Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and . Campers will be required to sign a Waiver and Release of Liability when camping with us. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property. I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution. I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees. In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. We began this venture in 2012 by purchasing 35 acres overlooking a 7000 acre homestead that was sold to a developer who is selling acreage from 35 - 500 acre parcels. We are located on the beautiful eastern plains of Colorado southeast of Denver. Rolling hills dotted with Ponderosa pines that encourage wildlife to settle in. Pikes Peak, Longs Peak and Mount Evans are all visible on clear days. We have 35 acres and raised alpaca’s until recently, chickens, cats and dogs as well as a large garden. We are totally off grid and enjoy life in the home my husband built using trees he cut down and milled on his sawmill. We lived on the property in a 400sq ft cottage while building the house. We have numerous camping spots available in a small grove of Ponderosa Pines or on the plains if you want a clear view of the stars at night! A rustic outhouse is available close by as is a water hydrant. Parking is available close by. We added the Bijou Tree House to our options a couple years ago! It is a one room cabin (sleeps 2on a queen size built in bed) with an incredible picture window that frames Pikes Peak beautifully. It is nestle among some old Ponderosa Pines; sports a cute but tiny wood burning stove; bar table in front of the window; deck with seating and a propane camp chef 2 burner stove. A hammock is available for use and private outhouse just a few feet away. We love sharing our story, our home and the beautiful place God has gifted us with people from all over the world and hope to host you as well. Come Camp and relax. Watch and listen to the birds; the deer and antelope really do play here. Just this morning two little fawns were chasing each other through the gully. We are blessed with beautiful sunrises and sunsets; stars at night and an added bonus is our Farm Store where we showcase products made from our alpaca's, and trees my husband has cut down... !

Learn more about this land: We have almost 40 acres of beautiful land that is scattered trees in a field and more forested areas. We also have mountain views depending on where you stay! We are right next door to the Pineries Open Space which is a 9 mile trail that you can hike, bike, or horse ride on. It also connects (by crossing a road) to Section 16 which is another 4 mile trail. You can bring your own horses and for a $50 fee we will set up corral panels for your horses to stay. We have farm animals that will be wondering about the land at times. We have water up at our home that you can use to fill up your campers with water or any water containers you need to fill. The park, that you would have a gate to walk through that connects to our property, has a vault toilet. At certain times we offer farm experiences at additional charges. There is a small corner store a couple of miles away, a local feed store where you can buy hay for tour horses, a little local coffee shop and small cafe as well. Come enjoy the country life just minutes from town! Because we also use our land to graze our animals, we ask that only one vehicle be parked at the site at a time. Learn more about this land: Open pasture with creek side lounging and fire pit. There are goats and other farm animals that will visit the fence line to say hello! There is no toilet available at this site. Less than a mile away from the Pint Mines. Great sunsets and swings on both site 1 and 2.

Enjoy an expansive private area (flat gravel) adjacent to a large garden and numerous fruit trees. This is an urban environment but is also quiet and residential. Walking distance to restaurants and other conveniences, grocery stores nearby, 10 minutes to downtown and all Denver has to offer, 30 minutes to the Rockies. The site is part of the community and arts venue Counterpath, a converted 1950 gas station and surrounding open space. Occasional events and performances are hosted here (typically free and open to the public) and there is a free bookstore, Friday food bank 5-6pm, and community garden (please Google "Counterpath Denver" for full info). Great launch pad for exploring Denver and Colorado's Front Range!
