This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. We are nestled on a private road on top of a hill backed up to 2100 acres of New York Gaundry Hill State Forest. There's waterways with active Beaver ponds between our properties. We do have bear and a mountain lion up here.
We are 420 friendly!

We have three camp sites on a 200-acre parcel of secluded, rural farm land. We are a working pasture based farm where you can see how grass fed beef, pork, chicken, and eggs are produced. There's nothing quite like fresh eggs and bacon after waking up to the sunrise over a fog-filled valley!
When you arrive we will provide a complimentary carton of pastured raised eggs and you are welcome to visit our web site (redhouseranch . net) or store to order meats for your stay and/or to take with you upon your departure. We have a wide variety of grass fed beef, pasture raised pork, snack sticks for long hikes, and dog bones and smoked treats for your furry friends. Many of our items are well suited for campfire cooking. Keep in mind that all our products are frozen so be sure to plan for time to thaw. If you're not sure what that involves - we're here to help.
We are a working farm but, much of our property is not grazed or farmed. You are welcome to explore the entire area while also getting a glimpse of sustainable, pasture-based, farming methods. Learn more about us and the history of the farm at our website.
As you roam the hills and forests you'll eventually bump into some of our animals. Please do not enter the animal enclosures or touch any of the electrified fence lines. If you really want to pet a piggie or hold a chicken - just reach out to Ike or Dave and we will gladly arrange this for you.
Red House Ranch is also the perfect spot for wildlife enthusiasts and bird watchers. During your stay you may encounter eagles, blue herons, coyotes, turtles, wild turkeys, foxes, the endangered bobolink bird (its unique call sounds a bit like R2D2), deer, great horned owls, and many unique plants. It's not uncommon to hear the coyotes howling at night.
In addition to hiking trails with incredible views, there are four ponds on the property easily accessible with mown paths. One is very large with a dock and suitable for swimming, paddling, fishing, or just relaxing but the water. The other three are smaller and are now primarily wildlife habitat. easily accessible with mown paths
If you're feeling adventurous, there is a more strenuous hike down into the creek bed where you can find miniature versions of the gorges and waterfalls that our region is known for. We are happy to provide maps and guidance or leave you to your own devices.
When skies are clear our area has very little light pollution and excellent star visibility. It's a great place to view the night sky during a meteor shower.

Enjoy private fancy camping in this light-filled, fully furnished cabin on a platform overlooking a pond, pastures, and the valley beyond. Situated on a working farm just 15 min. southeast of Ithaca, NY, this is perfect for a family or romantic get-away. Unplug, relax, and visit the local trails, wineries, and waterfalls, or just hang out and enjoy the view!
We only have the one cabin, so you will have the entire space to yourselves, including the hot water showers, flush toilets, and outdoor kitchen at the nearby bath house.
Luxury camping has a greater level of comfort and convenience, but it is still camping. This means the camp area can be affected by extreme weather, insects, heat, and noises in the area (dogs barking, neighbors mowing lawns, etc.) We work hard to ensure the most pleasant stay possible. There are mosquito screens on all windows (and under the cabin decking!), but insects can still find ways to creep in. Rainstorms can be quite loud on the metal roof of the cabin. The bath house is a short walk away down a gravel path, which may feel longer in inclement weather. Keep this in mind when booking as we don't refund for insect issues or undesirable weather conditions during your stay.
We provide all linens and towels.
You will have private access to a rustic outdoor kitchen in the bath house, a 10-second walk from the tent cabin. The kitchen is stocked with a small fridge, 2-burner stove, dishes and flatware, cutting board and knives, olive oil and salt. We also supply a charcoal grill, charcoal, and a lighter. We provide fresh-ground organic coffee and sugar, a French press, and a drip coffee pot. We also provide a fire ring, kindling, and firewood you can use to have a campfire during your stay.
A wide variety of staples (including beverages (24 beers on tap!), sandwiches, and breakfast options) is available at Brookton's Market 2 miles down the road.
Other things to note
There is no Wifi at the cabin or bath house, and cell service is very spotty and somewhat dependent on your carrier.
While there is electric service at the kitchen/bath house for charging phones and other devices, the cabin has no electricity. We provide some basic ambient lights and portable solar lanterns, but you may want to bring headlamps.
The parking area is about 50-60 yards from the tent. There is a gravel path to walk on.

About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marked our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC toy! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! We bought this property about four years ago. It was trashed by the previous owner and had an old dilapidated trailer in the middle of it. We cleaned and cleaned, then we ripped out the bad parts of the trailer and rebuilt the insides, placed a huge metal roof over the whole thing and put in a composting outhouse.
There's no running water, and phones don't get reception, so you can truly unplug and decompress in this lovely, quiet piece of land which is close to a ton of hiking / forest land and just down the road from Cummings Nature Center, a great place for family exploration and learning.

As you roam the hills and forests you'll eventually bump into some of our animals. Please do not enter the animal enclosures or touch any of the electrified fence lines. If you really want to pet a piggie or hold a chicken - just reach out to Ike or Dave and we will gladly arrange this for you.
Red House Ranch is also the perfect spot for wildlife enthusiasts and bird watchers. During your stay you may encounter eagles, blue herons, coyotes, turtles, wild turkeys, foxes, the endangered bobolink bird (its unique call sounds a bit like R2D2), deer, great horned owls, and many unique plants. It's not uncommon to hear the coyotes howling at night.
In addition to hiking trails with incredible views, there are four ponds on the property easily accessible with mown paths. One is very large with a dock and suitable for swimming, paddling, fishing, or just relaxing but the water. The other three are smaller and are now primarily wildlife habitat. easily accessible with mown paths
If you're feeling adventurous, there is a more strenuous hike down into the creek bed where you can find miniature versions of the gorges and waterfalls that our region is known for. We are happy to provide maps and guidance or leave you to your own devices.
When skies are clear our area has very little light pollution and excellent star visibility. It's a great place to view the night sky during a meteor shower.

Situated on a working farm just 15 min. southeast of Ithaca, NY, this is perfect for a family or romantic get-away. We only have the one cabin, so you will have the entire space to yourselves, including the hot water showers, flush toilets, and outdoor kitchen at the nearby bath house.
Luxury camping has a greater level of comfort and convenience, but it is still camping. This means the camp area can be affected by extreme weather, insects, heat, and noises in the area (dogs barking, neighbors mowing lawns, etc.) We work hard to ensure the most pleasant stay possible. There are mosquito screens on all windows (and under the cabin decking!), but insects can still find ways to creep in. Rainstorms can be quite loud on the metal roof of the cabin. The bath house is a short walk away down a gravel path, which may feel longer in inclement weather. Keep this in mind when booking as we don't refund for insect issues or undesirable weather conditions during your stay.
We provide all linens and towels.
You will have private access to a rustic outdoor kitchen in the bath house, a 10-second walk from the tent cabin. The kitchen is stocked with a small fridge, 2-burner stove, dishes and flatware, cutting board and knives, olive oil and salt. We also supply a charcoal grill, charcoal, and a lighter. We provide fresh-ground organic coffee and sugar, a French press, and a drip coffee pot. We also provide a fire ring, kindling, and firewood you can use to have a campfire during your stay.
A wide variety of staples (including beverages (24 beers on tap!), sandwiches, and breakfast options) is available at Brookton's Market 2 miles down the road.
Other things to note
There is no Wifi at the cabin or bath house, and cell service is very spotty and somewhat dependent on your carrier.
While there is electric service at the kitchen/bath house for charging phones and other devices, the cabin has no electricity. We provide some basic ambient lights and portable solar lanterns, but you may want to bring headlamps.
The parking area is about 50-60 yards from the tent. There is a gravel path to walk on.

About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. We bought this property about four years ago. It was trashed by the previous owner and had an old dilapidated trailer in the middle of it. Once I heard that our first warm day of spring was coming up, I knew I had to spend it at the little barn. As usual, Laurel and Mike were amazing during the booking process and were so welcoming. Beautiful location and views! The cabin is so lovely- straight forward but also well equipped with lots of thoughtful touches and art! Loved hanging on the screen-in porch and being able to take a hot shower outside. Sauna was incredible, just takes time and patience :) Air mattress was comfier than I expected too. This was my second time staying at the little barn on the hill and my first solo trip there. It was a rainy autumn afternoon when I showed up but perfectly cozy inside the hayloft, where I set up my hammock. Laurel got me acquainted with the many new amenities, as they seem to always be making wonderful upgrades to the property. Mike and Laurel's land is the perfect place for me to go when I don't want the hassle of setting up my tent and want a wall and roof and a little electricity. To a tenter, this is a luxurious paradise and I can't wait to return.

We stayed at Red House Camp for the weekend with the grandkids. The kids loved exploring the trails and visiting the animals. Ike was very responsive and helpful with my questions before hand. Dave was there to guide us to the tiny house and checked the fuel in the generator multiple times a day. He provided guidance about visiting the animals and exploring the farm. He was so available to purchase some farm fresh meat. The tiny house was quite comfortable. They allowed us to bring our camper and park next to the house as our kids stayed in the house. The views were beautiful with the moon settling in at night and the sunrise with the fog rolling in and out in the morning. Highly recommend.

Our experience at The Christmas Tree Farm Hidden Delight was absolutely wonderful. Mary was a fantastic host. She was friendly and thorough in her communication, even recommending places to enjoy in the area. We arrived later in the day and were thrilled that she had started a fire in the woodstove inside the tent and had also started a campfire for us. So very thoughtful and a fabulous surprise. The site itself is incredibly private with amazing views. The firewood she provided was dry and plentiful, a bonus since it was a bit chilly for much of our visit. We had a lovely stay at the tiny house on Red House Ranch, we did not want to leave. Ike and Dave made sure we had everything we needed and the cabin amenities were plenty. Outhouse was clean and the shower was hot, temperature in the tiny house was optimal. There were plenty of outdoor chairs and firewood for our stay, the complimentary eggs were delicious and so were the meats that we purchased from their store. Could recommend this stay enough, especially if you like having morning coffee with the cows.

Weekend Trip to Tryals Park Camp & Obstacle Course
Staying at Mike’s and Laurel’s property was an amazing getaway! Close to great food and cute towns, less than 5 minutes from an amazing state park, and less than a half an hour away from Ithaca and some of the finger lakes! We also had an absolute riding Trial Motorcycles for the first time! I recommend the scavenger hunt to get familiar with the property and the Trial biking course.
Looking forward to our next stay!
