Heavily wooded forest with pine, maple, oak and birch. Undeveloped and quiet. The property is home to numerous bird species, deer, wild turkeys and squirrels. Occasional howls from distant coyotes and infrequent raccoons.
The campsites are located on a hill dominated by tall pines overlooking the east facing property. Secluded, but only a 700 feet from the main residence. Only 1 1/2 miles P.J Hoffmaster's State Park and a 10 minutes ride to Grand Haven State Park/Lake Michigan.
Campsites are rustic but we provide camp toilets, a picnic table and a waste container. Fresh water is available at the barn. We also provide a shelter (Gazebo) with picnic tables and a charcoal park grille. A large community fire pit is available with wood provided for a small cost ($5 per bundle - cash or Venmo) by the hosts. A rinse off station has been recently added located next to the barn!
When arriving please drive to the end of the driveway towards the last house. The Flipside Acres sign will be on your right side. Drive down the gravel entrance and park where indicated by the red barn.
All sites are a short walk from the parking area (500ft) and carts are provided for your use. If needed, we can also provide transportation using our UTV. Tent sites are not accessible by car.
We also offer free coffee at the Gazebo near the barn and have recently added a rinse off station as well featuring a limited supply of warm water!

Welcome to our little slice of heaven along the Grand River in Grand Haven, MI. Voted one of the best places to visit in '22 and '23. Our property is at the end of a private road and has been in the family for decades. We fondly refer to it as One Grand Place and we are excited to be sharing it with you.
We have 2 parcels of land. Each would be just for you and only you. It's like having your very own private property when you are here.
One parcel has only 1 RV site with a cement pad, parallel to the river. Can accommodate 1 RV up to 30' (NO Class A's allowed). 30/50/standard 110 electric and water hookup. Pump out is available for a fee.
At the far west end of the property is our second parcel with 1 very large grassy RV site along the river with 30 amp and standard 110 electric and water. RV up to 30' (NO Class A's). Pump out is available for a fee.
If you don't have an RV, no problem. Rent our elevated popup RV.
There is plenty of room to set up games, fish, play with the kids or the dogs, etc. What's not to like?
Property is adjacent to Connor Bayou County Park and surrounded by natural wetlands. So, we are a perfect place to unwind, chill, enjoy fresh air and picture perfect sunsets.
Boating, swimming, jet skis, kayaking, paddleboarding, fishing are just a few things to be enjoyed on the water. There's a public boat launch just a couple minute ride and Connor Bayou Park has a kayak specific boat launch. Or, you can also drop a kayak in at the very west end of our property right from shore.
Hiking, biking and wildlife/bird/eagle watching are also options. Lake Michigan beaches, various state/county parks, downtown Grand Haven's shops and restaurants are just a short drive away.
Holland is about 30 minutes south. PJ Hoffmaster State Park is 25 minutes North. If you are a thrill seeker, Michigan's Adventure Amusement and Waterpark is 40 minutes North in Muskegon. Grand Rapids is 40 minutes to the East. There are also many wineries, distilleries, ciders and craft beer in Southwest Michigan as well as "you pick" blueberries and many festivals in the summer. Bottom line....there is plenty of things to do and see during your visit. You can be as active or as chill as you want to be.

Absolutely loved our stay on Doug and Kerri's property! The views are just stunning! And to be right there on the Grand River was really a huge privilege, no crowding, it's quiet and you have big solid fire pit. You can fish directly from your site. The property is beautifully maintained and Doug and Kerri think of it all when it comes to providing amenities (Grill, Cornhole, games, firewood, outhouse, solar shower, pump out service, etc...). They are great about communicating and getting you to the property and set up. I am so glad we stayed here and I sure wish I lived closer as I would be there often. Highly recommend!

Wonderful place to stay, whether you are here for mountain biking, water adventures or just looking for a place to rest and relax. Mark and his wife, Amy, were wonderful hosts. We stayed in one of the 4 non-electric camping spots which easily accommodated our 22’ Sprinter Campervan. Our site had a fire ring and picnic table and was a short walk to the beautiful communal fire pit area and fantastic outdoor shower. Everything was clean and well maintained. I highly recommend a stay at Dragon Adventures Base Camp.

The location is absolutely perfect—situated right next to the legendary Dragon Trail, it's a dream come true for mountain bikers and hikers. You can literally roll out of your tent or cabin and be on the trail in minutes.
The facilities are fantastic and show a real thoughtful approach to camping. The outdoor showers with hot water are a massive plus after a day of adventuring, and the "beer garden" area is a great communal space to relax, play yard games, and connect with other campers around a fire pit.

Just spent three nights in the rustic area, in my camper van. The outdoor shower is fabulous, and the numerous well-positioned porta johns are sparkling clean. We were a group of three, and the rustic sites were perfect for us: enough space for all, picnic tables, fire rings, a head...we had a blast. There's access to the Dragon trail a very short distance from the camp; if you haven't ridden it (or hiked it), get to it, it's awesome! This place is already amazing, and the Deerings are just getting started!

We had a great and relaxing time at One Grand Place! Thank you Doug & Kerri for being so responsive and for your recommendation to Crossroads Blueberry Farm, we loved their pie, donuts and Blueberries! You can tell by the care you take in your site by how clean you maintain it, and that’s appreciated. While we didn’t use the portable shower, my husband used the porta potty as we were leaving he mentioned it was clean and had a surprisingly (and appreciated) pleasant odor ;) Thank you for all of your help, your rv site is just what we needed. We usually like super secluded and private and although you had visible neighbors it still felt very peaceful and private. Very spacious. Doug and Kerri were super kind and helpful. I loved that we had the ability to cast a fishing line from camp all day. The community grill came in handy too as our fire pit tripod grill lost a leg. We didn’t use the shower bags but it was a great idea. Restroom was a porta potty but kept very clean and we ended up being the only family there using it anyway. Great spot.

I had an absolutey, wonderful time on Doug and Kerri’s RV/tent sites. Doug was amazing upon arrival including guiding me into my RV site (1st time solo rv trip). They have a porta potty on site that was very well maintained. The site was clean and beautiful! The sunsets and sunrises were absolutely incredible! I will definitely return someday! They were even gracious enough to mail out my postcards!

The Cedar campsite at Flip side is such a fun spot. The hosts have set up a lot of nice things -- picnic table, community campfire spot, covered area, hiking trail, even a zip line!! We relaxed with our dogs, and watched the peaceful turkeys and deer who live nearby. Our truck camper is 10 and a half feet tall, perfect height to fit beneath the entry sign! Spring Lake is a beautiful community and a quick drive to Muskegon, Grand Haven and points beyond.

Site was clean and located close to host's home. Property was beautiful and peaceful. Our hosts could not be nicer and very accommodating. We were in town on personal business and thoroughly enjoyed our stay. We have already booked our second trip and are looking forward to it!

We absolutely loved our stay at this Hipcamp! From the moment we arrived, we felt completely relaxed. The location right on the Grand River is truly fantastic – being able to put our kayaks in directly from the site was a massive highlight and made our water adventures incredibly easy. For anyone looking to stay active, the proximity to the M-231 trailhead is a huge plus; we really enjoyed biking the greenway
Beyond the perfect setting, the hosts were simply amazing – extremely friendly and super responsive.
If you're looking for a peaceful, well-equipped, and incredibly scenic spot with wonderful hosts, this is it. We can't wait to come back!
