Located within 45 minutes of the wine country and 2 miles from the coast, our property is 400 acres of rolling hills and redwood groves, with a creek running along its base. With miles of trails meandering through quiet woods and meadows, you will be able to revel in the tranquility of a private preserve, without sacrificing easy access to some of Sonoma County's most famous attractions. A hundred years ago, this land was used to graze sheep. Remnants of the old fence lines can still be seen in places, along with old cement troughs. Since then, the land has been left to its own devices, passing through many hands, most famously owned by two brothers in the 1980's who built a truly amazing tree house in the forest which has been featured in several magazine articles. It was revamped and updated in 2016 by a master craftsman, using fallen redwood logs found on the property and is now a unique structural work of art, available for overnight stays. We produce 100% grass fed, dry-aged beef on our certified organic pastures and have a store on site if you would like to purchase delicious steaks, ribs, ground beef for hamburgers or some roasts to take home. Our cattle graze on the native grasses, never grain, and drink only water produced from our own springs. We also raise Kiko meat goats and produce pastured, certified organic duck eggs on a commercial basis. Whether it's surfing at sandy beaches, award-winning clam chowder, a wine tour, horseback riding or a hot air balloon ride you're after, you won't have far to drive if you make our ranch your base camp. You may see a family of deer appear suddenly, or a few Scottish Highland cows which we allow to roam freely over the property. There are over twenty species of wild birds that grace this protected spot, so bring your binoculars! A portion of your fee goes towards protecting native flora and fauna as part of our private wildlife preservation program. Fort Ross Store is located one mile down the road, just before Timber Cove, and sells basic food necessities, drinks, sandwiches, ice and gas. Internet cell service can be spotty in our area, depending on your provider, so bring your own Starlink services if you have them. We also have access to the beach below, and offer beach camping as well. Take note that the road down to the beach is steep with uneven terrain. The weather can vary quickly here, so be sure to bring multiple layers of clothing and camp gear for various types of weather, and headlamps are useful for getting around the property at night! More about the property: I built my home high upon a southern ridge. Watching the river of coastal fog flow in and out below me is one of the most wonderful views to behold! I have 30 acres of land to explore and camp upon in the surrounding redwood forest. 10 miles east are Montgomery Woods redwood preserve with GIANT trees, and a little farther, perhaps a mile is the famous Orr Hot Springs Resort. If you drive a half hour west from my land you will be in the coastal Mendocino village. We are marijuana friendly!! Thus, we have created more of an adult oriented atmosphere. one last note: We recently made separate listings for different sites. See campsite #1 for reviews.Guests love staying here "What a fantastic experience. I arrived to Cosmo’s super late after a long day going up the coast. It was a last minute book that morning, if I remember right - my campsite had fallen through. His directions were spot on, and very kindly he stayed up to take me to my site and help me get set up, even going so far as to light me a fire. His property was easily navigable in the dark, and my two wheel drive made it fine. We talked for a while - what a cool guy. He was able to give me recommendations from a friend of what to do during the next legs of my trip, which was great and really did make a difference for the rest of my week. I cooked my dinner and sat stunned looking at some of the best stargazing I’ve had in a long time.When I woke up I realized that I had been sleeping next to a mountainside view - this was site 3. Talk about the best surprise I’ve gotten in a while unzipping a tent. The clouds were gathered in the valley and as I ate breakfast I got to watch the sun slowly clear then out. It was unbelievable.Before I left, Cosmo let me use his indoor solar-heated shower and told me all about his projects to build his own home and roads and move towards a more sustainable future. Overall this is really the best of what I imagine hipcamp has to offer - kind property owners & unique individuals who care about their guests while also allowing them to have their own experience. If I’m ever near Mendocino I will gladly make the trip inland to stay at his property again."

We are Albion locals lucky enough to call the Oak Show home. We live on the other end of the Oak Show property, a distance providing ample privacy for guests. We have two young children and two Lab mix dogs. You may see us walking along the driveway. Please drive slowly. We share this space with our neighbors, children, and pets. We also ask that campers be mindful of noise in the evenings and respect our rule of all amplified music being off between the hours of 10pm-8am. The water on our property comes from our well. Please be respectful of the drought conditions in our area and conserve water in any way possible. The base rate for this site includes up to four people, there is an extra charge of $15 per day, per person for any extra people. Campers can set up tents or trailers around the site and have access to the kitchen and bathroom, as well as an outdoor shower. There is a kegerator, gas grill, propane heater, and a corn hole set available to rent (see Extras). There is plenty of space to set up multiple tents, perfect for a group. Navarro Beach and Van Damme State Beach are 15 minute drives away. The village of Albion has a general store and deli, as well as beautiful river and marina. A 20 minute drive North will get you to the village of Mendocino where you'll find shopping and restaurants, as well as access to hiking, biking, kayaking, and whale watching. If you drive a half hour west from my land you will be in the coastal Mendocino village. See campsite #1 for reviews.Guests love staying here "What a fantastic experience. I arrived to Cosmo’s super late after a long day going up the coast. It was a last minute book that morning, if I remember right - my campsite had fallen through. His directions were spot on, and very kindly he stayed up to take me to my site and help me get set up, even going so far as to light me a fire. His property was easily navigable in the dark, and my two wheel drive made it fine. We talked for a while - what a cool guy. He was able to give me recommendations from a friend of what to do during the next legs of my trip, which was great and really did make a difference for the rest of my week. I cooked my dinner and sat stunned looking at some of the best stargazing I’ve had in a long time.When I woke up I realized that I had been sleeping next to a mountainside view - this was site 3. Talk about the best surprise I’ve gotten in a while unzipping a tent. The clouds were gathered in the valley and as I ate breakfast I got to watch the sun slowly clear then out. It was unbelievable.Before I left, Cosmo let me use his indoor solar-heated shower and told me all about his projects to build his own home and roads and move towards a more sustainable future. Overall this is really the best of what I imagine hipcamp has to offer - kind property owners & unique individuals who care about their guests while also allowing them to have their own experience. If I’m ever near Mendocino I will gladly make the trip inland to stay at his property again."

We can offer you a quiet and peaceful place without social pressures if you wish to "decompress" from city life, jobs or any stressful times. Or come to the communal fire near the bathhouse for sharing some time with family and the few other campers that may be there. Bringing your own wood is welcome. The coastal bike and hike trails are many. From South of Ft Bragg to the Sand Dunes near Ward Ave. you can travel over 7 miles one way and go down to quiet little beach coves along the way. Meadow Farm is a nonprofit 501c3 with goals of coastal food security, disaster preparation and sheltering, carbon sequestering and forest restoration. We offer native plant tours on or off site with advance notice. We like our dog companions! Two McNab collies, Moxie and Shama live here and may bark at first...still very friendly and social with people and other dogs.. There are several dog friendly off-leash areas such as, Noyo North Harbor Beach, Seaside Beach and dog parks in both Ft Bragg and Mendocino. Our farm is dog friendly tho we wish pets to be kept close, must be neutered and friendly to other dogs and people. Please be sure to bury or bag the waste. Speaking of waste, Meadow Farm strives to reduce waste by avoiding plastic as much as possible, recycling what we can and composting our veggie scraps. Please bring your own waste receptacles and take them along when you go. We take ours to the Caspar Transfer Station which is open Saturday through Wednesday... the location and hours can be found online. Our water is from a deep well and we periodically test it for bacteria. It is cold and delicious. Our irrigation pipes that have spigots and hoses at each camp are safe for drinking, cooking and cleaning Our solar pump moves water into storage tanks that provide all the water to the farm. It is very important that the water valves on your camp spigot is turned off (gently please) to avoid losing 2500 gallons of water in a short time. If you see a leak or break in a line please contact us immediately. There are also water shut offs for the camps on the west side of the Farm House if you are unable to reach us right away.. When doing dishes we request that you use the strainer to catch food particles from the dish water and toss them in your trash or compost bucket. If you have vegetable waste let us know and we can pick them up for adding to the worm bins or composting piles. We make worm "tea" fertilizer and rich soil from these offerings. No animal products or oil please... a few egg shells are okay. We do have the usual wildlife though we haven't had problems with them. Ravens will raid your camp if food or bags are left out while you are away. From dusk to dawn keep children and pets close. We coexist well here with the critters...and glad to have them. We had an incredible stay at Timber Cove/The Point. The location is absolutely stunning, falling asleep to the sound of crashing waves behind us was unforgettable. The views alone make this spot special, but the campground also offers a wide range of amenities. We’re fully self-contained and didn’t need to use them, but it was wonderful knowing everything was available if needed. Brenda was exceptionally responsive and made us feel welcome even before we left home. The campground is also perfectly situated for exploring the area—Bodega Bay, Point Reyes National Seashore, Sea Ranch, and even the Redwoods were all easy day trips. We highly recommend this beautiful place and will definitely be back!

The Cozy Cabin is tiny and adorable - one of those rare properties that is actually exactly as described in its listing. We brought our dog and had a lovely stay. The bed is very comfortable, the cabin is well insulated, well spaced from other dwellings and campsites, the land around it is beautiful, and there are lots of stars to see on a clear night. Only noteworthy flaw was upon arrival: it was pretty tough to find our way in the dark. Arrive in the daylight if possible until they add clearer night-reflective signage and/or a detailed campsite map!

I just got back from a lovely weekend at Sunny’s cabin with my two kids, and it was exactly what we needed. The cabin is tucked into the redwoods, quiet and peaceful, and it really felt like a little forest adventure for the kids. Our favorite part was sitting by the fire at night, talking and relaxing together. Sunny was a wonderful host. She was warm, responsive, and helpful whenever I had a question, but also gave us plenty of privacy. Her two friendly dogs were a huge hit with the kids and made the place feel even more welcoming. I left feeling rested, my kids had a great time, and I would happily come back. Highly recommend for anyone looking for a cozy, nature-filled getaway.

There is a portable toilet on the wraparound deck and an electric luggage lift to get your gear up there safely. It has power and heat and a coffee maker, mini fridge, coffee, and tea. Ettawa Springs Resort dates back to the 1920s and 30s like the fashionable resorts in the Cobb area where the rich and famous came to play. But Ettawa was oriented towards families and a more relaxed and rustic atmosphere. We are working hard to restore her to her former glory. We are excited to announce that we have a few campsites ready for use and will be adding more as we go. We offer hot showers and flush toilets, two sites in the Glade have running water. You can hike through our property to the Cobb Mountain Demonstration Forest or just enjoy the clean air and listen to the wind and the birds. On clear nights the stars put on an amazing show. Clear Lake is about 45 minutes away with all the fishing and water sports you could ask for. Harbin Hot Springs are 15 minutes away and they offer day passes for reasonable rates. We are located about 20 minutes outside of Middletown. Be aware that half of the road is dirt (and that's better than the asphalt half) all of it is fine for small cars, just take your time. The last 1/2 mile or so is a one lane road, so please be careful of opposing traffic and uneven surfaces. We cannot accommodate vehicles longer than 28’ on these roads. Please do not take County Road 110 from Boggs/Cobb - it is not maintained at all. We offer California camping at its finest. Fresh air, whispering trees, amazing star fields . . . this can mean the less attractive side of nature as well. We have ticks, rattlesnakes, stinging things, poison oak, uneven trails and surfaces, and a bear on one ridge with mountain cats on the other (no sign of either in the campground). We keep the restroom stocked with tick spray and Tecnu for the poison oak, but please watch yourselves and especially children. Dogs are welcome, but should be kept on lead for their own protection and the comfort of others. We are fairly hands off in our hosting approach. Unless there's a question or problem, you likely won't see us. But we have people close by and are only a message away.

We are conveniently located off of US 101, therefore there may be some freeway noise, during commute hours especially. It has become like white noise to me, but it is only fair to mention it. We offer full hookups which consists of 50 amp & 110 volt electrical outlets, potable water, sewage dump. We also have one pigtail available (with a refundable deposit) if needed to convert 50 amp to 30 amp. We also have one place in the middle of our big vineyards with a 30 amp and water only. No sewer. Our sites are located one mile from Healdsburg plaza, the heart of Sonoma County Wine Country. Our town offers amazing wineries, fantastic restaurants, and quaint shops. It is an excellent place for wine lovers. There is a pre-prohibition winery right across the road called Foppiano. There are many other fabulous wineries are nearby. Ask the host for discount passes or complimentary tasting cards for some of the local wineries. We are in an excellent location for outdoor adventurers. There are plenty of hiking trails near by as well as bike rental shops for those who enjoy trekking, and even a couple of rafting places right here on the Russian River. We are close to places like Armstrong Woods, Safari West, Getaway Adventures, The Sonoma County Fairgrounds which hosts the Summer Country Concerts among other events, Harmony Festival, Santa Rosa Full Camp; Half Marathons Camp; 5K, Sonoma Zip-line Adventures, and Much More! This is a shared campground with 3 separate spots that are relatively private. Host will NOT be there when you arrive unless prior arrangement made. This campground is yours to enjoy. The expectation is 'leave it better than before so the next guests may enjoy! This is camping. BRING YOUR OWN GEAR. Put your own linens and bedding on top of what is already on bed. I can provide linens and bedding for an extra $25 for glamping spots. Beds have pillows on them. There is wildlife. This includes bears and mountain lions in the area. You will not see either but good to be aware they exist. This is a safe 'neighborhood'. We do not have problems with thievery. However, always keep your valuables safe IN YOUR CAR. There is no Power. No WiFi. Cell phone coverage not guaranteed. Depends on your carrier. DOWNLOAD DIRECTIONS AND INFO BEFORE ARRIVING TO SITE. There is Poison Oak. Stay in the designated areas. If you are susceptible, bring and wash with Tecnu. Or use dish soap and wash. Poison oak is an oil. Most importantly: Don't Touch. No Fires allowed during Summer months. Be super careful. No candles. Smoke in fire pit area. Grass is a tinderbox. 1 spark can ignite all. There is a hose connected to kitchen. There is a Pet Fee stay. 1 pet per site allowed unless prior arrangement made. You are responsible to clean up after your pet and to make sure pet is safe and respectful to neighbors. This means you DO NOT leave your pet unattended, and is leashed at all times. If your pet is barking continuously, we ask that you leave. It is not respectful for all other neighbors. Please bring your own bed for your dogs and clean up after a shedding dog if you are indoors. We ask that guests clean up your camping spot upon departure to 'make the place better than before' for the next guests. Butterfly Landing is a sweet landing spot! Birds, butterflies and small wildlife love this spot. The habitat includes many native species of plant life. A pretty knoll that is on the top of a 40 acre property. Views of vineyards, redwood trees, valley floor, and expansive sky. Private, Quiet and beautiful. A central sunny meadow ties together 3 distinct private areas with a communal kitchen, bath-house, picnic-table sitting area and parking on the side. There is 1 outhouse that has a mailbox system to ensure privacy. (Please read manual on picnic table for instructions) Kitchen. 2 burner propane stove, and sink with running water (cold). (Good for drinking. Pressure is low) There is basic cooking and dishware. Cleaning supplies. A Trash and Recycle Bin. And a Compost bucket where all food scraps should be disposed of and then covered with wood-chips. Kitchen should stay clean at all times. Please put dishes away in the tote to keep clean and critter free. Bath-house. Shower with hot water. 1 shared Outhouse. Please use the path that goes to the outhouse (unless you are in the Greenroom) and make sure you put the mailbox red flag up so that others know it is occupied. ((Then don't forget to put it back down!!) Common sitting area. There are 2 picnic tables, Lots of umbrellas that can be moved wherever, a fire pit/table and lots of seating. Parking. There are room for 3 vehicles. Parking is to be in designated parking area please. Sunny meadow and forest shade make this a lovely landing spot to relax and enjoy nature, and a great opportunity to turn off those cell phones!! Butterfly Landing is about 1/2 mile from HWY 128 that runs through Anderson Valley. This location is the perfect location for it all. Wine tasting in the Valley, Navarro River swimming during the summer months, and the Mendocino coast is nearby. This is an Honor system camping spot. We ask that you leave your spot 'better than before', as in 'Leaver no Trace'. I rely on everyone to do their part in the communal kitchen to keep clean and free of critters. SUPER IMPORTANT to put all food scraps in the compost bin. NO food anything in the trash. This is how the bears show up. Please do your part. Thank you so much. There are also 2 tent sites available on the property, located in one large area, further away from the RV sites. Barely 7 minutes away is downtown Gualala, with amenities such as 2 supermarkets, pharmacy, bakery, restaurants and more. There is a beautiful holistic gift store, The Sea Trader, Four Eyed Frog Bookstore, and some lovely art galleries in town.   Kayaking is available at the Gualala River. Hiking at Gualala Regional Park, the Bluff Trail, The Sea Ranch public access beaches, Stump Beach, Salt Point Park with a petrified forest, Bowling Ball Beach with its amazing natural formations (can only be seen fully at low tide of more than -0.2m), Manchester State Beach, Elk Beach, and more. Swimming at the Navarro River, and various bays. It is a place of incredible scenic beauty all along CA 1. Watch whales spouting during whale season. (Gray whales and orcas is December to May. Bower Park, just 0.5 miles away with a lovely lake, tennis courts, a baseball field, a basketball court, and two separate playgrounds. Play disc golf or hike along the nature trail/fitness course. Anchor Bay is 5 miles up CA 1, with a supermarket, a few cafes, restaurants (including a great Thai place!) laundromat, hair salon, and more. The quaint town of Point Arena is 12 miles north, with a supermarket, Frannie's Cup And Saucer, The Bird Cafe, a beautiful historic lighthouse, a theater, a pier, a mini-safari park (B Bryan Preserve with zebras, giraffes and more. Tours need to be booked in advance). Also visit Roots, a natural pharmacy for herbs, teas and supplements.  There are also spots like Occidental, Bodega Bay, Jenner (with the Russian River to kayak and swim) and Timber Cove, all on the way to Gualala from the south.
