The fall, cool crisp days and changing leaves are just a few short weeks away. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. This gorgeous 24' Yurt includes electricity, excellent Wifi, comfortable Queen beds (one mattress on a bed frame and up to two floor mattresses), a refrigerator, and a pristine compost toilet. There is no running water but we provide one gallon of drinking water and one gallon of water for washing up in the bathroom. You can add-on our outdoors camping shower setup for an additional $30, which is more like a birdbath than a real shower, but you can add hot water so it is warm. Sit on our gorgeous rocking chairs on the deck and grill, and stargaze from bed through the dome in the ceiling. Please also note that there are extra charges for more than 2 guests ($15/ person/ night), pets ($25/ stay), propane for heat (if needed- $25/ tank) mini-propane for gas grill ($10) wood bundle for outdoor fire ($15) and outdoor shower setup ($30 for us to fill with water, provide biodegradable soap, and two towels). You can add these to your booking under 'Extras' Please read through all details below to help prepare you for your stay : ) Wifi We have excellent high-speed fiberoptic Wifi. There is no cell service, so make sure to save it before you arrive. Sound Expect to hear all the sounds of nature that you hear when sleeping in a tent. While the Yurt is insulated and stays warm, sound-wise it is like a tent rather than like a house, so expect to hear the sounds of the woods and the weather during your stay. Windows The screen windows close two different ways: to keep the Yurt insulated there is a velcroed thick plastic cover that is clear. To keep out light/ for added privacy you can roll down a solid canvas flap and zip them shut. Please note that both of these things need to happen from outside the Yurt, so you may want to set them how you want them before you turn in for the night. Please reset windows to how you found them when you leave. Bathroom Our compost toilet is lined with a compostable trash bag. Please scoop sawdust from the Periwinkle Milk Crate into the toilet after each use of the toilet. You should scoop enough sawdust to completely and generously cover everything in the toilet. When you end your trip and leave the Yurt, and/or when the toilet is 2/3 full, please tie shut the compostable bag and dump the bag into our compost. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. (If you are only staying for 1-2 nights and would prefer not to do this, that is totally fine! Just let us know you didn’t get a chance to bring it out.) There is a pitcher with water and a wash bin for brushing teeth/ washing hands in the bathroom. You can empty the wash bin outside when finished using it. We also provide all-purpose soap. Heat The Yurt is well insulated and runs on a propane heater. Please note that propane is not included in your stay and each tank is $25; you can find them under add-ons. Each propane tank will comfortably heat the yurt a night as cold as 30-degree night up to 24hrs. Decide how many tanks you'd like depending how long you are staying or how cold you expect it to be. The Yurt will comfortabl heat freezing nights as well, it just will use propane more quickly. Water We provide a filtered, clean water with each visit. We also provide a pitcher of water in the bathroom for brushing teeth and washing hands and face. If you are staying longer than two nights, or if you expect for any reason to use more water than provided, we ask that you bring the additional water with you, keeping in mind it is a short (4-minute) hike from parking to the Yurt. In some cases with enough notice we may be able to provide additional water for your stay for an additional charge. Kitchenette We provide an electric kettle, a mini fridge and freezer, a microwave for use during your stay. We provide a gas Cuisinart Grill for use on the deck. If you plan to use the grill, please do a $10 mini-propane add-on so we can make sure there is fresh propane provided. We also provide cups, wine glasses, a French Press for coffee making, and plates and bowls. Please do not put the plastic plates and mugs in the microwave. Please throw any compostable food into the compost bin or compost bag provided in the kitchenette and empty it into our large outdoor compost bin at the end of each day. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please do not put meat or dairy products in the compost. Trash Please dispose of regular trash and recycling in our regular trash cans across from where you park. Walton automatically sorts recycling from trash so both can go in the same bins (we separate our recycling in a different bag just so the trash doesn’t contaminate it, but put it in the same bin as the trash.) Compost (fruit + veggie scraps, tea + coffee grounds, toilet bag) gets taken to outdoor compost bin on path to parking and covered with hay or leaves Meat + dairy stays sealed in an airtight container when in the Yurt and taken with you when you leave Rules 1) Please remove shoes as soon as you enter the Yurt 2) Please scoop sawdust anytime you use the toilet, and please take the toilet sawdust out to the compost bin once it is 2/3 of the way full or when you leave, whichever comes first. We are 107 acres of forest, a 9 acre lake, ponds, creeks, labyrinth, a Holistic Retreat Center & Organic Permaculture Farm at a 2000 foot elevation in the Heldeberg Mountains. 500 million years ago during the Devonian Period this was a sea, so we live in shale based mountains with lots of fossils! The Heldebergs are one of the oldest mountain ranges on earth, these mountains have been worn down to 2000 feet over time. Native Americans lived in the area many years ago and we are quite sure this was Native American sacred ceremony land. Hiking, canoeing, swimming and fishing (catch & release only) are available on site. There are many places to hike in the area, an Eagle Trail and in winter, 2 miles away, is a Nature Preserve that rents snowshoes and has trails for snowshoeing and cross country skiing, Very rural and private, even though we are only 25 miles SW of Albany, NY the capital of NYS, here it is quiet and peaceful. We do have 3 very friendly dogs that will want to be your best friends. Also farm animals that you can meet. There will be farm noises, roosters greeting the morning and various grunts and snorts... far less noise than any modern city. Albany, along with the surrounding areas, have many events etc going on. We had the loveliest stay at this Hipcamp cabin last weekend. It was unbelievably cozy and warm inside, even with the temperature dropping to -1 degrees outside — the perfect little winter retreat. The hot tub was absolutely amazing, especially under the cold night air, and quickly became our favorite part of the stay. Sam was such a kind and welcoming host, making us feel comfortable and taken care of from start to finish. You can really tell how much care goes into this place. We left feeling relaxed, happy, and already talking about when we can come back. Highly recommend for anyone looking for a peaceful, magical getaway

We absolutely loved this A frame house! It was so cozy and magical. Our host Sam was amazing, he is so sweet and had everything set up and ready for us. He was also very quick to respond when we texted him with some questions. The heat inside the house works so well, the fire and hot tub outside were incredible as well. Beautiful views of the stars at night. Highly recommend! Thanks so much to Sam for the hospitality and great vibes!

Sam has a wonderful, well maintained camp. He was eager to help in any way he could, and we never needed anything. Things to note Bath tub!!! Not hot tub!!! (Does have hot water) The tent was PLENTY warm with the propane heater provided. Tent kept out the wind, rain, and cold. 20 bucks for a wagon of pre chopped wood on site. wonderful price, great quality wood. The snow was plowed perfectly but it was very icy. Just be careful. 11/10 would stay again.

I feel like I really lucked out with my time at Sam's RV site! I had a beautiful, snowy and peaceful time for New Year's Eve. Upon arrival Sam helped me parked my car in a safe spot so I wouldn't get stuck in the snow, and the firepit was already prepared and the RV clean and heated already on for a warm arrival. Sam was quick to help navigate some questions I had about the RV. As a solo traveler, I felt safe with the RV's location, while still feeling like I had privacy. Such a cozy space! Thank you for everything Sam!

I loved everything about this place. It felt welcoming and cozy from the moment we arrived. When I messaged Sam, he responded right away and provided everything we needed. My partner and I accidentally caused an issue with the plumbing, and we felt truly sorry about it, but Sam was incredibly understanding and even comforted me during the situation. I’m very grateful for his kindness. We stayed at the tiney camper with spring tub and brook. Overall, I had a wonderful stay and highly recommend this place.

Such a cute and cozy place to stay. The dogs enjoyed running around the property off-leash and my boyfriend and I loved the outdoor space. A bit rainy for us to use the projector outside, but we enjoyed movie night on the projector screen located inside the home. 10/10 stay, just wish we'd booked for a longer stay!

Sam has a pretty cool thing going on there. He’s a great host. Everything was provided, and I mean everything. Many different ways to stay there. The outdoor tub was great, plenty of hot water. The inside heater works for those chilly nights. You could hear the water from inside the camper which is relaxing. It’s secluded but not secluded at the same time. You could hear your neighbor if they’re loud enough. The bed is a little small if you like to toss n turn at night. We had a fabulous experience and we will be back to check out the other spots he has.

Sam’s got a really special place here! While not quite as private as I’d assumed (the sites are somewhat close together and near a road and you’d occasionally run into another guest at the toilets), the sound of the water from the waterfall drowns out almost all noise and you still feel like you’re in the middle of the woods. We stayed at the waterfall site with the bathtub, which we did not bathe in, but it was nice to have hot water on site to wash hands, brush teeth etc. The tent was cozy once we got the propane heater going and the added amenities (coffee maker, electric kettle, fire pit with an attached grill…) were nice. There’s even firewood onsite for purchase. Sam responded immediately when we had any questions or issues and was very helpful. Would absolutely stay again!

My bestie and I had a blast at the Waterfall campsite on Sam’s property. The waterfall was gorgeous, the firepit perfect and wonderful to cook on, the bed was comfy and the entire experience lovely. Sam is a gracious host. I highly recommend the site for people who are looking for something picturesque but not terribly rustic.

Really great little glamping spot. We loved how the tent was up on a platform, and the bed was extremely comfortable. The waterfall right next to the site was an added bonus. We loved wandering down by it. Good amount of privacy being that this site was set behind and down a small hill from the other sites. The bathtub and shower were amazing! Water got nice and hot, though you might want to bring something to hang in front of it if you are shy 😉. Sam was friendly and helpful, and kept to himself. The outhouses were very clean and not smelly at all. The firepit was a great size with a built-in grill grate for cooking. We had a really nice time hiking near Andes (25 min, beautiful drive) and having lunch in the quaint little town. There is also a bar/restaurant and some convenience stores and gas station right down the road in Downsville, but we did not visit. This is not deep woods camping, but was perfect for us. We will definitely go back one day in the future. Thanks Sam!!!
