There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends.
We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and .

IN CONSIDERATION OF the risk of injury that exists while participating in CAMPING (hereinafter the “Activity”) at Standiford Ranch LLC with restricted access to horses, donkeys, goats, dogs, and other various farm animals, and
IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in the same:
I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I am aware of the risks associated with participating in this Activity, which may include but are not limited to physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I understand that these injuries or outcomes may arise from my own or others' negligence, conditions related to travel to and from the Activity, or from conditions at the Activity location(s). Nonetheless, I assume all related risks, both known and unknown to me, of my participation in this Activity.
I agree to indemnify, defend, and hold harmless the Releasees against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation, or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs.
I acknowledge that Releasees are not responsible for errors, omissions, acts, or failures to act of any party or entity conducting a specific event or activity on behalf of Releasees. If I require medical care or treatment, I authorize Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) to provide all emergency medical care deemed necessary, including but not limited to, first aid, CPR, the use of AEDs, emergency medical transport, and sharing of medical information with medical personnel. I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.
I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT. I FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE, OR GUARANTEE BEING MADE TO ME. I INTEND MY SIGNATURE TO BE A COMPLETE AND UNCONDITIONAL RELEASE OF ALL LIABILITY TO THE GREATEST EXTENT ALLOWED BY LAW. We began this venture in 2012 by purchasing 35 acres overlooking a 7000 acre homestead that was sold to a developer who is selling acreage from 35 - 500 acre parcels. We are located on the beautiful eastern plains of Colorado southeast of Denver. Rolling hills dotted with Ponderosa pines that encourage wildlife to settle in. Pikes Peak, Longs Peak and Mount Evans are all visible on clear days. We have 35 acres and raised alpaca’s until recently, chickens, cats and dogs as well as a large garden. We are totally off grid and enjoy life in the home my husband built using trees he cut down and milled on his sawmill. We lived on the property in a 400sq ft cottage while building the house. We have numerous camping spots available in a small grove of Ponderosa Pines or on the plains if you want a clear view of the stars at night! A rustic outhouse is available close by as is a water hydrant. Parking is available close by.
We added the Bijou Tree House to our options a couple years ago! It is a one room cabin (sleeps 2on a queen size built in bed) with an incredible picture window that frames Pikes Peak beautifully. It is nestle among some old Ponderosa Pines; sports a cute but tiny wood burning stove; bar table in front of the window; deck with seating and a propane camp chef 2 burner stove. A hammock is available for use and private outhouse just a few feet away.
We love sharing our story, our home and the beautiful place God has gifted us with people from all over the world and hope to host you as well. Come Camp and relax. Watch and listen to the birds; the deer and antelope really do play here. Just this morning two little fawns were chasing each other through the gully. We are blessed with beautiful sunrises and sunsets; stars at night and an added bonus is our Farm Store where we showcase products made from our alpaca's, and trees my husband has cut down... !

We have almost 40 acres of beautiful land that is scattered trees in a field and more forested areas. We also have mountain views depending on where you stay! We are right next door to the Pineries Open Space which is a 9 mile trail that you can hike, bike, or horse ride on. It also connects (by crossing a road) to Section 16 which is another 4 mile trail. You can bring your own horses and for a $50 fee we will set up corral panels for your horses to stay. We have farm animals that will be wondering about the land at times. We have water up at our home that you can use to fill up your campers with water or any water containers you need to fill. The park, that you would have a gate to walk through that connects to our property, has a vault toilet. At certain times we offer farm experiences at additional charges. There is a small corner store a couple of miles away, a local feed store where you can buy hay for tour horses, a little local coffee shop and small cafe as well. Come enjoy the country life just minutes from town!
Because we also use our land to graze our animals, we ask that only one vehicle be parked at the site at a time. We have a place for parking additional vehicles if you have more than 1 vehicle.

Occasional events and performances are hosted here (typically free and open to the public) and there is a free bookstore, Friday food bank 5-6pm, and community garden (please Google "Counterpath Denver" for full info). We loved visiting with Diane, her husband and all of her animals. It is a lovely stay and so happy to see the respect for the animals and our planet that Diane shows. We were in Elizabeth on business but might go back just to enjoy the views and a bit of nature. Thank you so much for such a wonderful time.

We really enjoyed out time at M Lazy. Sites where spacious with good shade. Very quiet and peaceful. Will definitely be returning. Only comment would be the road leading to ranch is very narrow.

We enjoyed our time at Sunshine Mountain. It was nice to be somewhere quiet and away from the holiday congestion. We wish we had the opportunity to have a fire of some sort but understand why we couldn't due to the fire ban. Regardless we enjoyed our weekend there and hope to have the opportunity to camp here again.

Teresa made us feel right at home. We had a 30 foot travel trailer and 4 small tents on the largest site. We fit it perfectly but it’s risky with 7 people gathering that it all stays kosher. Our gang was super respectful of the rules We had a lot of fun and drinks right up to 10 pm then generator went off and we all went to bed. I was proud of our 30 something group. We were up at 6am for another day of renfaire fun or just hitting the road after a fun weekend. Thank you Teresa.

It was easy to find, easy to pull in and out, and had plenty of room for big rigs. We had to unhook to be level, but that was not a big deal. The animals are incredible! Our kids loved visiting them. It was a great stop for an overnight on our way out west. Very friendly hosts. I would definitely stay there again on my way through.

Great level site and so cool with the animal rescue and an operating ranch. Close to Denver and easy to access from 70 but rural enough to be quiet and peaceful. Great friendly hosts (including their farm dogs who greeted us warmly) and pet friendly with a nice walking trail.

Teressa was an absolutely amazing host, and this Hipcamp spot was everything we hoped for and more.
The location is perfect — peaceful, private, quiet, and beautifully shaded from the sun, which made the entire stay feel relaxing and comfortable. It gave us exactly the kind of escape we were looking for.
You can tell Teressa really cares about creating a great experience for her guests. The space felt welcoming, thoughtful, and easy to enjoy from the moment we arrived.
This is easily one of those places you remember and want to return to. We had an amazing time and will absolutely be back next year!
