The field is located next to the Blueberry Hill Inn and Outdoor, nestled in the heart of the Green Mountain National Forest and the Moosalamoo Recreation Area—offering stunning sunsets! A low-key place to enjoy nature, rest, and reflect. The twin cottages at Hand’s Cove Orchard perch on the edge of Lake Champlain in Shoreham, Vermont. The property has hosted guests in seasonal cottages since the 1960s. The organically certified orchard was last operated around 2007. Since that time, a good portion of the apple trees has succumbed to disease and crowding by native and invasive species, though many continue to thrive and produce fruit—supporting a healthy and diverse wildlife population. Close by is Champlain Orchards, offering a farm market, cider garden, and PYO fruit. There are several other farm stands in the area offering locally produced vegetables, meat, eggs, maple products, and ice cream, as well as general stores and a hardware store within 20 minutes. We are located along one of the Heart of Vermont Bikeways, part of a network of bicycle routes known as Lake Champlain Bikeways, spanning the Lake Champlain Valley of Vermont, New York, and Québec. Not far away are Middlebury (home of Middlebury College) and Vergennes—both offering shopping, dining, and Amtrak service. Our land steward, Melita, is a retired landscape gardener who enjoys ecological landscaping and trail-making. A short walking loop takes you from the cottages to our lake access and up around the far meadow, which is in the process of being reforested. Resting benches are placed seasonally at the lakeshore and along the far meadow path. Swimming is not recommended, but access for experienced kayak and canoe users is available. Our shale beach is a picturesque, relaxing, and history-rich spot to while away the hours in your camp chair. Birders will enjoy an abundant variety of shore and inland species. Our land management objectives include conservation, forest restoration, and agriculture—fostering refuge and recovery for the land and its inhabitants: plants, pollinators, wildlife, and humans alike. A portion of our 100+ acre farm is leased to a neighboring farmer for hay production. Our non-commercial orchard is a thread of history connecting us to the nearby vibrant, commercially productive orchards that are part of Shoreham’s rich agricultural heritage.

We are located on the Green Mountain Gravel Growler bike packing trail and 7 miles south of the Lamoille Valley Rail Trail. We have lots of hiking , biking, boating and swimming opportunities nearby. Bridgeview Harbour Marina is a family owned and operated full service marina, event space, and camping area on the Adirondack shore of Lake Champlain. Established in 2020 the Marina provides seasonal and overnight slips and moorings to boaters, fisherman, and lake-goers, three camp sites, and an on-site cafe. Marina services are available May thru October each year, with other events and services available throughout the year. The marina is set on 33 acres along Lake Champlain and hosts ~4150 feet of lake-frontage, it is accessible via car, boat, or via the adjacent Amtrak rail line. Prior to becoming a marina in 1989, the property was home to a very large Iron Foundry, rail yard, and barge-loading operation known as Cedar Point. Cedar point, part of the larger Witherbee-Sherman Mining Company, operated in the late 19th and early 20th centuries smelting iron ore to be shipped throughout the world via the Lake Champlain Canal and Hudson River, and is credited with providing iron to some of America's leading projects at the time. Some remains of the sites industrious past can be observed throughout the property. From Father's Day to Labor Day, the Marina hosts the Port Henry Waterfront Farmers' Market every Friday between 5PM and 8PM. Conserved by the South Hero Land Trust, the historic Sawyer Bay Farm on the Island of South Hero was converted to grazing beef cattle. Our farm name is Health Hero Farm. We practice intensive planned grazing, moving the cattle daily to fresh grass. The herd may be near the campsites or completely out of sight, somewhere on our 180 acres. While we were building a house, we camped in the equipment shed during the summer and grew to value its convenience. Joan's enjoyment of cycling inspired her to designate the farm stand as a "bike stop" where visitors could buy a snack, get water, fix their bikes and use the unique islands amenity of a composing toilet in a converted ice fishing shack. South Hero is an agricultural island, as well as a summer tourist destination with numerous outdoor activities. It is also only a half-hour away from Burlington, and the drive is pleasurable. Pitch your tent, stow your gear under cover and explore all the islands have to offer. Yes, this is a summer destination, with great cycling, boating and swimming. We are a grass-fed beef operation, Health Hero Farm, on the island of South Hero. (You can read more about us on our farm website. ) Our farm is on the bike route around the islands, with access to many other vacation activities. Pitch your tent in the farmstead or in half of our empty equipment shed 30' x 60'. Or tool on down the farm road and be alone with the cattle and grass. In the shed, which is open on the north side, you have shelter from the rain, sun and wind. We have two campsites that can share a microwave, hot plate, refrigerator, camp sink and coffee maker in the barn. Lots of storage under roof for bikes and luggage. Our composting toilet (from Natures Head Composting Toilet) is a unique amenity -- installed in a retired ice-fishing shack (on skis). During the busy summer months, we may have a port-o-let (a.k.a. port-a-potty) with professional service. In the winter, the equipment shed not available. We rent out vehicle and boat storage in the equipment shed and cannot accommodate camping there. However, we have ample parking for RVs at any time of the year. And if you are an experienced snow camper, we have several locations to choose from. We have a farm stand where you can buy a few snacks. If you want to try our beef, we'll be happy to show you our freezers. We are 2 miles from a convenience store that packs an amazing array of products into a small space. We are close to a gem of a public beach, a winery (Snow Farm Vineyard), apple orchards, a public school playground, and miles of scenic driving. Local farmers markets on Wednesdays and Saturdays offer some of the best produce from these agricultural islands. We also own 1000' frontage on Lake Champlain, which you may enjoy. It is difficult to access, but affords privacy and serenity. We allow campfires on the gravel areas of the farm and on the beach, where you can gather dead wood. If you want to host a large group, you will need to reserve both campsites and rent a port-o-let (Vermont's lingo for porta-potty) if we don't already have one. Additional fees might apply. There is no RV electrical hookup; however, the equipment shed has electric outlets for your use. Additional fees apply for energy intensive appliances, such as heaters or air conditioners. There is no water hookup; however, we can fill your tanks with a hose from a potable water supply. Generators are not allowed, unless you are sufficiently distanced from other campers and our neighbors. Other accommodations may be available. Just ask! We have many resources, and want you to have a great visit.

Our property offers an Adirondack-style leanto and two tent camping sites for anyone interested in a secluded, quite setting well away from the road and the sounds of civilization. Camping here is laid back, quiet and relaxing. You may see me and my family working on the property or you may have the place all to yourselves. Either way, you will love the experience here as much as we do. Camp Forever is a very special 45 acre property, located within the Adirondack Blue Line. It has been in my family since the early 30's. My grandfather carved a small campground out of the woods that he ran from the early 70's until the mid-80's. Some of my earliest and best childhood memories are from time I spent at the camp. In the mid-80's, my Uncle took Camp Forever over and ran it until around 2014. As a small private campground for over four decades, Camp Forever became a special place for many families from Quebec and from the local area. My family and I recently purchased Camp Forever from my uncle and have by rehabbing the property for the past several years. We built an Adirondack Style leanto here in 2019 and have been cleaning up the campground area for the past two years. While Camp Forever will never become a "campground" again, I am thrilled to once again be able to share this unique property with anyone seeking good times in nature with family and friends. Come see why this place has been so special and important to my family and many others since the 70's and why it will continue to be a place where people can camp forever. Shaker Mountain Refuge sits on 300, mostly wooded acres at the foot of the Green Mountains. With outstanding views of Camel's Hump (Vermont's second tallest peak), the refuge is a wonderful place to sit back, relax and enjoy the natural world. Then another friend gave us 3 girls, Maybe, Maggie and Ginger. Ginger was the mom, and they gave us 2 babies the first year. This is one of the most beautiful places to live or visit in Vermont. My home for the past 40 years is right next to a stunning waterfall and brook. I love sharing this space with others. I have 3 separate campsites, each with their own pathways and privacy from each other. Your visit here will allow you many choices of ways to relax. My land abuts the 700 acres of school property behind me and I have trail and path access right from my yard to many miles of an old road bed for walking, biking, hiking, or exploring the length of the brook. There is a waterfall across the street. At least 5 different swimming holes and the water is cold and refreshing! I am 20 minutes from the state capital, Montpelier, Vt. You have access to my delicious pure clean spring water from the hose. There is a pizza/restaurant/bar in my town just 6 minutes away. Please, no fireworks, you'll get me banned by the town officials! If you camp here you will feel like you are in a forest, but will be able to drive anywhere with ease.

Weekend Trip to Islands Base Camp

I can't say enough good things about our stay with Joan and the area in general. It was beautiful, relaxing, and just what my wife and I needed for a weekend away. This working farm was absolutely gorgeous and peaceful. Joan was such a generous host, she even invited us out to see the cows which was the highlight of our stay. The farm was easy to locate and there was plenty of room to maneuver virtually any size RV. We will absolutely be back for a visit in the warmer months!

Holly has a great setup boardering state park land with trails that connect. The area has a lot to offer with some great hikes. They have potable water available close to the camp site and a porta potty at the site. If you like animals, they have all sorts of farm friends for you to watch and visit with. It was a wonderful place to stay.

We recently had a great time at the Tamarack Tent site. This was my 2nd time camping on the property, and our group thoroughly enjoyed it again. There was plenty of deadwood for us to collect and burn to keep our fire going, and the fire pit, screen house, and general campsite area were all clean and prepared for our arrival. We enjoyed many great campfire meals, hiking nearby, and relaxing on the property. At night, the sky was incredibly clear, which made for great star viewing! We also enjoyed seeing the fall foliage of the surrounding landscape. It's a beautiful area. We plan to visit again next year!

Weekend Trip to La Lu Farm camp site

La Lu Farm is a beautiful property! The Goat Yurt is comfortable and the wood-burning stove makes it very cozy. The yurt is a good base camp for exploring the cute nearby towns and hiking in the Green Mountains. On a cold night, be sure to bring a warm sleeping bag and extra firewood (also, bring toilet paper for the outhouse). My spouse and I had lovely stay and would recommend!

Joan is an amazing host and the farm is breathtakingly beautiful! She made sure my stay at the base camp was comfortable and that I had everything I needed while giving me plenty of space (and recommendations) for doing my own thing. Getting to explore the island as the fall colors were popping was the break I needed. The steak I purchased from their stock was also ridiculously good with this garlic Parmesan "Better Butter" that I got from the local store. So good. If I lived on the East Coast, I'd definitely visit again!

Ken hosts one of the most incredible campsites I’ve had the pleasure of staying at, and it doesn’t hurt that he’s one of the kindest souls I’ve met too! Make sure to bring a camera when you visit, the view is not something you’ll want to forget, nor the beautiful sites around the campground. This is a must-stay, and I won’t be surprised if Ken ends up being booked year-round!!! (Also, we recommend a car with higher suspension and four wheel drive as to make the trip up to the lean-to easier!) Thanks Ken :)

The area was so beautiful, great for bike rides and scenic views of mountains and the lake. Camping was so convenient on the farm, close to the restroom, dishwashing area, and soft grass for tents, we had everything we needed and more!

The grille, electric hookup and tent over the table were nice glampy touches. It’s nice to rough it, but it’s equally nice to have some comfort features. Our cabin is tucked away, bordered by NYS Forever Wild land to the south and west and few neighbors to the north and east. Built by a local doctor in 1924, this cabin was his family's summer home. He was also a talented watercolor painter and his original work is displayed throughout. We are only the third owners and we have been enjoying the cabin since the 80's. In the last 30 years we have introduced some creature comforts (hot/cold water, electricity) while maintaining its original charm. In a time where it is so hard to disconnect from the world, we offer a comfy bed, fresh air, starry nights, a fire and no cell service at the cabin. Learn more about this land: Come, sit back, disconnect and relax in our unique cabin in the Adirondack Park. Our 100-year-old cabin comfortably sleeps seven. There are two small private bedrooms: one with a queen and the second with a full bed. The third room is open to the living room and features a bunk bed. Linens, blankets and towels are provided. The kitchen is well stocked with cookware, a full-sized stove, refrigerator, microwave and farmhouse sink with hot and cold running water. The bathroom has a flush toilet, sink and tub with handheld shower. There is a pellet stove (pellets provided) in our kitchen/dining area and a wood stove (wood provided) in the living room. Both bedrooms have thermostat controlled electric heat. The cabin is a true escape: no internet, no telephone and hit or (mostly) miss cell service. There is electricity if you need to recharge a device and there is a great sound system to Bluetooth your tunes. Built by Dr. James Cormier in 1924, our cabin became a summer getaway for his family. He was also an artist and his original watercolors still adorn its walls. We are only the third owners in nearly 100 years and we have been building cherished memories there for decades. We have made improvements to the property while retaining its charm. There is one P/T neighbor who shares our driveway but the property provides privacy. We are adjacent to a NYS Forest Preserve and surrounded by woods. The cabin is a short drive from Lake Placid and Saranac Lake and close to hiking the Adirondacks, canoeing in the St. Regis Canoe Area, close to the Six Nations Indian Museum and an easy drive to the Visitors Interpretive Center at Paul Smith’s College. For the water and fishing enthusiast a 3 minute drive or 10 minute walk brings you to the North Branch of the Saranac River, Rainbow Lake and Lake Kushaqua. Local fishing, and hunting opportunities abound. The cabin’s location also offers history buffs a chance to explore the impact of tuberculosis sanatoriums which served patients from the big cities in the early 20th century. Sites are available to explore within walking distance and a small museum in Saranac Lake is worth the trip. Lastly, there is a cool antique store within a few miles whose owner is always available for conversation about the area. After a day of ADK fun, you can kick back around the fire ring (outdoor burning wood supplied) and take in the stars. If the weather isn't cooperating, stay in with a good book, play some card/board games or just spend some uninterrupted time with people you care about.  Please let us know if we can answer any questions or provide something special to make your stay even better.

The possibilities to visit Adirondack sites of interest are endless: river tubing on the Hudson River; visiting the Fort in Ticonderoga; seeing Olympic Village in Lake Placid, climbing any number of High Peaks, shopping or taking a sight-seeing cruise on Lake George, going horseback riding within 15 miles, dining, square dancing, shopping, or enjoying a craft brewery in Schroon Lake. Or have a relaxed time right at SunderLand sitting on a deck or porch, watching the loons or other birds, listening to the wind in the pines, reading a book, taking an afternoon nap. We are open from mid June until mid October. We do not allow motorized water craft. We allow pet dogs in Edgewood only. We are an inclusive family business where all people are welcome.
