Heavily wooded forest with pine, maple, oak and birch. Undeveloped and quiet. The property is home to numerous bird species, deer, wild turkeys and squirrels. Occasional howls from distant coyotes and infrequent raccoons. The campsites are located on a hill dominated by tall pines overlooking the east facing property. Secluded, but only a 700 feet from the main residence. Only 1 1/2 miles P.J Hoffmaster's State Park and a 10 minutes ride to Grand Haven State Park/Lake Michigan. Campsites are rustic but we provide camp toilets, a picnic table and a waste container. Fresh water is available at the barn. We also provide a shelter (Gazebo) with picnic tables and a charcoal park grille. A large community fire pit is available with wood provided for a small cost ($5 per bundle - cash or Venmo) by the hosts. A rinse off station has been recently added located next to the barn! When arriving please drive to the end of the driveway towards the last house. The Flipside Acres sign will be on your right side. Drive down the gravel entrance and park where indicated by the red barn. All sites are a short walk from the parking area (500ft) and carts are provided for your use. If needed, we can also provide transportation using our UTV. Tent sites are not accessible by car. We also offer free coffee at the Gazebo near the barn and have recently added a rinse off station as well featuring a limited supply of warm water!

Tired of noisy, crowded campgrounds? We've got you covered! Welcome to our little slice of heaven along the Grand River in Grand Haven, MI. Voted one of the best places to visit in '22 and '23. Our property is at the end of a private road and has been in the family for decades. We fondly refer to it as One Grand Place and we are excited to be sharing it with you. We have 2 parcels of land. Each would be just for you and only you. It's like having your very own private property when you are here. One parcel has only 1 RV site with a cement pad, parallel to the river. Can accommodate 1 RV up to 30' (NO Class A's allowed). 30/50/standard 110 electric and water hookup. Pump out is available for a fee. At the far west end of the property is our second parcel with 1 very large grassy RV site along the river with 30 amp and standard 110 electric and water. RV up to 30' (NO Class A's). Pump out is available for a fee. If you don't have an RV, no problem. Rent our elevated popup RV. There is plenty of room to set up games, fish, play with the kids or the dogs, etc. What's not to like? Property is adjacent to Connor Bayou County Park and surrounded by natural wetlands. So, we are a perfect place to unwind, chill, enjoy fresh air and picture perfect sunsets. Boating, swimming, jet skis, kayaking, paddleboarding, fishing are just a few things to be enjoyed on the water. There's a public boat launch just a couple minute ride and Connor Bayou Park has a kayak specific boat launch. Or, you can also drop a kayak in at the very west end of our property right from shore. Hiking, biking and wildlife/bird/eagle watching are also options. Lake Michigan beaches, various state/county parks, downtown Grand Haven's shops and restaurants are just a short drive away. Holland is about 30 minutes south. PJ Hoffmaster State Park is 25 minutes North. If you are a thrill seeker, Michigan's Adventure Amusement and Waterpark is 40 minutes North in Muskegon. Grand Rapids is 40 minutes to the East. There are also many wineries, distilleries, ciders and craft beer in Southwest Michigan as well as "you pick" blueberries and many festivals in the summer. Bottom line....there is plenty of things to do and see during your visit. You can be as active or as chill as you want to be.

Learn more about this land: We have an 80 acre homestead on a dirt road with clear, flat places to park an RV or vehicle and woods for camping or hiking. You can camp or park in several places around the property and have complete privacy from the house. You’ll need to bring your own drinking water and there are no restrooms available. There is an RV dump station 5 miles north at McCormicks gas station. Feel free to ask questions. We look forward to sharing our beautiful space with you. We are two “young” folks with a budding farm and homestead. We have horses, cows, free range chickens, and a load of barn cats around a 100+ year old barn. You are welcome to respectfully interact with the animals, but be careful of the electric fence! Our rural setting is quiet and peaceful. There is often a herd of deer in the fields at dusk. Yet, we are only ~15 minutes from Lake Michigan and ~30 minutes from Grand Haven or Grand Rapids. The Musketawa Trail is 4 miles directly north.

Whether your just looking for a private camp site or a quick place to safely park and catch some sleep for a few hours. Check out site # 5 thru #7, designated for Van, & RV Lifers, needing a safe place to rest for up to 12 hours. For the campers coming to find some great activity, you found it! From kayaking, canoeing, hiking, tubing, Muskegon river Dragon bike trail. Croton & Hardy Dam are both within minutes. I am also on the M.O.R.E. bike trail. ( Michigan Off Road Expedition ) Within just a few miles from both the White Pine Trail and the NCT. So, if your on a trail, need a break. I got you a spot! 12 Miles from Newaygo, and only a few miles from local dinning and lounges. 6 Miles from Croton dam. Which is one of the most popular drop off spots for tubing, kayaking, canoeing.. 6 miles from Howard City, Where you can hit the White Pine Trail. 3 miles off 131, and just 25 minutes from Big Rapids. If you like camping WITHOUT 200 others, you'll love this. Each site is stocked with wood. this is limited. Additional wood can be purchased, for longer stays, please message in advance. Horseshoe pits, along with community fire pit. Each site has its own fire pit for privacy. With more being added all the time. With Golfer's Putter Pool coming next on the playing field! All sites are a foot ball field from my dwelling. All sites are stocked with a limited amount of wood, daily.
