Learn more about this land: This wooded area is 5 miles away from the Ohiopyle State Park whitewater launch area and GAP bike trail. We are less than 9 miles from Frank Lloyd Wright's Classic Fallingwater and about 8 miles from Kentuck Knob one of the last resident homes he designed (both are open for tours). Fort Necessity National Battlefield is 5 miles away. There are numerous native trout streams in the area. Youghiogheny Reservoir is 7 miles away for fishing, boat rentals, and water-sports. The Fern House is the primary camp cabin on the property in 2024. Although if someone would want to park a "self contained" camper or small RV on the property we would permit the unit to occupy the area in front of the driveway just pass the entrance gate. It is not within the ferns and is next to the road. There is an electrical outlet available at this small RV or van camper site. We are "nice pet" friendly. We have a mountain spring (when the spring is running) up the trail road (450 feet away). The ferns will normally be in full glory by the end of May to the beginning of October and are amazing, covering the forest floor. Deer, bear, wild turkey, fox, chipmunks, squirrels and many woodland birds abound the property especially owls. A picnic table, fire ring and firewood is available on the property. Free WiFi on the property as long as the plant life is not too thick! There is a mile hiking loop right on the property and many challenging trails in the area, including the starting point for the Laurel Highlands Hiking Trail.

The Lakeside Mountain Stream site gives you the option to camp on our 5-acre lake, or camp in Creekside Cedar sites in shade along the banks of Passage Creek, just a very short walk to the lake. The property has 1/2mi of Passage Creek running adjacent to the campsites, as well as, the lake to enjoy. The Creekside Cedar sites are located within a sparse, groomed, Cedar grove along the banks of Passage Creek. These sites are extra large and can accommodate multiple family groups. This Lakeside Mountain Stream site is very secluded, overlooking our 5-acre lake and mountain views in the background. This site also has its own dock and is just a short walk to Passage Creek. An additional seasonal mountain stream cascades behind the site and feeds the lake. Locally, the North end of Fort Valley offers many great hiking trails, trout fishing, rock climbing, horseback riding, and the Elizabeth Furnace day-use park. Taskers Gap OHV/ATV park is a short drive south, and the valley is sandwiched between both forks of the Shenandoah River for those looking to paddle. Additionally, the local towns (Front Royal, Strasburg, Woodstock) offer their own charm and wide range of activities and attractions.

In winter with up to 100 inches of snow, you can ski, snow board, and tube at the near by Wisp Ski Resort or cross country ski at several State parks managed for it during winter. The sites are not far from our barn, and we will leave one tractor bay open for you, just in case it was to rain and you want to use it as shelter. The sites are not perfect level so you will have to level your camper a little. You will have your own fire ring and picnic table, also you will have access to fresh water. You will need a good size water hose if your going to hook up water to your camper from site 1. We have electric hookups that are 20amp Only. There is a clean outhouse but no shower at this time. We are working on making a shower. There is plenty of room for outdoor yard games. You will hear some road noise and we do have neighbors. You will see me and my family out working around and feeding animals at times. The hosts house is not to far from the campsites. This is just a peaceful piece of property on a mini farm to get away and relax and explore Berkeley Springs WV. We are also only 15 minutes to Cacapon River for Kayaking and Swimming. We are also only 15 minutes to the C&O canal for hiking and biking. We do sell firewood for $7.00 that's around 13 pieces of wood. Also Big Goats Ice-Cream & Hotdog Shack is open on the property on certain days. So you can get something to eat in walking distance. This is open to the public, but days and hours are limited. Let it be known you can not see the campsites from the Ice-Cream Shack so you still have your privacy. There is cornhole by the shack that you are welcome to play. There will be more things added to the property in the near future. So come on out to the mountains and be our guest.

The Creekside Cedar sites are located within a sparse, groomed, Cedar grove along the banks of Passage Creek. These sites are extra large and can accommodate multiple family groups. This Lakeside Mountain Stream site is very secluded, overlooking our 5-acre lake and mountain views in the background. This site also has its own dock and is just a short walk to Passage Creek. An additional seasonal mountain stream cascades behind the site and feeds the lake. Locally, the North end of Fort Valley offers many great hiking trails, trout fishing, rock climbing, horseback riding, and the Elizabeth Furnace day-use park. Taskers Gap OHV/ATV park is a short drive south, and the valley is sandwiched between both forks of the Shenandoah River for those looking to paddle. Additionally, the local towns (Front Royal, Strasburg, Woodstock) offer their own charm and wide range of activities and attractions.

Learn more about this land: This wooded area is 5 miles away from the Ohiopyle State Park whitewater launch area and GAP bike trail. We are less than 9 miles from Frank Lloyd Wright's Classic Fallingwater and about 8 miles from Kentuck Knob one of the last resident homes he designed (both are open for tours). Fort Necessity National Battlefield is 5 miles away. There are numerous native trout streams in the area. Youghiogheny Reservoir is 7 miles away for fishing, boat rentals, and water-sports. The Fern House is the primary camp cabin on the property in 2024. Although if someone would want to park a "self contained" camper or small RV on the property we would permit the unit to occupy the area in front of the driveway just pass the entrance gate. It is not within the ferns and is next to the road. There is an electrical outlet available at this small RV or van camper site. We are "nice pet" friendly. We have a mountain spring (when the spring is running) up the trail road (450 feet away). The ferns will normally be in full glory by the end of May to the beginning of October and are amazing, covering the forest floor. Deer, bear, wild turkey, fox, chipmunks, squirrels and many woodland birds abound the property especially owls. A picnic table, fire ring and firewood is available on the property. Free WiFi on the property as long as the plant life is not too thick! There is a mile hiking loop right on the property and many challenging trails in the area, including the starting point for the Laurel Highlands Hiking Trail.
