Welcome to the Scott Ranch located 10 minutes east of South Fork, CO. Our ranch is easily accessible via a flat, state-maintained road, just seconds off Highway 160. Our family purchased the ranch a couple years ago. We are native Coloradoans who are interested in conservation. The Scott Ranch is a 147 acre, conserved ranch and boasts some of the most beautiful riparian grassland in the valley. We have hundreds of tall cottonwoods bordering 7/10th mile of private, gold medal water on the Rio Grande river. There are literally thousands of species of plants and animals on the property. Come enjoy the incredible sunset views from the firepit perched high above the large pond and be prepared for one the best stargazing experiences in the valley! Please know that we are not an RV park, nor do we want to be. We have only three sites overlooking the lower river corridor. This is intentional because we want your experience to be focused on the beauty of the ranch. The sites are flat and relatively private. Each site is 26x80 (easy pull through) with individual access to power (50 amp, 30 amp and 110 outlet) and water. There is common area that includes a large firepit, small table and charcoal grill for your enjoyment. You also have immediate access to a septic system station next to the sites, at your convenience. The Scott ranch is a working ranch. The lower corridor of the ranch will have livestock (cattle) grazing for several weeks out of the year. (Calving season is adorable!) For insurance reasons, guest access to the lower pastures and river corridor -- defined as any part of the ranch beyond the RV sites -- is only allowed through a separate reservation. If you are interested fly fishing our gold medal waters or simply want to explore the ranch's forest and pastures, please book an RV site first. Access to any part of the ranch beyond RV sites is foot traffic only and 75$ per person per day, unless otherwise arranged. It's first come first serve, limited to one group per day (arranged separately after the RV reservation is paid). Yes, we've allowed riverside camping -- a truly epic experience -- with trust and prior authorization. Fishing is limited to fly rods only. Artificial flies only. Catch and release only.

Lance is an exceptionally courteous and responsive host. His land is truly spectacular. It's a private paradise for people that want to get off the beaten path with a camper. The river is beautiful and this spot it is totally worth the price. It may not be everyone's cup of tea without the amenities of a campground/RV park, but if you don't want all that and are looking for quiet breathtaking views, with space for your fur babies to frolic through fields and swim in the river, this place is for you. I'm so grateful I was able to spend time here and will likely return next year!

This is a great spot and I highly recommend this to anyone and everyone. First… the communication was great with Lance who kept in contact and answered questions promptly. Second… the property is amazing. Just a few miles south of South Fork, Colorado on the Rio Grande River. Beautiful views, wildlife and tranquility. Third…easy access off the highway. There are three RV sites with hookups (H20/elec) but they are very close together. We opted for boondocking on the property further away and had a beautiful site in the woods. We were within walking distance to the river and small lake. Fourth…we were able to empty our tanks upon leaving in a very clean and easily assessable water/waste disposal site on the property. Fifth…we had our two dogs who were able to roam freely which is nice. Sixth… price $100/night which seemed a bit high but let me tell you it’s worth it. Lance has invested a ton of money into this project so I get it. Colorado is notorious for fees and taxes and I bet he has plenty of expenses to go with this site. Finally…you cannot go wrong here. There was a ranch hand lady who was on the property and very kind and helpful if needed. We had the place to ourselves, which was great. The RV sites would be a problem for me if others were camping at the same time l, but we always avoid RV parks for that reason and it may not be a problem for others. Please look at this site if your head g to South Fork. It gets a five star review from me!

We are closed for the season. PLEASE READ IN ITS ENTIRETY The Rabbit Hole Ranch offers beautiful night skies with little to no light pollution and unobstructed views of the majestic Blanca Massif. The Great Sand Dunes and Zapata Falls is just a (gorgeous) 35 minute drive. Camping here at the Rabbit Hole Ranch is primitive and dispersed (no numbered sites) and there 30 acres available for you to use. Just follow the signs to the designated area and pick out a spot you like. Some spots have fire rings, some don’t. We are working on getting more, but in the meantime you’re welcome to bring your own. Or feel free to dig out a little hole. It works great and is easy to extinguish when you fill it back in and bury it. Please do not bury any trash. Typically, you will experience a rare kind of solitude and silence that feels…. other-worldly, with incredible sunrises and sunsets filling the enormous skies. On holidays, however, expect it to be busy. Our dogs are working dogs and they are more than happy to help keep you and your pets safe. Please help make their jobs easier by not leaving any food or trash in or around tents. Please keep your pets on leash or under control until you’re comfortably certain they get along with our dogs. And please report any issues promptly. This year we have a new Great Pyrenees to greet you, her name is Boudicca and she’s excited to meet everyone! Returning this season is 12 year old KayLee, also a GP and and Finn, our little dude from Alaska. Quiet time begins at 10:00 pm. Note: Holidays still offer the excellent location and spectacular views, but are likely to be less quiet and far more busy. We typically do not strictly enforce quiet time during holidays.

Property is within close vicinity to the center of town. Property is a half acre, shared with a young family, half of the property is separated by a brick wall. Property has access to village water, a clean porta potty, newly built wooden table, many shade trees and a fire pit. Cuesta Verde is 7 miles from the wild rivers recreation area which provides many different activities which include hiking to the bottom of the canyon where individuals can experience a whole different atmosphere with the mighty Rio Grande running along the bottom. Many biking trails mountain and Road provide for adventurous fun. And don’t forget to look up at our beautiful mountains and landscape surrounding this area. 13 miles to the east of us is the Town of Red River where there are so many different activities taking place throughout the summer, fall, winter, and spring months. Ski lift provides breaths of fresh air throughput the summer months and an abundance of snow throughout the winter months provides some class A skiing. 25 miles to the south of Questa is the Town of Taos which also provides many different activities. The Gorge Bridge just west of Taos provides for some excitement 650 feet above the Rio Grande. Taos Pueblo our nearest indigenous have lived in these mountains and landscape surrounding for longer than a 1000 years. Lots of history here. As the Scenic Passenger Train is heard in the distance you'll look up towards Mount Blanca and imagine your next adventure living among the wildflowers of this High Desert Mountain Hipcamp. After recovering from a wildfire, the ancient sage brushes that had previously made the land harsh and unwelcoming are nearly gone, replaced with an abundance of grasses and wildflowers if blessed with rains. Open Land as far as you can go to the East you'll follow the Coyote canyon to high mountain lookouts. There are old logging maintenance roads you could take advantage of, so Hike, Bike or Motor around the local area. Fort Garland and Blanca have a community center (pool), septic dump and water fill and can provide groceries. The Great Sand dunes are about 45 minutes away. The Sand Dunes swimming pool, fed by a very hot artisan well is about an hour away. Mountain Home Lake is also within 1/2 an hour or so for fishing/water sports with a nice boat ramp. Escape from light pollution like never before, a clear night sky will make the whole trip worthwhile! Lots of wild life and you will most likely see some deer, hear the coyotes, and count the different colors of the humming birds. You can book a train ride out of Alamosa, and visit the local historic towns. The views will make it hard to leave the campsite, but there are tons of experiences and things to do in the area so make sure to do some research before you arrive.  The weather and wind can be unpredictable in the mountains, so be prepared.  There are two entrances onto the property, one at the bottom and one at the top. You can avoid some wind by camping near Lewis-Smith Rd at the lowest part of the land.  Also, the site can accommodate large trailers/RV's but just make sure to plan your entrance/exit carefully and don't go to far down the hills.  Just choose a wise spot to park if in a big rig.  There are some small tires around that you can use to sit on or if you dig a hole that you fill in before leaving you can make a temporary toilet.  Make sure to haul out all your trash and leave the site cleaner than it was when you arrived and respect the land.  If you do come across a mess from the previous camper and clean it up, just let us know and we will give you a refund for the night. We have 1.75 acres.  The history of this property is interesting, varied and historical.  During WWII the property was used as a detainment camp for German POW's.  They were transferred here from Trinidad and Walsenburg CO to work with the farmers in the community, working potatoes.  It was a happy, fruitful work situation and some of the farmers/POW's became good friends, even traveling to visit each other after the war.  Parts of the building are still there. Serendipity.  The land has served as an auto junk yard, repair shop, metal scrap yard, thrift store and more.  As we have worked on the property we have found many treasures that are working their way to the surface.   The location of the property we feel is perfect.  You can get everywhere from here.  We are in the city of Monte Vista limits, town is walking distance.  It sits in the middle of what makes the valley thrive.  Farming (Cows & hay) to the East.  There is also a beautiful view of Mt Blanca and the Sange de Christo mountain range.  When the sun sets you understand the beauty of the mountain and understand why is was named Blood of Christ. There is one fire pit for now, but working on others.  Some firewood is provide.  There are picnic tables in the community area and we are moving toward a working community kitchen.  We are still doing improvements and setup but would love to have you stay with us.  We welcome feedback.  There are 2 porta potties and some non-potable water to use.  For now, come and set up camp where you please.  The tents are not ready yet as we need to glamp them up a little.  Will get them listed as soon as they are ready,  We do allow pets, on leash in the campground.  One of the other amenities we are building is an agility dog park that will be available to campers and members from the community.

Welcome to the Scott Ranch located 10 minutes east of South Fork, CO. Our ranch is easily accessible via a flat, state-maintained road, just seconds off Highway 160. Our family purchased the ranch a couple years ago. We are native Coloradoans who are interested in conservation. The Scott Ranch is a 147 acre, conserved ranch and boasts some of the most beautiful riparian grassland in the valley. We have hundreds of tall cottonwoods bordering 7/10th mile of private, gold medal water on the Rio Grande river. There are literally thousands of species of plants and animals on the property. Come enjoy the incredible sunset views from the firepit perched high above the large pond and be prepared for one the best stargazing experiences in the valley! Please know that we are not an RV park, nor do we want to be. We have only three sites overlooking the lower river corridor. This is intentional because we want your experience to be focused on the beauty of the ranch. The sites are flat and relatively private. Each site is 26x80 (easy pull through) with individual access to power (50 amp, 30 amp and 110 outlet) and water. There is common area that includes a large firepit, small table and charcoal grill for your enjoyment. You also have immediate access to a septic system station next to the sites, at your convenience. The Scott ranch is a working ranch. The lower corridor of the ranch will have livestock (cattle) grazing for several weeks out of the year. (Calving season is adorable!) For insurance reasons, guest access to the lower pastures and river corridor -- defined as any part of the ranch beyond the RV sites -- is only allowed through a separate reservation. If you are interested fly fishing our gold medal waters or simply want to explore the ranch's forest and pastures, please book an RV site first. Access to any part of the ranch beyond RV sites is foot traffic only and 75$ per person per day, unless otherwise arranged. It's first come first serve, limited to one group per day (arranged separately after the RV reservation is paid).
