We came to this magical place to found a self-reliant, homesteading eco-community when I retired from corporate life in 2006. It's called the Village on Sewanee Creek, named for the creek 800 feet below the bluff where we are located.
I traveled the world as a senior executive for Baskin-Robbins, Dunkin' Donuts, Papa Johns, Blockbuster, 7-Eleven and other retail franchises, making the world safe for Pizza, Ice Cream, Pancakes Video Rentals and American convenience. And I was ready for something more fufilling. I scouted for a place of exquisite natural beauty and I found it here. I bought way too much land just before the real estate bust and learned how to turn a nice fortune into a very small one.
I faced challenges and had lots of fun. Now I want to share our experience.

Please read the site descriptions carefully to match your style of camping with the appropriate campsite. BBA guests frequently camp with a tent, vehicle, smaller camper, hammock tent, roof top tent, pop-up camper and similar styles. Most photos in this listing are taken onsite. Please keep in mind this is primitive and wild Tennessee landscape that may also contain poisonous plants and wildlife in or around camp.
Access to fresh water fun is a short down-hill hike for all guests, with the exception of our hike-in campsites which are positioned alongside the river. Each spot has been strategically selected to provide as much privacy as possible, and comfortably accommodates groups with two vehicles. We provide a rock fire pit and heavy-duty, cast-iron grill grate. You provide everything else, including drinking water and personal toilet waste bags if you plan to use our system. The hike-in sites come with extra seating. Every guest must be included on your reservation, and adult guests may be required to provide identification. Thank you!
COMMUNITY COMFORT STATION: There is a comfort station with an outdoor shower stall for hanging your own solar shower bag. The comfort station also includes a changing room which doubles as a private place to use your portable camping toilet. A toilet seat and bucket system is provided but guests will need to use their own waste disposal bags, available at most camping supply stores. The backside of the comfort station has a rain barrel (not potable) collection system for extinguishing fires.
OFF-ROAD CONDITIONS: Due to the primitive nature of our location, all reservations should expect hilly terrain and potential bumpy or some muddy road access, especially after heavy rain. We ask all guests to help us minimize impacts by driving with care. Vehicles with low ground clearance or low-profile tires are no longer permitted to use the off-road drive and must park at the entrance. If you want a campsite with the shortest walk from the entrance parking area, you will want to select campsite 5, 9 or 6. When the road is open during unusually wet periods, we recommend AWD or 4WD as a precaution. We are continuously working on improvements for our off-road drive.
Belle and Beau Acres is a farm homestead with a personal campground, conveniently located less than five minutes from I40. Expect nothing short of 360 degree views of relaxing nature, privacy, and spontaneous adventure when recreating at this agritourism location. Central to the most beautiful middle Tennessee destinations, BBA is the perfect home base for hiking, biking, kayaking, and fishing excursions to at least 10 nearby state parks and lakes. Conveniently located on the Eastern Highland Rim between Nashville, Knoxville and Chattanooga in the lower Appalachian mountains, this area sits at the Upper Cumberland Plateau and is part of Tennessee's largest micropolitan area of Cookeville. Looking for the perfect getaway, you will find some peace and quiet here! Only 14.6 miles from I-40 and located on 97 acres, this campground is surrounded by nature, very secluded and private. There is a crystal-clear creek that runs parallel with the driveway and fresh spring water flowing from pipe in the rock close to the entrance on American Way. The creek is bio-diverse, filled with fascinating species, and spring fed, which means it stays cool in the summertime. There are three beautiful homes which are able to be rented out as well as a fourth home that is for the property managers. The A-frame log cabin at the top of the hill is called the Lodge. The second home, which is a two-story brown log Cabin, offers individual bedrooms. The third home is the Cottage. This is a special place and we are happy and honored to share it with you!
Peaceful Hills Retreat, a family owned business, started in May of 2017. It all began when Jennifer’s brilliant brother booked a two-story home through Airbnb for Jennifer and the family for a week in the Carolinas. Their Airbnb vacation was a great experience, and she loved having a kitchen to cook in, while traveling with her large family. She gladly said goodbye to tiny hotel rooms. Linda and her daughter, Jennifer realized they desired to run a BnB, and watched the scattered pieces beautifully fall into place.
Peaceful Hills Retreat is also a wedding venue. There are three beautiful spots for a lovely outdoor wedding. The waterfall site is a favorite. The lodge is a beautiful place for the reception to take place outdoors

The Property:
Located north of Cookeville in the rolling hills and farmland, our property is on Spring Creek, a state scenic river. Situated between two waterfalls and featuring over half a mile of river frontage to explore. Float, fish and relax listening to the cascading water. Perfect for bird watchers- blue and green herons, ospreys, hawks, bald eagles and more. You may spot the creek critters- minks, beavers, and otters. Various types of bass, craw dad's and minnows are in the creek.
We operate similar to a state park. We are open to the public from 10am-7pm, peak season. We have other listings that are spaced so each of our guests has privacy. Please see aerial photo for an overview. We sometimes have small events (birthday parties, ect) at the pavilion. Please feel free to message us first, if you would like to see if there are any events during your stay.
There are 2 restrooms centrally located at the pavilion. One bathroom has a shower with hot water, soap, shampoo/conditioner included. The restrooms are shared with our other listings. There are USB and regular outlets in the pavilion and WiFi. During warm season the outdoor kitchen is available as well.
We also rent out a Suite which is located above the pavilion.
Quiet hours are 10pm-8am.
Pets are welcome as long as they are leashed and picked up after. Please note there is a gun range 2 hollers away and depending on the season, it can be heard from our property.
Tent in the Trees Listing:
Your tent site is built above the trail and overlooking the creek.
The tent is equipped with a queen bed, linens, extra blankets & essential cooking gear. There is a fire pit with grill and griddles for cooking over wood or charcoal. Really, all you need is clothes, food and drink!
Primitive Camp Site:
The rustic camp site is DIY. It is 300' from pavilion, and 600' from Tent in the Trees. We provide a picnic table and fire pit You bring all the rest of your gear. Typically, you may park next to your campsite.
No RV's, converted vans are permitted. If you have a very small camper, please message us to see if we can accommodate. There are no hookups, and no loud generators allowed.

We strongly encourage Leave No Trace principles—pack in, pack out, and help preserve the natural beauty for future guests.
Creekside Activities
Spend your days cooling off in natural swimming holes, floating along the creek, or casting a line for smallmouth and redeye bass. The area is rich with wildlife—you may spot otters, mink, deer, and a variety of birds ranging from songbirds to bald eagles. In spring and early summer, wildflowers blanket the forest floor, bringing vibrant color to your hikes.
Nearby Attractions
A short walk downstream leads you to Waterloo Falls, a scenic destination featuring two waterfalls, outdoor recreation areas, and an event space. Guests can access this area by adding a day-use fee to their reservation (details provided after booking). Please note that Waterloo Falls may close periodically for private events, so we recommend checking availability in advance.
Just one mile away, Bend of the River Gun Range offers a convenient option for shooting enthusiasts. For everyday needs, Cookeville is only a 20-minute drive, with grocery stores, restaurants, and supply shops—close enough for convenience, yet far enough to fully unplug.
Important Notes
This is a primitive camping experience with no electricity, plumbing, or RV hookups. Guests must bring their own water, cooking equipment, and waste disposal supplies. The terrain is rugged and best suited for experienced campers comfortable navigating natural landscapes.

Learn more about this land:You’ll cross the covered bridge (clearance 11’6” ) as you enter our farm, a 73 acre small family farm, nestled in the Buffalo Valley of Northeast TN, and featuring a down home country atmosphere. What makes our farm special are all of the unique extras: a working log cabin blacksmith shop, log cabin art gallery, certified commercial kitchen, lots of watchable wildlife, and walking trails. We have a one acre wildlife pond and a smaller pond fed by springs and Buffalo Creek, which runs through the farm. This hidden paradise has a waterfall that used to have a mill on it in the early 1900's. There are cliffs on each side of the creek making it the perfect spot for serene relaxation. Following upstream is an assortment of spots to pitch a tent. The most notable sites are surrounded by hemlock tree's and is peaceful when birds chirp over the small rapids echoing from the large overhang
*I am in the process of making multiple sites but until I do so it is first come first serve. There are multiple sites at main campsite and along creek, I've had a private event of thirty people staying at once. There are also smaller spots next to waterfall, uphill near cliff and I've had people go below falls for some complete wilderness (blocked by gorge and waterfall). With this being said, I do offer private bookings and accommodate special events!
*I travel for work, so I won't always be here, but I will send directions and details after confirmation and make sure all is savvy during. Please be respectful to one and another and let me know asap if any issues arise but truthfully everyone has been amazing and I thoroughly enjoy meeting and getting to know everyone!

The treehouses are quiet, secluded, and actually border GSMNP property and Cherokee National Forest land; the Appalachian Trail at Davenport Gap is ¾ mile away. Nearby GSMNP entrances: Big Creek is 2.5 mi, Cosby at 8 miles. Only 3 to the Pigeon River whitewater section, and accessible to hundreds of miles of mountain biking and hiking roads/trails.
Each treehouse was built by hand by hosts (husband/wife team) Anthony and Brenna. A long history of camping and working in the outdoor recreation industry inspired a design to intentionally interact with nature. By utilizing rain collection, solar power generation, composting toiletries, outdoor cooking, each treehouse is completely off-grid.
Rest from your adventures on the comfy, queen and full-sized beds. A spacious queen bottom bunk and lofted double mattress can accommodate four adult campers. All bed linens and pillows are provided.
The treehouses offer private, indoor bathing and toilet facilities. Every treehouse is equipped with a propane-heated, rain-collection shower and maintenance-free, vented composting toilet. All bath towels/washcloths, plus shampoo/wash are provided in each treehouse bathroom.
You can dine al fresco in the trees! The kitchenette boasts wide concrete countertop table dining with four stools, two-burner propane cooktop, potable water and drain sink, and separate propane grill. Provided cookware includes pots, pans, cooking/grill tools and utensils, cutting board and knife. There are complete place settings for 4 glampers, plus coffee percolator and mugs (bring ground coffee.) There is no refrigerator, bring your own cooler and ice.
Unique, spectacular views of nature are seen from each treehouse. Snowbird Mountain to North, Mt Sterling to East, Chestnut Mountain to West and Mt Cammerer to South.
NEW for 2025: Short loop hiking trails onsite directly from each treehouse. Maps and directions provided inside the House Manual within each treehouse.

Relaxation, foraging, stargazing, lounging, and hiking! The property is in Cumberland County, TN, is mostly wooded, and the Caney Fork River is accessible by about a 1/2-mile hike (round-trip) on the property. The land is a welcoming place and can offer an amazing experience for relaxing, lounging, hiking, etc. There are two waterfalls on the property which are most magnificent just after a rainfall- one is a fairly easy hike and the other is a bit more of a challenge which will take you down a sloped path and down the river's edge. The total hike is only about 250 feet but is sloped at about 26°. Considering the short distance paired with the terrain, I would classify the walk to the larger waterfall as moderate. A short walk from all sites, is a large open area that is perfect for stargazing. The space will eventually be an orchard but currently has only 1 apple tree- so, there is plenty of room for lounge chairs or a blanket :)
Local Secret: There is an interesting waterfall about 3 miles away- Jeep crawl friendly- local graffiti, beautiful and accessible for walking across in the water, and great for pictures. I'm happy to provide the location- just let me know in the booking details.

Additional info: Pets are welcome as long as they remain on leash. The location is outside of the nearest town by about 25 minutes. A Dollar General and gas station are about a 10-minute drive.
Suggestions:
1. Bug spray may be helpful- especially during the warmer months. No pesticides are used on the property because we forage edibles and medicinal herbs. Pro Tip: Wondercide is a great choice for a pet friendly bug spray and comes in lots of scents.
2. Bring firewood if you plan to cook over the fire.
3. Bring water if you are opposed to drinking well water. There is an outdoor faucet close to the campsites for well water.
This is a bring in, take out experience...trash, towels, sanitary waste, etc. There is an additional $10 charge for leaving litter- this includes cigarettes.

The tent was very nice with a beautiful view of the river. Everything we needed was already at the tent. Bathrooms nearby. There is no fridge, so be sure to bring a cooler with plenty of ice. Also highly recommend bringing water shoes, as the waterfalls are gorgeous, but the beach is very rocky. Pet friendly! Well definitely be going back!

First of all the host was an amazing!! The sight was very private!! You could hear the water from the sight! We floated all afternoon and had an amazing dinner. Alice had thought of everything! There was pots pans , bed was super comfortable!! What a romantic getaway for us!!

I loved Waterloo! There are so many state parks around but there’s no point in going cause the beauty is really just all right there! I had the time of my life and cooking was really simple during my stay in the tent in the trees. Alice was also incredibly sweet and helpful during our stay. When we had questions she was quick to answer and all the people we met that were staying on the property were super sweet as well. definitely will be going back!!

Beautiful spot to escape reality for a bit. No cell service or WiFi, just peace and quiet. I highly recommend getting the hammock and eggs! The creek was crystal clear, and the dogs loved exploring it with us. We took a small trip to Horseshoe Bend Winery, and enjoyed a bottle of Cherry wine, while taking in the breathtaking view over the Duck River. I can’t wait to come back.

Had a slight problem with a storm coming and needed to upgrade to a shelter. They helped me with that very quickly! All the staff were super friendly, and the entire area was beautiful! 100 percent will be coming to camp again! Easy access to everything and very easy to find.

This is absolutely one of the coolest places I've ever camped. You're right by a gorgeous waterfall (great white noise for sleeping). There's plenty of creek space that's great for wading or floating, and there are multiple access points. Bathrooms and shower and sink for water were convenient and a short walk up the hill. Alice was a great host! We had 3 dogs who had some difficulties with a lot of weekend floaters walking past our campsite (the site is by one of the paths to the lower falls), but Alice helped us find a great solution! Will 100% come back.

Spacious site and Alice was an excellent host. Floating and playing in the creek and at the falls was just what we needed on hot summer weekend. Easy walking distance to the bath house and pavilion. Listening to the falls made for a great sleep too! We'll definitely be back!
