Sacred Nectar rests on the land of the Wabanaki Tribes. This land, now known by it's view gifting fields, is one of Sandwich's top treasured gems. The Historic Farm was purchased by Townsend Thorndike from the first colonizing family to claim ownership of this unceded land, the McCrillis family. It was Town's place to get away from the busy life. As time went on and his money dwindled and plans to sell off some of the land arose.
Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. Nick and his tribe of like minds are creating a holistic, educational, retreat, workshop, and event center where people can come to learn how to co-exist in a harmonious relationship with nature and each other. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.

Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.

If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.

The site is located behind many large pine trees in the upper part of the field across from our house which is hidden and cannot be viewed from the campsite. You can connect with wifi at the wifi sign near the beginning of the campsite road. We have a few hiking trails on Blood brook road one of which you can walk to from our home and it’s only a very short distance away. We are located 3 miles from Lake Fairlee Public beach also known as Treasure Island so bring your swimsuit! We are also within 5 minutes of the Lake Fairlee boat launch so feel free to bring your canoe or kayak and enjoy a paddle around our beautiful lake. The SiloSide barn and homestead is better known around town as the "Old Somers Farm" in reference to the day when the barn housed 60 head of cows. The farm was a part of the Cabot Creamery Cooperative, and closed this era in the late 1980s. Prior to being a dairy farm consisting of over 500 acres, the property served as a tavern, inn, tannery, and has always been a traditional, well-loved farmhouse. Our farmhouse was built in 1785, and the barn built around the 1830s and expanded in 1941. The soil here is rich, and the forest full of wildlife. We've named our home "SiloSide" as tribute to the magic we feel on the non-road facing, silo-side of the barn, where you'll be camping.

Pets are also welcome, but please review the pet-deposit under "add-ons." Campers are expected to bring their own accommodations: Tent, Sleeping Bag, pad, cooking stove/ fuel, etc. For bikers and backpackers, the extensive back roads of Peacham, VT as well as the hiking of Devil's Hill and other parts of Groton State Forrest should provide ample space for discovery. Not to mention the pond itself for boating enthusiasts. Currently, power and cell service are non existent on the property. Quiet camping generators are not discouraged so long as they are not in use during quiet hours. Just remember that Cell service is SEVERELY limited and you're encouraged to download any media prior to arrival. If at any time you need our assistance the closest signal is the interstate. If you require a more tailored experience, we can make arrangements to meet you at your arrival to ensure a smooth transition to the campsite. Any other questions, Just ask!

A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.

The SiloSide barn and homestead is better known around town as the "Old Somers Farm" in reference to the day when the barn housed 60 head of cows. The farm was a part of the Cabot Creamery Cooperative, and closed this era in the late 1980s. Prior to being a dairy farm consisting of over 500 acres, the property served as a tavern, inn, tannery, and has always been a traditional, well-loved farmhouse. Our farmhouse was built in 1785, and the barn built around the 1830s and expanded in 1941. The soil here is rich, and the forest full of wildlife. We've named our home "SiloSide" as tribute to the magic we feel on the non-road facing, silo-side of the barn, where you'll be camping.

This pristine and remote half acre of paradise is nestled between three hard and soft wooded lots set on the farther side of Peacham's Hidden Gem of Martin's Pond. The pond, which houses a Loon sanctuary, is situated on the back side of the expansive Groton State Forest, underneath the Looming Beauty of Devil's Hill. Remote Camping at its finest, campers will have access to a rustic out house and solar shower, as well as the clean waters of the pond for their use. Two Kayaks, with paddles and adult life vests are available for use on-site. Life jackets must be worn at all times. Please message for details. A small Shed on property can be accessed if dry storage space is needed. Firewood (one bundle & kindling) and fire pit will be provided. If you would like additional firewood during your stay, please use the "add-on" feature and select how many bundles of wood you would like. Pets are also welcome, but please review the pet-deposit under "add-ons." Campers are expected to bring their own accommodations: Tent, Sleeping Bag, pad, cooking stove/ fuel, etc. For bikers and backpackers, the extensive back roads of Peacham, VT as well as the hiking of Devil's Hill and other parts of Groton State Forrest should provide ample space for discovery. Not to mention the pond itself for boating enthusiasts. Currently, power and cell service are non existent on the property. Quiet camping generators are not discouraged so long as they are not in use during quiet hours. Just remember that Cell service is SEVERELY limited and you're encouraged to download any media prior to arrival. If at any time you need our assistance the closest signal is the interstate. If you require a more tailored experience, we can make arrangements to meet you at your arrival to ensure a smooth transition to the campsite. Any other questions, Just ask!

The 20-foot diameter yurt was spacious; we had plenty of room to set up our camp kitchen inside. The yurt was well-lit with electric lights, and the hand-pumped water source was close. Cliff is a great host, providing detailed information and checking for any special requirements in advance and stopping by at the beginning of our visit to answer questions.

What an incredible adventure getting to stay in the Magik Cabin! Nick was kind enough to bring our stuff up via snowmobile so we could snowshoe up with our dogs. It was a beautiful, easy walk and well worth it. The cabin is such a cool place with so much to see and great views. We were nervous about being warm but it was -6 degrees at night and we were VERY toasty with the wood stove. The sauna and cold plunge is also a must!

Nick is so great! We stayed on 12/20 at the Magick Cabin Adventure. It was so fun and cozy and a perfect weekend getaway. When we got there he offered to dive our stuff up on his snow mobile since it had snowed. Told us the story of what inspired him to build the Magick Cabin and it was so fun! I love how interactive the experience was. And Nicks ability to use every inch of space in that cabin was incredible. You can tell he put his all into it and all the tiny details. Was incredible to see. The best part was Chaga, his dog, he stayed up at the cabin all night making it feel super safe. He is very friendly and our 3 dogs loved him.

We had a wonderful time at the Magick Cabin! We booked the cabin for a weekend get away with the dogs, but never expected to have an “escape room” experience with the puzzles and clues Nick designed into the cabin. Needless to say, we had a lot of fun staying in the cabin and trying to solve the puzzles Nick thoughtfully integrated throughout the cabin!
We stayed on a cold night, but between sleeping bags and keeping the fire going, the cabin was warm throughout the night. Overall, we found the cabin to be cozy and inviting. There were sitting areas with beautiful view not to far from the cabin and the out house is a short walk. Chago checking up on us throughout the night was extremely precious and cemented the stay as a great experience.

Lovely, secluded campsite in the woods. Potable water and trash (plus recycling and compost) located at the barn, about 300 ft away. The provided firewood was excellent, kept dry underneath a tarp at the site. Picnic table and bench, as well as two Adirondack chairs, were a nice touch. The composting bucket toilet, located under a small permanent structure at the site, was very clean and did not smell at all.

Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit.
The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely.
I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor.
If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe.

Weekend Trip to Broadfork Farmstead
I really enjoyed staying on the bus—it was such a unique experience! I was grateful it was available for a last-minute booking that same night.
Carol’s communication and responsiveness were excellent, making check-in smooth even with my late-night arrival.
The bus itself was cozy and charming, set right on the farm with a clean outhouse just steps away, equipped with a motion light for nighttime use. Inside, the space was thoughtfully arranged with a small table, chairs, two sofa beds, and foldable mattresses. The bed was surprisingly comfortable, and each window had blinds to block out light.
It was a cold night, but I came prepared with sleeping bags, extra blankets, and heating pads. Carol also offers a space heater as an add-on, which I’d recommend during cooler seasons!
A pleasant surprise was the power bar which was so useful for charging my devices and the bus also had reliable Wi-Fi!
I only stayed one night but wish I’d had more time to explore the farm, there were adorable animals on my way out! I also wish I’d tried the breakfast add-ons as they looked delicious.
Overall, it was a memorable stay that I’d definitely recommend. I got to tell all my friends that I slept on a bus and had a great story to tell!

We loved camping at Free Verse Farm! The area was beautiful and the view was stunning! They were gracious hosts and I would recommend this site to anyone for a rural getaway. One note: I drove in with a Subraru Impreza and did scrape the bottom of my car a little (no damage though), even going very slowly, on a few spots. I would suggest making sure your vehicle has enough clearance to make the drive up to the site. Otherwise, it was a wonderful stay!
The toilet is really cool and clean, too!
