We have almost 40 acres of beautiful land that is scattered trees in a field and more forested areas. We also have mountain views depending on where you stay! We are right next door to the Pineries Open Space which is a 9 mile trail that you can hike, bike, or horse ride on. It also connects (by crossing a road) to Section 16 which is another 4 mile trail. You can bring your own horses and for a $50 fee we will set up corral panels for your horses to stay. We have farm animals that will be wondering about the land at times. We have water up at our home that you can use to fill up your campers with water or any water containers you need to fill. The park, that you would have a gate to walk through that connects to our property, has a vault toilet. At certain times we offer farm experiences at additional charges. Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

No smoking of any kind anywhere on the property. Smoking at the end of the driveway is also unacceptable.
No open flames of any kind in the space or on the property.
Fire danger is great in our dry climate.
This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too.
COLORADO WINTER TRAVEL:
There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome.
If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often.
If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate.
Use caution during any snowfall as ground can become unexpectedly slippery.

My dog & I very much enjoyed the peaceful seclusion and excellent hospitality provided by Mary Anne & Alex.
Their property is exactly the kind of remote tranquility I seek in backcountry drycamping settings (they have shorepower available, but I didn't need it during the 5 days)
Mary Anne's homemade muffins were an unexpected treat!
I would just recommend that campers be aware that rain can make for slickly surfaced unpaved, but graded roads.
The terrain is only slightly sloped, without rutting ...so high clearance isnt needed: Nonetheless, I lost traction, was sliding a bit until locking hubs & using 4WD.
A great secluded refuge overseen by very nice hosts. Two thumbs up!

We enjoyed our stay on Mike and Holly’s land. The space was big enough for our Class A and the spot was pretty level. Our kids enjoyed the wooded area with the hammock and a little cabin. We appreciated the set up with picnic tables and a few chairs we could lounge in without having to drag out all our stuff. It was peaceful in the morning and quiet enough we could hear the birds. It was much better than staying in a typical RV park with everyone so close together. We would definitely consider staying again in the future.

First, Rim was amazing! He greeted us and made sure we were all settled in. He was helpful in answering our questions about the area and just a really nice guy! The Sanctuary is just that. Waking in the morning to mist rising off the pond and the sun peeking over the top of the ridge was a wonderful way to start the day and the property offered ample area for our dogs and 10 year old to explore. I would and likely will camp here again. Thanks for sharing your wonderful property with us!

What an incredible spot to stay. We were on the road just passing through and didn’t have time or energy to find a campground so we ran across this amazing spot right across from the red rocks open space. It was perfect and just what we needed for a safe easy stop for the night.
We hiked 6 miles the next morning with our two dogs
The host was amazing and communication was great. Would definitely recommend and would definitely stay here again.!!!

I have no clue how we didn’t know about this place sooner! I don’t think I have been so happy with an RV spot for a while. Not only the sites are great , but if you have a horse , you can bring it too ? Wow ! On top of that , there is shooting range on the property, tower where you can look at the stars , you can stay in a cabin , tiny home , RV or a tent . Want to try riding a horse ? They offer lessons , and if that isn’t your gem , you can rent an ATV or simply go for a round of pool in rec center. Did I mention hot tub and sauna ? Yeah , they have that too!

What an amazing experience this was, staying at Erin's hostel! I'd never been to a hostel before but can say with confidence I'll definitely come back through the next time I'm in Colorado Springs. The atmosphere was welcoming, supportive, and I felt extremely safe. It felt a bit like a grown-up summer camp--there were activities every day, nightly dinners (for a super reasonable fee), and it was the perfect place to set up with my shuttle bus for a couple of days as I passed through. I would highly recommend it!

Mary Anne's muffins are out of this world delicious and the size of my head!
