We are at the top of Raccoon Hill. Overlooking a valley with Punch Brook at the bottom. You can see Belknap Mountain across the way. There are many trails nearby. The state snowmobile trails run nearby with access at the power lines that cross Raccoon Hill, Great for hiking, biking in the summer. And snowmobiling in the winter. State rail trail is nearby also (bottom of Raccoon Hill and rt 11) Giving access to the entire state! Highland Lake is a few miles away. Webster Lake is a bit further down the road. Fishing ponds are all over the area. Ragged mountain is 20 minutes from here. The mountain biking park in Northfield is about 20 minutes away. Black Bear Vineyard is a few miles away. Enjoy our 73 acres in peace. Our site has a well you can use to fill up your tanks, we recommend using an in-line filter as the water is not tested. We recommend using it for showers and toilets. 2 50amp hook ups. And septic hook ups.This site is the first spot of the side by side pad. It's not a pull through site. Can accommodate 32 ft trailers/ campers. There is a 'J' style driveway to pull up and back into the site of you are a trailer. In a class c or b is best to pull straight in as the septic hook ups are on the left. There is plenty of privacy and it's quiet! Have a small camp fire and enjoy your time at this magical spot. So many options to do. We have state trails galore. Access on property to state snowmobile trails. We love hiking/ biking these in the summer and fall. Can go all over the state. If you're in the mood for a rail trail to hike or bike there is one at the bottom of hill about 2-3 miles from the site. Ride to Highland Lake or to Pizza Chef in Andover like we often do along the trail. The Northfield mountain bike park is about 15 minutes away or so also. Fishing spots everywhere. You are welcome to drop a line in Punch Brook where there has been brook trout caught. The land you're staying on was once Woody Glen Ski Area. A local landmark that was forced to close due insanly increasing insurance costs. We hope you enjoy this land like so many have before.

This site is the first spot of the side by side pad. It's not a pull through site. Can accommodate 32 ft trailers/ campers. There is a 'J' style driveway to pull up and back into the site of you are a trailer. In a class c or b is best to pull straight in as the septic hook ups are on the left. There is plenty of privacy and it's quiet! Have a small camp fire and enjoy your time at this magical spot. So many options to do. We have state trails galore. Access on property to state snowmobile trails. We love hiking/ biking these in the summer and fall. Can go all over the state. If you're in the mood for a rail trail to hike or bike there is one at the bottom of hill about 2-3 miles from the site. We enjoyed having our own space in a nice and quiet area. It was nice to be able to let our dog off leash too.

This is a site where the owner has made a lot of effort to provide services, something not common for a hip camp. It was nice to have electricity, and to be able to dump our tanks. We couldn’t get the water pump to work, so while that was disappointing it was still more than we would normally have. There is no view, it’s a little clearing in the woods. We were the only ones there, so plenty private. Just not really memorable- but perfectly good for an overnight stay.

Was suck a quiet place. Absolutely perfect! Tulsa! Was very quick to respond, as well s update me about the site before arrival! Couldn't recommend this more. Perfect for exploring the area. Amazing place amazing renters!!!

Sunrise manor is a super quiet and remote spot for you to set up camp and relax. They have a fire pit and electric hook up. The dogs were able to run free. Great trip and we would stay again

We just bought our first RV and we were looking for a quiet site that has full hook up where we could practice using our RV and have a quiet place to bring our dog. The host was extremely helpful and kind and the site was perfect for what we were looking for. We will definitely be booking again! Thank you!

Sunrise Manor is an amazing place to camp. It is in a clearing, in a very private area, and you feel like truly you are a million miles away even though it’s only 15-20 mins from towns like Franklin or Andover. I even saw a shooting star. The hosts were very responsive and answered all our questions, both before and during our stay. The hookups are easy (we had a small RV) and great to have those amenities. But if you are tent camping they are not intrusive. The picnic table and Adirondack chairs with the fire pit were a great plus!

Beautiful scenery and setup spots. I don’t think my dogs had ever had so much private space to just wander before. They loved that. Host is super responsive. This was my first time needing to prime a well. Host came and did a quick impromptu lesson on priming. And I learned something new. You can hear/see vehicles going by a bit but it didn’t bother me. Would stay again for sure.

Very nice secluded spot. Nice and flat for our camper. Site was close to the road but it's a quiet road so not noisy. Had everything we needed. Many places a short drive to get to, stores and places to walk/hike.

This a great spot to stop when passing through. It was very private, easy site to back into and you can't beat the full hookups. Thanks for hosting us on our way to Maine.

Great spot, very secluded. We were the only people on the site. It was perfect, located on a dirt road in a quiet neighborhood. We did hear some gun shots but, felt very safe. The photo on the listing was missleading as that is not the view. We would stay again, close to alot of outdoor activties. Host was awesome..

Nice open spot that got the approval from our dog who loved getting to play fetch both the night we got in and the morning before we left. We were only stopping through for the night but the site was clean and as described.

Loved being able to pull right in to our spot with fire pit and plenty of space for our crazy dogs to run around while we set up. Short walk down the road we walked the power line trails which was a nice out and back to tire them out more. Great spot and easy to get to!

This site is on a nice quiet country neighborhood tucked into the woods on a dirt road. The site was very secluded but all the niceties of a full hookup campground. Will likely be back soon to explore more of the surrounding trails.
