Conveniently located directly off Route 56 and across from the Tye River, yet heavily wooded with hiking access to a stunning private waterfall and stream. Only 1/2 mile upstream from Crabtree Falls and about 5 miles to the 3 Ridges/Priest Mountain trailhead on the AT. Also easy drives to many of our favorites like: St Mary's Wilderness - Blue Mtn Barrel House - Trager Brothers Coffee - Basic Necessities Cafe - Spy Rock - Wintergreen - The Brewing Tree - White Rock Falls - Blue Ridge Parkway - Montebello General Store (public restroom for customers) - Sweet Bliss Bakery - Jefferson & Washington National Forest - Tantivy Lavender Farm and so much more.
This back-country location has multiple tent sites available* with no amenities and very limited to no cell coverage. The waterfall site is no longer available for rustic camping but stay tuned for a glamping option in fall of '26. The camp is secluded on 42 acres of woods and pasture land just outside Waynesboro, VA. The Upper South River is spring fed, and it runs diagonally through the property. Day lease fly fishing is also conducted on the property. Though urban, it is very private and the water is always cool.
The campsite has a fire ring, cooking grates, rotisserie, picnic table and a trash can. It is primitive camping with no outhouse (yet). There are 5 campsites on the property, spaced apart nicely to keep it private. Orkney Springs Outfitters provides lessons and guide services onsite and on surrounding waters from this location. We welcome guests to our charming location 1413 Cold Spings Road, Stuarts Draft, VA. Near Waynesboro. if you want to come during off season, contact us, perhaps we can host you. We are in a rural area, near a town, and on a lovely scenic road with no streetlight or stop lights. Near the Blue Ridge hills, Appalachian trail, Sherando Lake, several camp grounds, South River, many streams and some national forest.
We once had a large group of permaculture students that was very satisfied. We are developing in 2025 Lots of open here so campfires are ok.
We have space for a motorhome to 20 feet, with electric, and space for small RVs, tent, or trailer One place is great for a hammock between trees. Paul's place is perfect tent or rv camping if you need no or few amenities. The ground is flat allowing for easy driving access for any size rig. We stayed in the back corner in our Scamp 13 and had plenty of privacy. The location is only minutes from the Food Lion in Stuarts Draft and just a short drive to nearly unlimited amenities in Waynesboro. If you are considering a move to the area, a plus is that Paul is a Realtor with a focus on helping buyers find rural property. He has a real interest in permaculture and small homesteading/hobby farm type properties and he knows the area.

I cannot recommend camping at Darby Farm enough. Robin and family were amazing and went above and beyond to make sure I had a wonderful stay. I loved being right in the middle of all of the animals. Speaking of which, I also highly recommend the farm tour add-on, as well as any of the meal add-ons. Robin’s daughter gave me the most wonderful, hands-on tour of the farm and meet-and-greet with the horses, goats, cats, dogs, chickens, ducks, geese, guineas, and turkeys. And the farm-to-table dinner Robin prepared was absolutely delicious and so elegant. I can’t wait to go back to Charlottesville and stay here again!

when it comes to camping with kids i try to find places that can entertain them the whole time and this site met the expectations! the farm was so cute and lovely, the kids loved being able to play on the playground and were obsessed with all the animals which were all super friendly (especially the cats). the site feels far away from everything, but a grocery store is less than 10 min away. the hosts and her children were all very friendly and helpful. Apryl was attentive to any of our needs we really enjoyed our stay. i definitely recommend this site for children/ families!

Robin is a super gracious and welcoming host. Her home and sites are located in a beautiful part of Virginia. We arrived early and had choice of the sites. We chose the most remote and private site of the three that were available. We had a small corner of the farm back by the chickens, horses and goats. The sites are not that far apart and on the small size, but they still felt adequately private. It’s just right for a short stay. There are many wineries and tap rooms in the area, in addition to parks and hiking trails. The morning we left Robin came to say goodbye and treated us to some delicious pumpkin bread that her daughter makes and sells on her IG. Check them out at Derby Farms. Thank you, Robin. It was our pleasure.

The site is located in a quiet, beautiful and spacious valley livened up just enough by the sounds of her geese, ducks, chickens and goats, with happily, no rooster.

Group trip
We hosted a 7-person retreat here and it was absolutely magical. The property feels like a sanctuary—hammocks by the waterfall, butterflies everywhere, and plenty of space to do powerful, grounding work in nature. A short hike up the falls is well worth it, and you can even catch glimpses of Crabtree Falls from part of the land.
It’s also easy to slip away to quiet spots along the Tye River for peaceful reflection. The lack of cell service turned out to be a gift, allowing everyone to be fully present and unplugged.
We can’t wait to come back and see how the space continues to grow after construction—it’s already such a special place. Highly recommend for anyone seeking rest, connection, or a nature-based retreat!
