Leaf peeping is such a treat around the cabin. Blackberries and fiddleheads on the property! In the fall, feel free to collect crab apples from our 100+ year old former orchard. *When in season. Bring your rod or nets for trout and crawfish from the river. Bonus ideas: pool noodles or a pool floaty and some rope to relax in the current.

A great choice for a beautiful & memorable experience close to nature in rustic comfort. Five unique accommodations. Three comfy cabins. Two "canvas condos" for your "glamping" pleasure. Connect with nature and gather in peace at our sprawling sustainable farm location. Memories go home with you forever after. Our two glamping tent sites are entirely set up and waiting for you with either full or queen size beds made up with soft plushy linens. This is not a campground. We do not rent campsites for setting up tents or RV parking. We host a small number of guests. You will have access to the Cantina which is a fully equipped kitchen cabin. There are tables for dining and a shared campfire ring with relaxing Adirondack chairs and lots of firewood. There is also a large shared barbecue grill. Shared access to the full bath in our main farm building, Harmony House, serves as the primary facilities available. The property is 100 acres large. Each of the glamping sites includes a fluffy queen or full size bed all freshly made up for you with soft linens, comforters. They are securely perched inside a raised tent platform and wood frame that is fully screened in above the ground with latching door. Each has a deck and lounge chairs. The tents are large canvas cabins. All four sides can be completely rolled up for a wide open, screened in and close-to-nature glamping experience. Relax in peace. Fall asleep to the Bard Owls conversing in the trees. Awaken to nature's symphony of singing birds. Gaze out south at the green rolling pasture below and the beautiful mountains and landscapes of Vermont.

HIKING
Take a hike through our woods or access the thousands of acres adjacent to our property. You will see waterfalls, streams, birds, tracks from the wildlife, and beautiful views. Plenty of places to dip into the cool water when you need to cool off! Walk or drive down to either of 2 covered bridges and see the craftmanship that enables them to continue to be used today! Access the Long Trail at multiple locations within a few miles.
BIKING
Bike the back roads of the area—wooded areas, windy or flat terrain, beautiful views, plenty of spots to rest beside a flowing stream. Or, access the Lamoille Valley Rail Trail (93+ miles of non-motorized riding/walking on a converted and maintained railway bed).
FISHING/HUNTING
In the mountains we have streams, brooks, and rivers. There are many hotspots for fishing—lots of brook trout! No matter the rod you use, there are many places to try your skills. A fishing/hunting license is needed.
CANOE, KAYAK, TUBE
Got your own? Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Looking for another option to the river? The Belvidere Pond is down the road and offers a peaceful place to paddle around surrounded by the mountains.
MAPLE SYRUP/SUGARBUSH
Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home!
WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS
Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys!

Camp sites include flat area, fire ring. Electricity and water at 2 sites. 1 site has a poured concrete pad -- perfect for a camper/RV. The other sites (grassy) can accomodate a camper/RV or tents. Please be prepared to provide your own camping toilet and pack out your trash. If you bring your dog(s), please clean up after them and have "control" as the dirt road is fully in view of the sites. (ATVs (on the trail) and a few vehicles do use the road.)

This off the grid cozy family owned cabin is located in the town of Sunderland, Vermont. Surrounded by hundreds of acres of national forest, campers can enjoy the sounds of a swift stream flowing nearby, birds chirping in trees, and the rustling of leaves and branches in the breeze.
This mountainous area has a rich array of wildlife, meadows, trails, and only a few miles away from the Battenkill River, a tributary of the Hudson River of New York. Once inside you’ll find a small kitchen and dining area complete with a wood burning stove for those cool Vermont nights.
The sleeping area offers four generously-sized bunks, a loft area, and a queen futon.
Enjoy the peace of nature with a cup of coffee on the porch, but don’t forget to cap off the night with smores around the fire pit!
Access to Vermont’s Long Trail System is nearby, with its 272 mile footpath and 166miles of side trails. This offers endless hiking opportunities for the day-hiker, weekend overnighter and extended backpacker. The Long Trail follows the main ridge of the Green Mountains from the Massachusetts-Vermont state line to the Canadian border, crossing Vermont’s highest peaks.
As for the daily adventures, take a drive to surrounding ski resorts, including Bromley Mountain being just 15 miles from the property, where you can enjoy various activities year-round. Take a 10 minute drive to visit Mount Equinox Skyline drive where you’ll take in incredible views.
Just past Mount Equinox is The Village of Manchester, which is home to the famed Equinox Resort and Spa. In Manchester, guests can enjoy everything from shopping & dining to outdoor classes for ATV driving and fly fishing!

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. If you prefer a roof over your head, check Fox Farm Cottage @ Fox Farm. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water.
Currently there are two areas available to campers; The Pine Forest and the Council of the Elders.
The Pine Forest is a shaded circular area that is very spiritual and quiet.
There are currently 3 camp sites in the Pine Forest.
The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders.
I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs.
Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making.
In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe.
Some come for privacy and solitude, which has not been an issue thus far.
All in all the energy is upbeat and folks make friends along the way- me too!
Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do.
For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail.
The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience.
Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Our land is quiet, off the beaten path, and brimming with beautiful views of mountains, hills, valleys with winding creeks.

Recently we have added the winter season for the adventurous Clamping crowd. The cottage is very private, with alpacas nearby. Leaf peeping is such a treat around the cabin. Blackberries and fiddleheads on the property! In the fall, feel free to collect crab apples from our 100+ year old former orchard. *When in season. A great choice for a beautiful & memorable experience close to nature in rustic comfort. Five unique accommodations. Three comfy cabins. Two "canvas condos" for your "glamping" pleasure. Access the Long Trail at multiple locations within a few miles.

Bike the back roads of the area—wooded areas, windy or flat terrain, beautiful views, plenty of spots to rest beside a flowing stream. Or, access the Lamoille Valley Rail Trail (93+ miles of non-motorized riding/walking on a converted and maintained railway bed).
FISHING/HUNTING
In the mountains we have streams, brooks, and rivers. There are many hotspots for fishing—lots of brook trout! No matter the rod you use, there are many places to try your skills. A fishing/hunting license is needed.
CANOE, KAYAK, TUBE
Got your own? Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Looking for another option to the river? The Belvidere Pond is down the road and offers a peaceful place to paddle around surrounded by the mountains.
MAPLE SYRUP/SUGARBUSH
Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home!
WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS
Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys!

Please be prepared to provide your own camping toilet and pack out your trash. If you bring your dog(s), please clean up after them and have "control" as the dirt road is fully in view of the sites. (ATVs (on the trail) and a few vehicles do use the road.)

This mountainous area has a rich array of wildlife, meadows, trails, and only a few miles away from the Battenkill River, a tributary of the Hudson River of New York. Once inside you’ll find a small kitchen and dining area complete with a wood burning stove for those cool Vermont nights.
The sleeping area offers four generously-sized bunks, a loft area, and a queen futon.

Access to Vermont’s Long Trail System is nearby, with its 272 mile footpath and 166miles of side trails. This offers endless hiking opportunities for the day-hiker, weekend overnighter and extended backpacker. The Long Trail follows the main ridge of the Green Mountains from the Massachusetts-Vermont state line to the Canadian border, crossing Vermont’s highest peaks.
As for the daily adventures, take a drive to surrounding ski resorts, including Bromley Mountain being just 15 miles from the property, where you can enjoy various activities year-round. Take a 10 minute drive to visit Mount Equinox Skyline drive where you’ll take in incredible views.

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water.
Currently there are two areas available to campers; The Pine Forest and the Council of the Elders.
The Pine Forest is a shaded circular area that is very spiritual and quiet.
There are currently 3 camp sites in the Pine Forest.
The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders.
I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs.
Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making.
In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe.
Some come for privacy and solitude, which has not been an issue thus far.
All in all the energy is upbeat and folks make friends along the way- me too!
Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do.
For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail.
The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience.
Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Brought my girlfriend and her two pups to Robbin’s little cabin for a pre Valentine’s Day get away. The cabin is adorable and Robbin is a wonderful host. The cabin is well stocked and a perfect relaxation station for a little system reset. Had a a visiting Bald Eagle perch in the tree above me while I grilled some steaks on the little charcoal grill for dinner. We also enjoyed the fire pit and even took a midnight walking adventure on the snowmobile trail that was near by with the pups.

My NE travels are more limited than I'd like by my vehicle's 2WDand low clearance, so this location was great in terms of accessibility. There are a few houses around, but it still felt private and safe, especially once inside, as the cabin's windows facing the woods and river behind the house where no other houses can be seen. The host provided very detailed instructions for the cabin and the area, and was very responsive throughout my stay. The propane stove was incredibly warm even as overnight temps dipped into the teens and lower.

Weekend Trip to Bent Apple Farm
Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left!
Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door.
Overall definitely would recommend and stay again!

6 nights at Riverside Retreat and Tiny Cabin
Had a most wonderful cozy winter stay at the tiny house. Such a beautiful location (overlooking the Putney river), with nice views and quiet surroundings. The cabin itself was well equipped with everything we needed, and a quality propane stove that kept us warm through a 0° night!
Robbin was very communicative and responsive to any questions we had leading up to and throughout the stay.
So grateful to have discovered this little gem and looking forward to visiting again in the spring or summer. Thanks!

Wonderfully warm and curated cozy cabin! It was a wet, chilly, late fall weekend and we were so comfortable in Robbin’s tiny house. Everything was just as described and we likewise had everything + more we needed. Really enjoyed the sound system and super appreciated the ample water provided. Love the added space of the lofted bed. The pull down ladder went with the overall fun, creative vibe of the spot. Would absolutely recommend and stay again!

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

The area is right in the middle of the forest which made for a fun drive and just a beautiful landscape. We got unlucky that the first night was uniquely cold and windy but the host was so great at trying to accommodate and keep us warm. She was very available and considerate. I would highly recommend this place for the scenery and the host!

Staying in Oma’s cabin was beautiful. The cabin feels handmade down to the smallest detail. You can feel the hosts’ Erin and Philip’s care in everything about the place. Excellent kitchen set up with everything necessary to cook meals and clean up. The stove kept the cabin warm and comfortable when it was cold and windy outside. Luna the dog came by to say hi. Fire pit is great for having a fire under the stars. Walking distance to a great hiking trail. Really just a perfect off-grid cabin in the woods.
