East of the pond area has *firepit, picnic tables and chairs. Camping on either the east or west side of the pond in mowed grassy areas only. Vehicles are not permitted over the berm, which is access to the east side of pond. Walking access only. Please adhere to this requirement. A small wagon is available to transport camping items. Tents are allowed on either west or east side of pond. Trailers and campers are only allowed on the west side of the pond in the mowed grassy area. *For the 2025 season fire requirements and permits are followed. Weekend Trip to Blue Mountain Ranch

This is one of the most beautiful camp sites we have been to this year. Tim is great to work with and we appreciate him for sharing this property with us. If you get a chance to book, I would highly suggest you do. Spending time fishing with my young grandaughter was the best part of our trip. and the fishing was excellent. I also loved being able to take my dogs without any worries. Just a beautiful property.

this was one of the coolest places we have ever stayed! my husband never went to summer camp as a kid, so he was really giddy about it! the pond was awesome, our dogs loved it so much, they didn’t want to get out… they truly swam for hours. the property itself was beautiful and quiet, it was exactly what we were hoping for! thank you tim for allowing us to enjoy blue mountain ranch, we hope to be back!

We really enjoyed the privacy and the dogs really enjoyed their freedom! Maybe a little to much! Hahaha The lake was perfect and we loved we had it all to ourselves and bonus we didnt have cell service so we were really able to sit a relax and enjoy nature. We will be back!

We absolutely love this Hipcamp. We are grateful to have stayed at this Hipcamp a few times and you can see the owner’s pride in their land as they continue to improve the property. The land is gorgeous, it is easy to get to in your vehicle, and it is quiet. While we did not plan to use the tent on property, we did notice that it was locked with cables to the floor, so we assumed that was not for our use. We did take advantage of setting up our camp chairs on the lower open platform. Beautiful view!

We recently purchased our very first RV and wanted a private quiet place to test everything out on. This site definitely offered that. Not only is the property quiet, it’s close to a lot of major CO attractions like Cañon City snd the Royal Gorge. It was a perfect place to test our setup out, run to town for things we may have forgotten, etc and Joshua, our host was so nice and quick to respond. He was very helpful when we had a few issues/ questions.

We had an amazing stay here! The campsite was beautiful, peaceful, and quiet — perfect for a relaxing weekend. Our kids loved climbing and playing on the rocks, and the tire swing was a big hit. The hosts left thoughtful touches like fire pit pokers, which made things easier. The space is huge — perfect for just our family of four (plus our dogs), but it could easily accommodate a much larger group. I’d absolutely stay here again and recommend it to anyone looking for a great camping spot.

Jeff's property is spectacular. This is the third time we have stayed at one of his properties and each time we have had a memorable time! It is very secluded, directions to the property are great, and everything is as advertised. The mattresses were more comfortable than expected for a place in the woods. It is so nice to be off the grid but also have a roof over your head and not have to worry about your tent getting wet if it rains. There is a lot to explore. We will absolutely be back!

Weekend Trip to Phantom Canyon Acres

Beautiful place nestled in a mature aspen grove. We had a wonderful time The appliances seemed brand new, and some things are still being dialed in, but this is not a typical cabin. It is indeed cozy--and quite spacious at the same time. The front and back decks are amazing--we spent equal time on each. The property connects directly with public land--this offers the opportunity for greater exploration. Everything is uphill, but it is doable with a bit of effort. We climbed the 1000+ feet to the top of the mountain west of the property for stunning views of the Victor mine and Pikes Peak. Cell service was available quite a bit lower. Jeff, the host, was responsive and super accommodating. We'll be back!

K’s place is very relaxing and you feel like you are out in the country. It’s off the highway and very quiet. There is even a nice little circular trail into the wooded area that me and the family enjoyed walking and riding bikes around. If you need all the amenities this place is not for you. If you just want to relax and not be bothered for a bit, this is the spot. Host lives on front separate property and is very responsive if you need anything. They will also leave you in peace if you don’t need anything. Would recommend.
