This land, now known by it's view gifting fields, is one of Sandwich's top treasured gems. The Historic Farm was purchased by Townsend Thorndike from the first colonizing family to claim ownership of this unceded land, the McCrillis family. It was Town's place to get away from the busy life. As time went on and his money dwindled and plans to sell off some of the land arose. Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. Nick and his tribe of like minds are creating a holistic, educational, retreat, workshop, and event center where people can come to learn how to co-exist in a harmonious relationship with nature and each other. Secluded in the wilderness, Boulder Brook Hipcamp has private tent sites right next to a babbling brook. The access road is a nice gravel .6 mile long road that is not maintained in the Winter. There is firewood for sale via Venmo right in the parking area, $6 per bundle. There is also a nice outhouse. There are 4 first come, first serve sites with tent platforms and fire pits. There is quick access to the Rockingham Recreational Trail, which is ideal for walking, mountain biking, and exploring. There is also a great swimming hole nearby called Chivers Pond. The campsites are located on the back corner of the Chivers Farm property and seasonal farm goods will be available for campers to purchase coming in 2025.

There were many Wolf Sitings reported on the Trail through the Swamp by The Riders, so it was named The Wolf Swamp. Weekend Trip to Campers Welcome to The Wolf Swamp.

This farm/campground, perched high above the valley, offers a beautiful landscape, private and spacious sites that can accommodate many, and clean portapotties (picture signs, decorative lights, air fresheners, bug spray, hand sanitizer, etc). It is easy to see that much care and thought has gone into the entire campground’s set up. I don’t know if there’s a section about the hosts so I’ll mention it here. Elle and Duane(Dwayne?) offer the exact hospitality one looks for when welcomed to any property. There aren’t enough words to express how much we all enjoyed the weekend.

4 nights at Waterfalls Wild And Free

My husband, myself, and our two dogs had a blast during our stay! We didn’t even go anywhere because we were having such a great time just exploring the property/nearby trails. It was a little cold at night but the heat in the RV kept us toasty and we had an endless supply of firewood for the days! We used the kitchen to cook our meals and there seriously was everything and more that we could’ve needed. Our dogs especially enjoyed the waterfall - there were quite a few people on the trail the first day we walked there but significantly less the second day. Highly recommend staying here! There was lots of privacy and nature, a little cell service for texts but not streaming which for us was exactly what we wanted. A truly fantastic getaway for a few days.

A simple campground that offered little conveniences that added up to a great stay. My group arrived right before check in to pick site 4, which has a mini parking lot and is right next to the stream, and close to the outhouse. You can hear the highway, but it’s distant and quiet at night. Beautiful property and pathways; the site did have small tree/plant stumps that were easy to trip on so just watch your step.

An amazing stay at a beautiful property! It was a little hard to find- when I clicked the directions option on the booking, it took me to two different places that were both incorrect. The address for the campground is 262 depot street, and the campground map is difficult to find- doesn’t seem to be on the Hipcamp site. Our friends booked the river run site so we were able to take over the whole area, and our dogs could run around and play which was great! Very private and secluded, though it might have felt too close if people at the adjoining site (river run) were strangers. We will definitely be back, so many cool and different options for lodging!!

This place was amazing. We were looking for a beautiful space to spend our Mini moon and Kevin’s place did not disappoint. Beautiful views of the river, spacious site, and a very private location. We had our 3 dogs with us who absolutely loved the freedom of being off leash and played in the river most of the day while we sat back and relaxed by the fire. Great hiking and biking trails near by. Amazing food places. We stayed local at the Woodshed for one meal and made our way down to some of the nearby lake towns for others. We will definitely be returning.

Had a fantastic time! Kevin was very responsive to questions ahead of time, well maintained site and easy directions for locating it. Only flaw was the amount of noise coming from the motor speedway nearby. The location and views outweighed this minor annoyance since we just opted to put on a playlist to drown it out. The evenings around the campfire were filled with nature sounds and the babbling water. We’d stay here again! Kevin as a great host!

We loved our stay at Emerald Green Cabin. We have stayed at many off-the-grid cabins, and this was one of our favorites. Very clean and comfortable, and we really enjoyed the ease of the kitchen set-up with the propane stove. The woodstove kept us plenty warm during the cold nights. Apart from some of the places we've stayed, you could notice the care and thought put into the design, build, and furnishment of the cabin. The path down to the river was fun and well-marked, though the water level was a little low due to the drought...as we expected. Lisa was an excellent host, responsive without being intrusive. We highly recommend the Emerald Green Cabin.

Sacred Nectar Sanctuary is one of those rare places that completely exceeds expectations. From the moment we arrived, it was clear that Nick — the owner and creator of this sanctuary — is not only a master artist but also a true visionary. He has built an incredible environment for camping and van camping that feels both natural and magical. The setting is stunning, but it’s the details that make it unforgettable. The sauna and the natural cold plunge in the river were absolutely idyllic — one of the most relaxing, grounding experiences I’ve ever had. Nick built it all himself, and you can feel the care and craftsmanship everywhere you look. There are surprises around every corner — art, little design touches, and thoughtful amenities. Even the bathrooms and showers were an upside surprise — beautifully done, clean, and clearly created with love. Nick himself is also a highlight: cool, flexible, and genuinely great at customer service. You feel more like a guest at a friend’s property than at a campground. If you’re looking for something unique, restorative, and full of heart, this is it. I can’t recommend Sacred Nectar Sanctuary enough — we can’t wait to go back.

Sacred Nectar Sanctuary was our favorite Hipcamp yet! Nick's property has all of the key amenities of a traditional campground, plus a few extras: community kitchen, firewood for sale, extra parking, walking trails, outhouses, access to drinking water, etc. However, unlike a traditional campground, the sites are very spaced out and private, which makes for a really great camping experience!! We were able to allow our dogs to wander off-leash at our campsite and in the surrounding woods, without bothering any other campers. Also, the sandy clearings at our site made it so easy to pitch our tents! We will definitely be back, and can't wait to check out some of the other sites at Sacred Nectar!

Weekend Trip to Pitch Perfect at Canterbrook

We had another "pitch perfect" experience with LeeAnn. The camp sites are well spread out, easy to access, clean, and perfect for our family's car camping adventure. This is our third time at Pitch Perfect and we continue to highly recommend it. The experience for the price is unbeatable. LeeAnn is a wonderful host who is accessible when needed while giving campers plenty of space and autonomy. The area, especially next to the creek, is simply delightful. We highly recommend this location!

We are at the top of Raccoon Hill. Overlooking a valley with Punch Brook at the bottom. You can see Belknap Mountain across the way. There are many trails nearby. The state snowmobile trails run nearby with access at the power lines that cross Raccoon Hill, Great for hiking, biking in the summer. And snowmobiling in the winter. State rail trail is nearby also (bottom of Raccoon Hill and rt 11) Giving access to the entire state! Highland Lake is a few miles away. Webster Lake is a bit further down the road. It started years ago my sister and I stayed in a yurt at a campground in Oregon. That was it. I was hooked so I got one. There is something magical about staying in a round structure in the trees. My love of nature and comfort drove me to create this special place to be able to share it with others. My TreeYurt is a platform built high in the trees so it essentially like a treehouse but with a yurt instead. It is located in the back part of my property surrounded by woods. In the spring there is a small stream running nearby and soon to come a bridge over to the fairy village. The land is somewhat sloped yet comfortable. There are apple orchards nearby and many hiking trails a short distance away as well as Portland a mere 15 minutes. The kitchenette has a small fridge a coffee maker a cook top with two burners pots pans utensils and kitchen towels as well a propane grill outside. There is a wood stove for heating in the winter as well as a monitor heater that makes it very cozy for chilly nights. The yurt is insulated so it is a great year round glamping adventure. I provide fire some wood for the wood stove inside but the camp fire wood for the outdoor fire pit is $5 per bundle. The outhouse has a dry flush toilet and instructions at located in the yurt and out house. There is seasonal running water (May through October) for the outdoor sink which is available for use for dishwashing and a bit of cleaning up. Also an outdoor shower is available for use May through October and biodegradable soaps and shampoo are provided. I provide gallons of drinking water and dishwashing water for the colder months inside the yurt with dish tubs sponges and soap.

Watersrock Woods Campsites are private tent and remote camping locations in the beautiful Southern Maine forest. One site is a remote tent site with spots for multiple tents. It has a picnic table and fire pit. The other site is a larger space with a little more privacy and spaces for multiple tents. It has a propane barbecue grill, picnic table, fire pit, hammock, outdoor patio set with umbrella with seating for 6. There are lots of pine trees and both sites are partially surrounded with large 6' natural berms creating additional privacy. The Property is adjacent to a small brook which is great for fishing and relaxing. There are some swimming holes in the Little Ossipee River which is located a short walking distance from the camp site. Very peaceful. Great for camping, fishing, glamping or relaxing! There are also free local public swimming beaches in 10 minutes in any direction, that don't get a lot of traffic.

THOMAS POND Thomas Pond is a beautiful 533-acre freshwater with miles of shoreline. Thomas Pond’s maximum depth is 64 feet, and the mean depth is 22 feet. Our guests are welcome to kayak, canoe, swim, fish, and paddle board from the shores of The Queen’s Property, or one of 5 Right of Ways on Watkins Shores Road owned by our Association. Access to your private waterfront is a short stroll through our woods. As our guest staying at The Queen's Property, you will also have free access to the Watkins Shores Road Association's boat launch. The boat launch is just a two or three minute walk down the road from your site. Our new dock is available to dock your boat during the day.. However, there is a small fee to dock your boat overnight (see "Extras") at our site. Just make sure you check for Milfoil or any other invasive plants before launching. LOCAL ATTRACTIONS NEAR CAMP Within 5 minutes of camp, you will find all the essentials, including food items, ice, firewood, goodies, gas, and RV supplies. In fact, you can even order your groceries online for pickup, (free at Hannaford Brothers Grocery and Walmart) either on your way to your campsite or when you need to resupply your camp (we would be happy to give you the details). During your stay, you may also want to take a trip off-site to explore all that the Lakes Region offers. Explore the historic oceanfront City of Portland, or the local Towns of Windham, Naples, or Bridgton. Portland is a 35 minute drive from The Queen's Property. The coastline around Portland is rugged and attractive with world-famous lighthouses dotted along its shorelines. Numerous locally owned shops and nationally recognized restaurants can be found tucked into its many harbors and shorelines. Closer to camp, enjoy strolling through the Town of Naples. Naples sits smack-dab in the middle of the Sebago Lakes Region. Sebago Lake abuts its western border and Long Lake abuts its eastern border. A short 8-minute drive from your site, Naples spoils its visitors with boat rentals, waterfront shops, and awesome restaurants. Further north is the Town of Bridgton. Bridgton is a 20-minute drive from your campsite. It offers its visitors a quaint downtown filled with local retailers, pubs, and restaurants. Enjoy the beaches of Bridgton’s Crystal Lake which sits on the edge of its downtown borders. The towns of Raymond and Windham also offer our visitors numerous restaurants, grocery stores, hardware stores, and gas stations. Once again, all within a short drive from your campsite (3-4 minutes). NEARBY STATE PARKS AND OUTDOOR ACTIVITIES If your idea of exploring is centered around outdoor activities, then Sebago Lake State Park is a 1,342-acre park that abuts the shores of Sebago Lake. Within the park, you will enjoy protected forests, bike paths, and Sebago Lake beaches. Sebago Lake is a deep glacial lake, and by itself is 44 square miles of clear waters that abut Sebago Lake State Park. The park and the lake host some of Maine's’ best sandy beaches, water sports, fishing, boating, boat rentals, camping, picnic areas, boat launches, extensive woodlands, a wide array of critters, hiking trails, and walking trails. Sebago Park hosts various play areas for children with slides and swings. The summer sun is warm and the autumn colors are always abundant and beautiful. The entrance and parking lot are wheelchair accessible. If you are an avid hiker, The Queen’s Property is a short drive to numerous mountain ranges, forests, and peaks, all of which contain hundreds of miles of ATV and hiking trails.
