Party of One is perfect for a solo retreat or just stopping through. This tiny cabin is outfitted with a twin daybed with an ultra comfy memory foam mattress. The cabin is on the far end of the blue Oasis at both the woods and water's edge. There's a picnic table and fire ring at the site. The outhouse is located about 150 feet from the cabin and there's a floating dock about another 100 feet from that to enjoy the water as well as a short walking trail that begins right past the cabin.

Amazing campsite! I definitely did not believe the lake would actually be that blue, but it was stunning in person. Our campsite was well setup, with a couple picnic tables, well developed fire pit, even a private dock with little aluminum boat to putz around the lake! It’s situated with plenty of distance from the other sites around the lake, we felt like we had the whole place to ourselves. Special shoutout- outhouse was so clean and such a pleasant change of pace from most campsite facilities which are so often full of spiders, trash, and unpleasant smells and such. Amber came around with extra firewood in her truck after the sun started to dip, which was excellent timing and we were delighted to have a few more logs to keep the magic going into the night. It’s close enough to dolly sods you can bunk here if you don’t feel like backpacking, and near some of our fav little towns of Thomas and Davis, full of cute restaurants and galleries. We will definitely be back!

Waterfront Cabin at The Oasis
My husband, our dog, and I had a fantastic time at Amber’s property. It was really cool seeing the farm when driving in and the campsite with the cabin was very inviting. Amber popped in to check if we needed anything every once in a while which was great. We enjoyed being disconnected from the rest of the world as well. My absolute favorite part was not wanting to get out of bed in the morning because I was so cozy and wanted to sleep in. Then I popped my head up to look out the window and saw the cows. That got me up out of bed really quickly because it was so much fun to watch them while we sipped on our coffee. We recommend people stay here and we will be returning as well. I have lots of questions I didn’t ask last time because I was soaking it all in. Also, the cows.

Great place. Very secluded. Bathroom was clean. No luck with fishing but not a big deal. Dogs loved being off leash. If you have a dog that loves to find cow poop be prepared. There was no cow poop at site or path to bathroom though. Didn't smell at all.

The site was clean upon arrival and even though the site is right off the road, there is still plenty of land that makes it feel secluded. We came during early spring so the trees were still winterized, but we will definitely be going back during the summer when it’s green and full. The blue lake was beautiful and was amazing for swimming, kayaking, and paddle boarding. Also, the owners are super friendly. We will definitely be visiting again!

My young daughter and I had a fantastic time camping on Amber’s land. The waterfront site was big and open—perfect for pitching our tent. The jungle gym next to the campsite and the hammock helped keep my daughter entertained. The outside wast very well kept and the cleanest one I have ever seen. We look for wed to camping here again!

Property was beautiful, gorgeous place to stay. We stayed at big rock cabin 1 which was exactly what we needed. No frills, just a dry place to throw an air mattress down and sleep. My one complaint would be price. Total price after cleaning & HipCamp fees was around $125 which was steep for how small the cabin was with no amenities. If you’re looking to rough it in the woods with a small roof over your head, this is the place. If you have a tent, I’d recommend taking one of the tent spots to avoid unnecessary costs. Hosts were very pleasant to interact with!

My partner & I tent camped on Amber’s land at the site near the beaver dam! Amber was very kind & came to check on us. Our spot was very quiet & peaceful ~ plus the stars put on a beautiful show at night! We were briefly visited by a cow & enjoyed listening to the birds that flew by. Definitely a Hipcamp worth checking out ~ I would love to return & stay the night in one of the small lodging spots, the property had a lot to explore & much to offer.

Without being too remote, it feels like it. The way the site it situated it feels very private! There is a long gravel drive that feels like you may have missed the turn but it’s actually the way you get in. I was located on tent site 2 and to me tent 1 & 2 are the best! Lots of room to spread out. The grassy knoll is well kept and level the lake is right there. We were a group of 4 women and we met another female solo traveler on site. What I like most about it was it felt very safe and as a new camper that is extremely important to me. I think the host Amber said there are only 8 or 10 sites so no traffic to speak of. A very communal feeling. No WiFi on site but if you venture off site you can pick it up 5 min away. Amber rocks!! Very hospitable and friendly. Two great towns 30 minutes away Deep Creek Lake and Oakland with lots of shops, restaurants, thrift shops and antiques. I look forward to becoming a regular at this site. Oh and did I mention no bugs 🐜

My mom and I loved this cozy cabin site! Amber and her family are so kind and hospitable and we appreciated the clear directions upon arrival. We had everything we needed to fully enjoy the cabin and scenery. Will definitely be back!

Rushing Creek Waterfall Site
Second time staying here. Still had good foliage coverage at the end of September to have a private camp area, although the creek wasn’t as loud (natural white noise!) as it is in the summer. This time there was no firewood provided, but it was better to have dry wood we bought at convenience stores given rain the previous days before we arrived. Close enough to Blackwater Falls State Park and Smokehole Caverns for us as a convenient base for two nights.

Our stay at Bear Run Farms was great! The natural blue water was a highlight. Patience was a must for viewing it at its full potential, considering the time of year and what seemed to be the suns position. Worth the wait. Cows roam free and we weren't surprised to see them near our site while we drank our morning coffee. Clean, tidy land, and Amber, the host, was pleasantly friendly. We didn't have any cell service but that may have been our carrier. Definitely recommend!
