're getting close. You can prearranged for a late arrival in "Extras." We are flexible about check out time, if we don't have other campers arriving at your site, you can stay as long as you like. Just ask. Just 2.5 hours north of the Bay Area, the farm is near many hiking trails amongst the world's tallest trees. We are a 30 min drive to the town of Mendocino and the treasures of the North Coast, including majestic beaches, fresh fish, whale watching, paddle boarding, kayaking, surfing, hiking, hot springs etc. A drive of equal distance inland will take you to Anderson Valley, home of Hendy Woods State Park and a mecca for cider and wine tasting. Meadow Car Camp: Park a car or bring your van, RV, camper, or trailer to this serene spot in the open sunny meadow next to the redwoods. RV’s and campers must be self-sufficient. No hookups available and no generators allowed. Redwood Walk-In Tent Sites: Pitch your tent in the serenity of the towering redwoods looking out onto the sunny peaceful meadow. Redwood camp is situated in a grove of redwoods containing multiple tent sites. These are walk-in sites with easy unloading, no more than 50 feet from your car. Tent campers must park in the parking area between the sign board and porta-potty. There is a communal area for all campers with a water spigot, picnic table/bear box, and porta-potty near our info signboard and parking area. Be advised that this is a working farm and there is an echo in the valley. While it is peacefully quiet most of the time, you may hear some daytime farm activity. We also have a guard dog who moves around with our flock of sheep and goats who barks regularly after dark and when she perceives a potential predator. **There is no cell service on or within 15 minutes of our property. Wifi and a landline phone are available to campers in case of emergencies. **Pets must be kept on a leash at all times! For the safety of everyone including your pets, our dogs, and the various livestock on the farm, we can't allow any pets off leash.

This is perfect for artists, writers, yogis, and those seeking the tranquility of off grid living. We have 40 acres of land with beautiful hiking in every direction. Our campsites have a fire pit, picnic table, and access to an outdoor shower and outdoor kitchen! The accommodation includes staying in a 850 square foot wooden yurt with bamboo floors.  The building has a wooden stove and propane wall heat. We also have a fridge, stove for cooking and propane wall heater inside the yurt. There is a futon that sleeps 2 plus a kids size bed, but please bring sleeping bags or bedding.  You can also put up two tents next to the yurt for more sleeping. We have now added also an attached kitchen and bathroom to the yurt so we have an indoor shower and full kitchen! There is a detached bathroom with a maintenance free composting toilet and simple outdoor kitchen.  You will have access to cooking utensils and cookware, camp stove, and fire pit. There is a solar system so you have access to electricity and wifi. The drive from Willits is 25 minutes, with only the last 5 minutes on a dirt road.  You can do the drive in any car, unless the occasional snowy conditions.  There is plenty of parking next to the yurt for easy unpacking.. To access the coast you do have to go back through Willits and use highway 20.

We are Albion locals lucky enough to call the Oak Show home. We live on the other end of the Oak Show property, a distance providing ample privacy for guests. We have two young children and two Lab mix dogs. You may see us walking along the driveway. Please drive slowly. We share this space with our neighbors, children, and pets. We also ask that campers be mindful of noise in the evenings and respect our rule of all amplified music being off between the hours of 10pm-8am. The water on our property comes from our well. Please be respectful of the drought conditions in our area and conserve water in any way possible. The base rate for this site includes up to four people, there is an extra charge of $15 per day, per person for any extra people. Campers can set up tents or trailers around the site and have access to the kitchen and bathroom, as well as an outdoor shower. There is a kegerator, gas grill, propane heater, and a corn hole set available to rent (see Extras). There is plenty of space to set up multiple tents, perfect for a group. Navarro Beach and Van Damme State Beach are 15 minute drives away. The village of Albion has a general store and deli, as well as beautiful river and marina. A 20 minute drive North will get you to the village of Mendocino where you'll find shopping and restaurants, as well as access to hiking, biking, kayaking, and whale watching.
