The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall! Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future. Portions of the historic Three Chopt Trail, a Native American trail, run through a large portion of the county. The trail was marked by three hatchet chops in trees to show the way. The modern-day U.S. Route 250 roughly follows this route from Richmond to Charlottesville. Learn more about this land: In the heartland of Goochland where you can see deer from far and wide. Come pitch a tent in this gorgeous three acres of lush green Forestry surrounded and nature. Start your day listening to birds chirping, with the smell of fresh Virginia Air. Not too far at the shops from Short Pump Mall, we're dining and Cinema is superb. Only 30 minutes away from Charlottesville world's famous Carter's Mountain orchard, and Thomas Jefferson's Monticello mansion. Theres also a 15 min away grocery store Food Lion, Chinese restaurant a Subway or Hardee's a gas station. Hi, I have 3 acres of land I do live on my land. I have a goats and chickens you can walk up and see. Along the woods are blackberries in the months of June and July your more than welcome to pick. There's also a park down the road 8 mins called Leakes Mill Park it's 176 acres for bike trails with a playground and soccer field. And if you're looking for a park with playground and a dog run and a baseball field and walking trails that one is about 15 minutes down the road and it's called Hidden Rock Park.

Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others. The Blue Ridge Mountains, Skyline Drive, Shenandoah National Park, the University of Virginia and downtown Charlottesville are within 30 minutes. Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We enjoyed being unplugged from tech and fully immersed in nature. The yurt is nestled in the woods away from the main building and other tent sites so there's plenty of privacy and quiet. There's an opening in the trees above where a myriad of stars can be admired from the deck. I recommend opening the windows of the yurt to let in the sunlight and allow air to flow through the space. It was convenient to use the grill for cooking and the dinnerware for our meals. There is only one pot to cook in so if you need additional cookware, I would recommend bringing what you need as well as a sharp knife, peeler and can opener.

The site was spectacular. We booked the full site (cabin + tent) and it was very spacious and beautiful. River access was straightforward, though via a short but steep hill. The only downside was the morning trains, as others have mentioned. Both toilet facilities were fine, but the port-a-potty was better. The cabin lighting didn’t work, which wasn’t an issue for our group since we were all tent camping anyway, but something to be aware of if you were in need of it. JJ was very responsive to requests around arrival and departure time.

Kerwin and his family saved my son's 16th birthday celebration. We made a reservation for tent style accommodations for the evening but when we arrived, it was FAR from what was advertised. We had to scramble to find somewhere else and Kerwin responded immediately to my almost 8pm request to book and answered his phone when I panic called. (This was literally 10 minutes after I requested to book, and he said he was right in the middle.of texting me back. The RELIEF I felt in that moment is indescribable) Kerwin and family are the sweetest and I cannot explain how grateful I am for their hospitality. The home was immaculate when we arrived and waking up to a field of cows and 2 of the cutest donkeys ive ever seen was amazing. The property, the people, the vibe, the atmosphere- its all perfect! Unfortunately we had to leave before we could meet Kerwin or his other farm animal family members in person,but we will absolutely be back! Maybe even to get married at their stunning wedding venue!!!! 100% perfect. Book it, youll regret it if you dont!

First off the vibe when you arrive is amazing. You are greeted by a hug from Amy as soon as you arrive. It was like you had been on vacation and had made it home. You felt welcome and appreciated. You didn't meet a stranger everyone was hanging out swapping stories and it was amazing to meet so many different people. The food, trails, view etc was a fresh breath of air. Something that was needed but you received way more than you thought you needed. I left relaxed calm mellowed and renewed. Only bad complaint I can say was it was so hard and so sad to leave the farm and Amy and her crew. Felt like leaving family. I will definitely be back soon and bringing others that could get alot out of this place! Great job to Amy, her husband, her dad, her dogs, and the crew behind the scenes yall rock!! 👏 Peace and love it was amazing coexisiting with you guys!

Shireton was very quiet throughout the stay. It was a surprise to see such amazing craftsmanship and detail that went into the house. The décor was pinpoint accuracy as if you stepped right in to Middle Earth. The bow and arrows provided were spot on accurate hitting the target with every release. We loved the floor plan and setup especially the Murphy bed and door. The huge copper tub is excellent for relaxing bath. Everything was simple and not complicated. The instructions provided were detailed and easy to follow. There were no lights (other than house) to interfere with the stargazing. This is the perfect place to escape from the madness and experience peace and quiet. The house is a short drive from Scottsville, VA which is rich with history. We did visit a few vineyards one of which was Hardware Hills Vineyards approx 20 min away It was a very warm and inviting place from the staff to the two dogs Sam and Lucy. Overall, I would highly recommend Shireton to anyone that wants to try something different or go on an adventure there and back again. Looking forward to book another trip, maybe during the colder months just because it seems as though I should. All we have to decide is what to do with the time that is given us. Thank you, Jessica and Mat, for not only hosting but more importantly sharing this experience with us. Well done.

With views over the ocean of trees and town below, we offer three private and very comfy Glamping Cabins. Each of them provides a terrific place to experience the outdoors in comfort. We make it easy and fun to experience nature. Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others. The Blue Ridge Mountains, Skyline Drive, Shenandoah National Park, the University of Virginia and downtown Charlottesville are within 30 minutes. It’s just an hour to Richmond or Harrisonburg and less than two to Washington, DC, or 3 to We are very COVID-conscious! Friendly and well-behaved dogs are welcome but we have pet rules out of necessity. Prior to making your reservation, please email us and tell us about your dog, describing their breed, size, temperament, owners ability to control dog, confirm that dog will be leashed and under your control at all times and that all vaccinations and flea/tick meds are up to date. The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall! Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. There is also ample space for setting up a tent outside of the tiny house and some campers have even managed to pull a small 8x10 trailer into the campsite.  Take advantage of access to a private fire pit during your stay. There is also a stove in the cabin to keep you warm. The outhouse features a pit toilet.  Additional details to note Early check-in or late checkout can be managed on a case by case note, depending on whether or not the campsite has other reservations. Pets are allowed. Whisper Creek was founded in 1999. It has been the gathering place for many great friends and camping adventures. WC can hardly be camping, more like Glamping! This is a very private and quiet location. You can settle in knowing that this listing includes a covered picnic area. Which has counter space for food prep and cooking that includes a small sink. But remember, it’s camping so you’ll need to come prepared with a camp stove for cooking, although I do have charcoal and propane grill’s at the picnic area. Fire pit for awesome evening camp fires with free split firewood on hand. All I ask is that you burn it like you split and stacked it. You can gather and relax under the covered picnic area for dinner preparation and/or lounging. We are located within an hour from Wintergreen, numerous wineries, craft beer locations and numerous hiking destinations. Harmony Hut has fresh linens but please bring sleeping bags and/or sheets for the screened in bunkhouse. River access to the James River is a short drive to Howardsville. There you will also find a General Store which offers you the basics, such as Beer, Wine, Ice and a few grocery items. They make the best homemade sandwiches and grilled burgers. Direct river access can be provided via special request. I can also provide shuttling services. But this needs to be mentioned well before your stay as I don't live up there year around.

Staying at Walnut Cabin offers peace and nature connection. Located on a 7 acre homestead near the Blueridge Parkway, Appalachian Trail and Lynchburg, VA. The cabin is located on an old apple orchard and budding homestead. It is off-grid and powered by solar. It is a short walk from the parking area (75 steps uphill). The cabin is one room with a kitchenette, hot outdoor shower, and outdoor compost toilet. The cabin can sleep up to three people with a queen bed, futon, and pullout couch. The kitchen includes a gas range, mini fridge, a sink with running water, and basic kitchen cook wear. A propane heater is available for extra warmth on a chilly night. A shelf equipped with books and board games. A propane grill sits on the front porch, and a fire pit out front. The hot outdoor shower and compost toilet are 25 steps from the front door tucked into the tree line. The pond sits in front of the cabin, a picnic table sets by the edge. We love living simply, and immersed in nature, and have designed the space for others who also share this passion. We often see deer, turkey, bear, fox, and coyote. Maybe you will too! You will love reading your book by the pond while listening to the frog chorus, and taking your evening shower while gazing upon the ancient oaks. Our location is 15 minutes from the Appalachian Trail and James River access. The Jefferson Washington National Forest is nearby and offers opportunities for visiting waterfalls, hiking, mountain biking, climbing, and paddling. Downtown Lynchburg is 20 minutes away with great restaurants, farmers markets and shopping. We are a growing homestead. We are planting fruits trees, cultivating shiitake mushrooms, raising ducks and tending gardens here and have farm fresh products that are seasonally available to guests just ask! The home sits on two acres with plenty of room to have fun in the yard or oversized patio. Our home was built in 1959 and has some character to it! Is a ranch cottage home with a basement. The home Includes: 4 bedrooms, 1 bonus room, 2 full bathrooms, main level family room, kitchen, dining room, basement family room, and laundry room. There is no master suite or master bathroom. All bedrooms have similar square footage. Three of the bedrooms have queen beds, one bedroom has a pair of twin beds, and a bonus room with a pair of twin beds. Amenities include: fully equipped kitchen, free fiber wifi, flat screen streaming TVs, private furnished patio, linens, towels, private driveway, and more. One of the bathrooms has a stand up shower. The second bathroom has a shower/tub combination. Each bathroom includes towels, hair dryer, hand soap, shampoo and conditioner. It's an older remodeled home so please keep in mind the bathrooms are still small. The basement is a great place to play games, hang out and enjoy a cold beverage. The basement has an air hockey table for some competitive fun! The patio off the back of the basement has a table and chairs. And off to the side of the house is a large gathering spot with seating, large dining table, string lights, and fire pit. This location is a perfect spot to play corn hole, cook s'mores, and hangout around the fire pit. Enjoy! Main level: Family Room, Kitchen, Dinette, Dining room with sitting nook, Bedroom 1 (Queen), Bedroom 2 (Queen), Bathroom (Stand Up Shower), and Bedroom 3 (2 Twins), Basement: Bedroom 4 (Queen), Bathroom (tub/shower connected to Bedroom 4), Family Room (air hockey table), Bonus Room (2 Twins) Guest access * Self check-in with keypad * Only park on the driveway and covered carport Other things to note Time to Wine Down was a fun project for us. The home is completely renovated and we tried our best to use all the space. The steps leading down to the basement have a low clearance. Please mind your head when you are walking up and down. The basement does have a drop down ceiling ranging from 7' to 6.5'. One of the queen bedrooms in the basement has no central air. We do have a heater that warms up the room nicely. In the summer it does stay nice and cool. We have a fan available for that room. * 2 pack n' plays available please bring your own sheets * High chair is available and located in the laundry room. Toys and books are in the twin bedroom on the main level. Puzzles located in the TV stand in the family room. Library is located in the basement. * Firewood and charcoal are not included. We provide each bathroom plenty of fluffy towels. In the basement you’ll find the second living room with a TV, games, and a mini foosball table for late night fun. Sip your morning coffee on the front or back porch over looking four acres, where you’ll find cozy seating to start your day with the sounds of the country. There are roosters at the local farm, goats next door, and horses only a few doors down. Please don’t be alarmed if you hear the local hunt club on some Saturday afternoons. We use Minut, an Airbnb-approved noise, crowd, and occupancy monitoring device. Minut automatically sends occupancy and noise alerts if indoor or outdoor thresholds are too high. Approximately 30% of the rental revenue time is given towards local charities and non-profits throughout Virginia. This home has been a respite for many pastors, ministries, and non-profit partners.
