When the "blue roof cottage by the tracks" (yes, it used to have a unique blue roof) hit the market in early 2021, we knew it had to be ours! In a small town in the south, where the Okefenokee Swamp runs deep and railfans thrive, the Conductor’s Corner stands out. The Conductor’s Corner features 3 premium RV sites directly on the rail lines of the Folkston Funnel. This railfan's dream neighbors the Folkston Railfan Train Platform. The spacious concrete pads are perfect for a night of watching trains under the stars.

Campsites are on a small horse farm located just 4 miles from downtown St Augustine and 5 miles from Vilano Beach. Many hiking and water activities within 30 minutes.
You select the space you where you wish to set up camp.
The entrance off the dirt road is tricky for large rigs or trailers more than 35' may not have easy access.
Our sites offer potable water, a shower, picnic tables, a toilet, wifi, trash disposal, space for campfires, and we are pet friendly!

Bring your tent, van or small camper and share our slice of paradise! You'll have the camp site all to yourself--we sometimes need to water the garden, but otherwise avoid the camping area when it's occupied. Enjoy a variety of seating areas on our half acre lot full of fruit trees and flowers, or watch the sunset from the hot tub. Camping is easy with washer, dryer, fridge, stove, microwave, dishes, coffee pot, toaster and blender, all in an air-conditioned shed. Don't want to cook inside? Use the propane Jennair grill with gazebo and lights. Clean up is a breeze with our stainless steel triple sink and 4 gal hot water tank.
We're one block off US1 and 10-15 minutes by car to beach and downtown. Hang out around our stone fire pit or sit at our 6 person table with solar powered lighted umbrella. Wifi, electric and water included. Porta potty and outdoor shower with 8 gal. hot water tank. Two large outdoor sinks, one with 4 gal. hot water tank, the other one shares the 8 gal. tank with the shower. Two locked gates in our chain link fence allow most RVs the option to pull through or back in. Water and 30A electric hookup located at corner of concrete pad, next to the Jennair gas grill. Relax on our Broyhill couch and easy chairs under the awning, and enjoy our latest addition, a fire table. Hang out in the new gazebo with mosquito netting and fabric panels on a Trex deck with a polycarbonate roof. Keep an eye out for hawks, owls, osprey and ibis. If you are extra lucky, you might spot our resident gopher tortoise! (If you do, please enjoy from a distance, they are protected.)

Our two level (full hookup) RV pads are on beautiful Anastasia Island within walking distance to the Atlantic ocean, Pier Court Park and the St. Augustine Amphitheater. Anastasia State Park is within a mile. St. Augustine is just over the Bridge of Lions three miles away.
Each pad has its own furnished patio and small green yard space. We have a small fishing lake in the back yard (unfenced). There is a national bird rookery preserve a few blocks away so the bird watching is wonderful. There is an alligator farm and a dolphin aquarium on the island., as well as a historic continuous working light house and Maritime Museum. Our pads are just across the Bridge of Lions (2 miles) from the Oldest USA city, St. Augustine, Fl. The historic Fountain of Youth is here along with Castillo de San Marcus National Monument, St. George Street, the historic district plus many other attractions.
We have two level paver RV Pads. They both have electric, black and grey water cleanout, fast high speed internet (full hookup). They each have private patios for picnics, socializing, and relaxing. Both pads have high speed internet.
Pad 1 accommodates an RV up to up to 28' in length.
Pad 2 accommodates an RV up to 34' in length.
We accept small Class A Motorhomes (34' and under), Class B, Class C, Small 5th Wheel, Pop-up Campers, Vans and Travel Trailers.
Sorry, no tent camping is allowed.
There is also a large back deck with picnic area overlooking the small fishing lake in the back yard.
We enjoy meeting fellow travelers and sharing our paradise island.
We are LGBTQ friendly.
Our neighborhood is quiet and safe.
The location has easy access to great adventures, history and wonderful memories may be made here.

This was our third trip out here. We usually book one of the larger sites, but this one was perfect for a weekend with my son.
Site #2 is simple, quiet, and private. Easy drive up access. Plenty of room for a tent and a solid fire setup. The river access is the highlight. Calm water. Clean shoreline. Great spot for morning coffee and winding down at night.
If you are bringing a larger group, book one of the bigger sites on the property. For two people, this one is dialed in.
Host communication was clear and consistent as always.
We will be back.

We showed up at Deep Bend Landing for just a nights stay while passing through. Passing through sounds interesting in this area because this campground is waaaaay back in the country, but my wife and I are photographers—having a hobby side with abandonment, etc. There’s plenty of this genre in the deep country of Georgia.
Even though I didn’t get the notifications, Ron worked hard to contact us so we would not be lost when we got there. Meeting with a smile and handshake, he showed us to our location and offered any answers to questions we had.
A little about the campground. This is a no frills location. While that does not appeal to some, it’s an absolutely dreamboat to people like my wife and I. The area was so peaceful and the campground was extremely quiet and peaceful—despite having multiple spots filled. The sites were spacious with lots of shade. This is the PERFECT campground for people who just want time in nature—camping. While we were just passing through this time, we’ve discussed returning on another date to possibly stay for a few days and comb the area for photography treasures.

Robert was super kind, greeted us and provided a bag with pamphlets on what to do in the area.. we stayed 2 nights, ate dinner on the bistro table provided, it rained the second night so we hunkered down.

What a perfect location to visit st Augustine. We were a few min drive to the beach and ten min to downtown. Robert was such a nice guy, gave us our privacy, even though this is a driveway at his home. Neighborhood was quiet and small family homes. Was such a nice break from rv parks. We will be coming back 100%!

Stephen is super nice and the site is easy to get in and out. We stayed 3 nights. It was nice and quiet. We liked the patio and the picnic table and everything was nice and clean. Wifi worked great. The dump station was a bit of a challenge as it sits high so a bit difficult but doable. We appreciated the full hook up. Would stay again.

We enjoyed our stay at Ryan’s Place. It was exactly what we needed for the weekend to explore Saint Augustine. Ryan was very helpful and friendly when we pulled up. The lot was quiet and our cats had lots of birds to watch out the front window. We would definitely recommend and stay again when passing through the area.

Group trip
Our small men’s Christian group camped at Blackwater during the freeze of 2026, and it was an amazing experience despite the cold. The large pavilion was a game changer, cutting most of the high winds and giving us a great place to gather.
The sunsets were incredible, and the full moon at night paired with the firepit, adult beverages, and campfire stories made it a trip we won’t forget. We’ve camped at hundreds of campgrounds, and Blackwater is easily one of the best in Florida. Clean bathrooms, a great host, and well-maintained grounds made it easy to unwind and unplug from everyday life. We’ll definitely be back each year.

I enjoyed camping on Robert’s and Sherri’s land. Robert was very responsive to our needs and showed us everything about the property. I would camp here again and my wife enjoyed her stay as well.

Our favorite campsite and host! Perfect for families and we brought our dog this time and he loved it. Multiple sites that are far from each other so even when it was full, we were fully secluded. Hammocks, bathrooms, amazing fire pits and the outdoors... what more can you ask for.

Probably the best and most relaxing 8 nights we ever spent camping. We had 10 acres fenced in and there were 6 horses in the 20 acre field in front of us. We could let the pups out and they loved the horses and the horses were interested in them. We could only see one house in the distance and it was in the suburbs of Jacksonville Florida and close to everything. The site had complete hookups including water, sewer and 50 amp electric.
If you need to camp near Jacksonville this is the spot you want to use.
