This property overlooking the beautiful Connecticut river (no access to) has two cabins to choose from, one sleeps two people and the other can accommodate three.
The property is such a peaceful spot!
We have a rustic outhouse, and showers can be taken in the main farmhouse on the property if you would like, available Monday thru Saturday from 8am to 9am.
So that means Sundays are not available or evenings.
The cabin is outfitted with a comfy bed, fridge, and microwave and coffee maker.
We sell firewood to sit around a cozy campfire at night and stargaze! You can even purchase a S'mores package as well!
Enjoy a cup of coffee in the mornings and listen to the birds. Bottled water is included as well and placed in your fridge upon arrival. Potable water also easily accessible.
We will do our best to make you feel at home away from home. In a way that is never intrusive, we respect your privacy. Come and unwind with nature all around you.
We are very pet friendly! And ask that all dogs are on a leash while outside. Also, pets are not to be left in the cabins unattended at any time.
So, with all that said get yourself and your pets here and enjoy a cup of coffee in the morning on your deck looking out to the river. Don't set an alarm, the loons or geese may wake you first! Listen to the birds and relax! And if luck is with you, you might spot a bald eagle!
Want to play with goats? We have them! Come say hi to Sam and Frodo!
Fresh eggs are available for sale and you can even say hi to the chickens on site! $5.00 a dozen!!
Hiking trails are nearby including Groton State Forest, hiking near Willoughby Lake is only about 45 minutes away and is worth the trip! Come experience the green mountains and we are not far from the White mountains of NH.

It is here that we run Roots School, a wilderness earth skills school, instructing adults and youth alike.
The land has over a half a mile of river frontage and several streams, a beautiful varied forest, rambling topography, and plenty of wildlife. Many lessons in tracking may be found as whitetails, moose, black bear, fishers, bobcats, porcupine, coyotes, foxes, mink, ermine, snowshoe hare, wild turkey, and ruffled grouse, are seen and tracked. Often times we are also lucky enough to catch a hawk circling the pasture and to hear the barred owls calls in the darkness of night. The diversity of plants, trees, and animals make this an ideal place to study and grow, or simply hang out in and experience.

You will be camping at our cloud 9 campsite which private and peaceful! The site is located behind many large pine trees in the upper part of the field across from our house which is hidden and cannot be viewed from the campsite. You can connect with wifi at the wifi sign near the beginning of the campsite road. We have a few hiking trails on Blood brook road one of which you can walk to from our home and it’s only a very short distance away. We are located 3 miles from Lake Fairlee Public beach also known as Treasure Island so bring your swimsuit! We are also within 5 minutes of the Lake Fairlee boat launch so feel free to bring your canoe or kayak and enjoy a paddle around our beautiful lake. We enjoy hosting both families and large groups looking for a place to unwind.

Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.
Please check the calendar for available dates.
Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.
A note regarding electric vehicles (EV):
If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.
If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

The pond, which houses a Loon sanctuary, is situated on the back side of the expansive Groton State Forest, underneath the Looming Beauty of Devil's Hill. Remote Camping at its finest, campers will have access to a rustic out house and solar shower, as well as the clean waters of the pond for their use. Two Kayaks, with paddles and adult life vests are available for use on-site. Life jackets must be worn at all times. Please message for details. A small Shed on property can be accessed if dry storage space is needed. Firewood (one bundle & kindling) and fire pit will be provided. If you would like additional firewood during your stay, please use the "add-on" feature and select how many bundles of wood you would like. Pets are also welcome, but please review the pet-deposit under "add-ons." Campers are expected to bring their own accommodations: Tent, Sleeping Bag, pad, cooking stove/ fuel, etc. For bikers and backpackers, the extensive back roads of Peacham, VT as well as the hiking of Devil's Hill and other parts of Groton State Forrest should provide ample space for discovery. Not to mention the pond itself for boating enthusiasts. Currently, power and cell service are non existent on the property. Quiet camping generators are not discouraged so long as they are not in use during quiet hours. Just remember that Cell service is SEVERELY limited and you're encouraged to download any media prior to arrival. If at any time you need our assistance the closest signal is the interstate. The SiloSide barn and homestead is better known around town as the "Old Somers Farm" in reference to the day when the barn housed 60 head of cows. The farm was a part of the Cabot Creamery Cooperative, and closed this era in the late 1980s. Prior to being a dairy farm consisting of over 500 acres, the property served as a tavern, inn, tannery, and has always been a traditional, well-loved farmhouse. Our farmhouse was built in 1785, and the barn built around the 1830s and expanded in 1941. The soil here is rich, and the forest full of wildlife. We've named our home "SiloSide" as tribute to the magic we feel on the non-road facing, silo-side of the barn, where you'll be camping.

My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Also, we have 2 barn cats and the toilet really is an outhouse with an old quarter pipe as its roof.

We thoroughly enjoyed our time here! Two adults and one little pup with this spectacular site all to ourselves. The stream was magical, complete with a mini waterfall!! We even did a polar plunge (yes, the water was FREEZING in April). Lots of room to spread out, and even if there was someone camped at the next site, there would have been tons of privacy. Priscilla reached out to check on us after check in, and after our stay. Perfect hosts.

What an incredible place! We were completely charmed by this campsite and the warm welcome we received. The owner was very kind, and we had everything we needed: extremely clean toilets, peace and quiet, access to the river, and thoughtful little touches that made all the difference. The owner clearly cares about doing things right, with electrical outlets in several spots, small lights to illuminate the paths, and even a small pile of kindling in the fire pit to help us get a fire started. I gladly recommend this spot!

Scott was amazing, super helpful and informative. Property is also awesome, with tons of character and built in activities. I was camping with my 14 yo son, so he’s a bit too cool to be bothered with things like the scavenger hunt, but I’m sure less jaded/younger kids would have a blast. Finding the sunrise tent in the dark was really awesome and I stumbled across the light up buddhas on the way. I would suggest it.

The river that runs by really gives you a good sense of nature and privacy. I loved falling asleep to those sounds. I came up from Somerville MA just for this experience and it delivered. The wood stove was super easy to use! The fire started quickly, and warmed up the cabin very quickly! Perfect amount of space for three people to stay, although 4 folks would fit comfortably as well! We liked that the loft was carpeted. The burner and fridge were great to have. Special shout out to the bell on the outside of the cabin, it was a delightful addition to the aesthetic.
