This is one of the most beautiful places to live or visit in Vermont.
My home for the past 40 years is right next to a stunning waterfall and brook.
I love sharing this space with others. I have 3 separate campsites, each with their own pathways and privacy from each other.
Your visit here will allow you many choices of ways to relax.
My land abuts the 700 acres of school property behind me and I have trail and path access right from my yard to many miles of an old road bed for walking, biking, hiking, or exploring the length of the brook.
There is a waterfall across the street.
At least 5 different swimming holes and the water is cold and refreshing!
I am 20 minutes from the state capital, Montpelier, Vt.
You have access to my delicious pure clean spring water from the hose.
There is a pizza/restaurant/bar in my town just 6 minutes away.

Over 200 years ago, our ancestors established the Peck Farm to sustain their families and build a community. Eight generations later, we strive towards the same goals. Our farm is conserved through Vermont Land Trust and is an active farm featuring cropland, maple sugar woods, and apple orchard.Learn more about this land:Your camp site is a flat mowed lawn next to our orchard irrigation pond. The pond is fed via solar pump which is located in the wetland cow pasture just beyond the site. The camp site is situated between 2 woods a wetland and our pick your own apple orchard. A variety of bird species can be seen and heard throughout the day and in the evening. The area is a well used animal transition zone with deer, black bear, bobcats, turkey and many others. A fire pit is available, swimming in the pond is allowed. There is a traditional 2-hole outhouse 600ft from the campsite. Power hookup for charging is available on the property as well. Fall campers will have full access to our corn maze, apples, apple cider, cider donuts, dry hard cider and hay rides. The site is 6.5 miles from the capitol of Montpelier. Our town forest featuring miles of hiking trails is located just one mile from the site. Our parking area is often used by bikers and walkers for convenient parking.

The Orchard House at Peck Farm Orchard is the building where we serve our customers during our orchard season September through October. The property is located on a dirt road in rural Vermont and is surrounded by conserved land in current farm use.
Please note: This property has been repurposed for the very special event of the full eclipse April 8th, 2024. Travel and weather in Vermont in April can be like summer, like winter, something in between and all of it in one day. Please pack and plan accordingly.
Spring(March-May) travel can be very muddy. The building is made of rough cut wood from our farm property and features a cook stove, power, refrigerator and access to an outdoor fire circle. The floor is concrete so an air mattress or better yet a cot is recommended. Is you plan on using the wood cook stove please let us know. While the cookstove can provide some heat and the ability to cook it does not heat the whole building very well. There are outlets for use in the building. There is one string of plug in lights, no other lighting is installed. A traditional outhouse is located just 50 yards from the Orchard House. Drinkable well water is available upon request with 24 hours notice. 2 miles from the Orchard House is a small cooperative country store with food supplies. The Peck Farm Orchard is located on a beautiful 4 mile loop frequently used by runners and walkers. There is easy access to local hiking trails and snowmobile/skiing trails. The orchard and parking area is located on 18 acres with access to trails spanning more than a thousand acres.

This pristine and remote half acre of paradise is nestled between three hard and soft wooded lots set on the farther side of Peacham's Hidden Gem of Martin's Pond. The pond, which houses a Loon sanctuary, is situated on the back side of the expansive Groton State Forest, underneath the Looming Beauty of Devil's Hill. Remote Camping at its finest, campers will have access to a rustic out house and solar shower, as well as the clean waters of the pond for their use. Two Kayaks, with paddles and adult life vests are available for use on-site. Life jackets must be worn at all times. Please message for details. A small Shed on property can be accessed if dry storage space is needed. Firewood (one bundle & kindling) and fire pit will be provided. If you would like additional firewood during your stay, please use the "add-on" feature and select how many bundles of wood you would like. Pets are also welcome, but please review the pet-deposit under "add-ons." Campers are expected to bring their own accommodations: Tent, Sleeping Bag, pad, cooking stove/ fuel, etc. For bikers and backpackers, the extensive back roads of Peacham, VT as well as the hiking of Devil's Hill and other parts of Groton State Forrest should provide ample space for discovery. Not to mention the pond itself for boating enthusiasts. Currently, power and cell service are non existent on the property. Quiet camping generators are not discouraged so long as they are not in use during quiet hours. Just remember that Cell service is SEVERELY limited and you're encouraged to download any media prior to arrival. If at any time you need our assistance the closest signal is the interstate. We live on 52 wooded acres in a natural area surrounded by lakes and ponds just 14 miles north of Montpelier VT. We are located on the Green Mountain Gravel Growler bike packing trail and 7 miles south of the Lamoille Valley Rail Trail. We have lots of hiking , biking, boating and swimming opportunities nearby. Our amenity's include a bath house and laundry. We have two 30 amp RV sites with full hook ups and 4 tent/small RV non electric sites. We are 100% solar powered and have good WIFI but no cell service. We cater to small quiet groups who can enjoy our peaceful setting. If your are bike packing and our sites are booked just text or stop in we will accommodate you.
The campground is located along our town road and the sites are 50 - 100 feet apart along our driveway. This is not a wilderness experience you will have neighbors, including us.
We are a family friendly, non smoking campground. We are open early May till late October. Pets on leashes are OK. Quiet time is all the time :~). 12 and under free, no Generators.

Socks Family Farm comprises 30 acres, high in the hills of Cabot VT. We book only one reservation at a time, to give our guests a unique, private experience. Campers can choose from a wide open site with a view of the mountains, or a secluded site in the woods, with the babbling year-round brook in the background. The fields are meadowland, where we pasture our animals, cut hay, and enjoy the company of a diverse cohort of grasses, flowers, insects, and birds. On clear nights, the stars are lovely, and you'll be treated to the breathtaking sweep of the Milky Way. During the day, you can linger in the gardens, visit the sheep and chickens, wade in the pond, hike in the woods, walk the lovely dirt roads, or head out on your bike. If you're ready to range further, we're a short drive to hiking, paddling, fishing, swimming, epic mountain biking, quaint eateries, microbreweries, and more. St Johnsbury and Montpelier are the closest cities (25 and 35 minutes). Burlington is 1.25 hours, and Montreal is 2.5 hours.
We moved to this land in 2007 with our two small children, and began developing a homestead. Over time, we built 2 greenhouses, a large equipment shed, planted and fenced an orchard and berry garden, a large vegetable patch, made several flower gardens, set up systems for pasturing sheep and chickens, planted native shrubs and trees, and completely renovated the farmhouse. We practice organic regenerative agriculture and landscaping, with a deep commitment to strengthening and diversifying ecological systems. We offer free farm tours, and those who want to help and learn are welcome. We love the beauty of this land, and look forward to sharing it with you.

Lots of space in the common barn area for group lesson, or set up a spot and enjoy all by yourself!
Cabot has lots to offer for day trips, be it water sports, rail trail on bikes or walking, music, and cultural events, or purchasing fresh milk, beef, eggs, apples,
cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour
drive in any direction.
A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.
Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected! See you soon!

Surrounded on three sides by two brooks and the Dog River, our property covers a bit more than one acre in size. It is situated on a residential road in Riverton (or West Berlin), VT, near route 12, just six miles south of Montpelier, and four miles north of Northfield. So it's rural, but still very close to grocery shopping and laundromat. We have electrical hook-up available. From mid-July through late October, there is WIFI available although the signal is not strong up by the electrical hook-up. It's strongest towards the river.
Mountain bike trails are close by. Boyer State Forest is two miles away (for hiking and biking). Norwich University, five miles away in Northfield, has hiking and biking trails. Ellie's Farm Market (one mile distance) has local organic produce in season as well as local cheese and maple products.
NOTE: Previous campers have suggested that future campers NOT use Crosstown Road to get here, no matter what your GPS says. One weather event makes it VERY unfriendly to RV's.

Beautiful location- with lovely landscaping and lots of spots to choose from. Nicely appointed bath house and kitchen area if needed. Took advantage of the massage therapy after a long trip from NC and was wonderful. Sandy is an excellent host. She showed us around the gorgeous hoop houses and is very knowledgeable about various plants and appreciated the time she took to answer questions. She has great suggestions on places to visit- and property is great location to visit white mountains and many of the picturesque Vermont towns. Highly recommend!!

We absolutely love our stays at Woodbury Meadows. This is our second time there. Everything about this HIP camp is ideal for us - spacious, quite site, canopy, picnic table, sink (!), BBQ grill, views, wifi. The shower and toilet facilities are impeccable. The area is truly a "Shangri-La" - dirt roads galore to ride our gravel bikes - with lots of little lakes and ponds along the way. Enough hills to challenge us, haha. The Maple Corners store and Whammy Bar are special treats. And of course the hosts Jon and Ann were very welcoming, friendly, helpful.

This little spot has the most epic view of Camel’s Hump! I was in love for the short time I stayed. Tami was super accommodating on short notice when I couldn’t find a place to stay on a busy Friday night during my Vermont road trip. Yes, it is in her backyard but it is elevated above the rest of the yard and feels quite private, with a barrier of greenery on both sides. The neighbors are quite a ways away. I hope to come back soon!

Owner was very friendly and upfront with what was expected of the guest. The site itself was very nice and you could hear the waterfall from the tent which was across the street and about 50 feet in the woods. The trail was nice and it was very relaxing. It is a definite saved site for future visits.
