Camping is easy with washer, dryer, fridge, stove, microwave, dishes, coffee pot, toaster and blender, all in an air-conditioned shed. Don't want to cook inside? Use the propane Jennair grill with gazebo and lights. Clean up is a breeze with our stainless steel triple sink and 4 gal hot water tank.
We're one block off US1 and 10-15 minutes by car to beach and downtown. Hang out around our stone fire pit or sit at our 6 person table with solar powered lighted umbrella. Call us bias, but there’s nothing better than small town life. When the "blue roof cottage by the tracks" (yes, it used to have a unique blue roof) hit the market in early 2021, we knew it had to be ours! We purchased it & flipped it into a vacation home for guests of Folkston .. and The Conductor's Corner was born. The Conductor’s Corner features 3 premium RV sites directly on the rail lines of the Folkston Funnel. This railfan's dream neighbors the Folkston Railfan Train Platform. The spacious concrete pads are perfect for a night of watching trains under the stars.

A quick 3 minute walk from the Conductor’s Corner will lead to the heart of Main Street where visitors will find a plethora of hidden treasures: coffee shops, boutiques, local eateries, the Train Museum and so much more. Guests could spend a day exploring the habitats and waterways of the Okefenokee Swamp or take a short drive to neighboring communities such as Cumberland Island, Savannah, Golden Isles or Amelia Island or Jacksonville in Florida. All the comforts of home and the utmost southern hospitality are included in your stay on our corner.

You'll have the camp site all to yourself--we sometimes need to water the garden, but otherwise avoid the camping area when it's occupied. Enjoy a variety of seating areas on our half acre lot full of fruit trees and flowers, or watch the sunset from the hot tub. Camping is easy with washer, dryer, fridge, stove, microwave, dishes, coffee pot, toaster and blender, all in an air-conditioned shed. Don't want to cook inside? Use the propane Jennair grill with gazebo and lights. Clean up is a breeze with our stainless steel triple sink and 4 gal hot water tank.
We're one block off US1 and 10-15 minutes by car to beach and downtown. Hang out around our stone fire pit or sit at our 6 person table with solar powered lighted umbrella. Wifi, electric and water included. Porta potty and outdoor shower with 8 gal. hot water tank. Two large outdoor sinks, one with 4 gal. hot water tank. Amazing site. One of the best campsites I have stayed at. I spent the trip with my son and we had an incredible time. The site is spacious, flat, and well laid out, which makes it great for families and groups. The fire pit and seating area made evenings easy and relaxing, and the grill and picnic tables were well positioned and practical. There is plenty to do without leaving camp, but town is close for food and supplies. Walmart is right off the highway, and there are solid local spots nearby, including a fun vinyl record shop in town. We enjoyed it so much that we already booked the site again and are bringing our whole family back in a few weeks.

Friendly host, great camp spot with a white-sand river and beautiful woods. The grounds were full of amenities like fire rings, hammocks, and chairs. There were even extras such as a trampoline and various yard games. The gated site made the whole place feel safe and secluded. We were only one of two groups there during our stay. By far, these were some of the best outhouses I’ve encountered—complete with working lights and a hand-washing sink between the two stalls. Definitely a place worth staying!

Destination Sunset was all that we expected and more. We stayed 5 nights with a 32’ camper. The large cement pad gave us room to set up the camper and really stretch out for outdoor movies, relaxing, and enjoying the view.
The lot is secure where we felt safe to let our 3 mini-schnauzers roam and explore without losing sight of them.
They had plenty of room to run and play. The host was very kind and helpful. There was firewood already split for us to use for a small additional fee.
The lot was easy to find and absolutely beautiful. There are mature trees with Spanish moss hanging everywhere. There is plenty of shade. String lights and a security light provide just the right amount of light once the sun goes down.
This was by far the nicest site we have ever stayed at. The sunsets are breathtaking. The Adirondack chairs around the fire pit is the perfect place to watch the sky light up over the water. We had a great vacation and will definitely stay here again in the future.

They were very friendly and took time to show us around the property and even shared a cutting of a plant from her garden. This place was very clean and had great outdoor areas for us to hang out. We had an amazing stay at Blackwater Ranch! From the very beginning, the owner was wonderful to work with and communicated clearly and promptly, which made everything so easy and stress-free.
The property itself was beautiful, peaceful, and exactly what we were hoping for. Everything was clean and well maintained, and the bathrooms were spotless, which is always a big plus for our family.
We truly enjoyed our time here and couldn’t have asked for a better place to relax and unwind. We will definitely be recommending Blackwater Ranch to friends and family and look forward to staying again in the future!

This was a dream Hipcamp! So many amenities that made camping easier (sinks for washing dishes, brushing teeth), a clean portapotty, and a magical shed with a fridge AND washer/dryer. What an amazing camping spot! Better than we even expected and we’ve already booked our next trip. Many more visits to come! Super easy to find as well.
The space was great, full hook up for the camper was great, the fenced in acre yard for the pups was great, the views are incredible, ability to fish, paddle board, relax on the dock, launch a boat if you have one or use the canoe and kayaks they have! The peaceful mornings, days and nights by the campfire plus firewood access. Literally everything was wonderful. I can’t say enough good things!
To top it off, Tim and his wife were very kind, accommodating and helpful in every way needed. There’s also access to a Publix and other shopping that’s not too far away if needed. This will be our regular camping spot. Keep in mind..the pictures in my review aren’t filtered. The views were just this perfect! Thanks again for everything Tim! We can’t wait to come back!

We have family in JAX and spent 11 nights at Kenny's property. We were super stoked to discover it and will be coming back on subsequent trips! The site is large, quiet, and convenient. Kenny was gracious and let us take our grandkids fishing (catch and release) on his private pond. We made some great memories with our two older FL grandkids catching bluegill and bass. Full hookups were a plus! Be sure to bring a 50-amp adapter plug. Amazing stay!
