Tucked away in the Lake Umbagog wilderness, we are a small privately-owned farm with the wonders of the area surrounding us. Boating and fishing? Check. Hiking and mountain-biking? Check. We are best accessed by water (1.3 mile paddle or motorboat), with a seasonal (May 15-December 1) 9-mile very rough (4wd) logging access road (minimum vehicle clearance 8in---seriously). For first-time guests arriving by road, you will need to be guided in---the property is impossible to find on your own (no gps, no map). If you arrive by road, please note that you must park (free/overnight/safe/secure) at a narrow trailhead and walk to the lakeside sites about 1/4 mile down the hill. We are happy to help you with your gear and have a couple of wheelbarrows and sometimes an ATV. So unless you want to RV/truck/car camp at the trailhead (definitely an option), it is tent-only camping on the lakeshore and garden sites. Please don't ask if you can drive your vehicle right down to the site---we don't even drive our own down. However you decide to arrive, we are happy to guide you at no extra charge. We do have cellular phone service on site and shoreline but NOT on the logging road in. [There is unfortunately no way for us to make the property accessible for guests who need the use of personal mobility equipment. This beautiful, historic property was one of the first to be settled in the early 1800s. The credited first settler in Charleston, Vermont; Abner Allyn and his family owned this farm for 100 years! Our family began restoring the farmhouse as well as beginning a small regenerative farming operation in 2022. Currently we have a small flock of broilers and layers, turkeys, ducks and guineas. A backcountry escape from civilization. Learn more about this land: Camp trailside in the heart of the internationally acclaimed Victory Hill Sector trail system. Open to mountain biking and public hiking in the summer. These primitive campsites are in a mountain field overlooking New Hampshire's White Mountains. Trail connections link the network with Kingdom Trails in East Burke and gravel routes to New Hampshire and the rest of Vermont.  Camp and ride: An ideal location for evening ride after you set up camp. Eat, sleep, ride ! Porta-potties are located 100 yards below the campsites.   Moose, bear, deer, coyote, snowshoe hares, grouse, woodcock, wild turkey and bobcat, can be seen occasionally as you explore this upland forest and the bottom lands heading down to the Victory Bog, a pristine wetland areas, known for canoeing, bird watching. Kayakers and campers can experience white white water during high water seasons on the Moose River which flows by the bog.   The access road to the campsites through the field is rough. Vehicles with extra clearance are recommended.   Campers should come prepared with fly, mosquito,  tick repellents without which you will be literally eaten alive in June and July. After mid-August the insects are less vexing.  Obtain drinking water from our office manager at 2428 Victory Hill Rd. and bathe somewhere in Weir Mill Brook, 1/2 mile from the campsite - if you need to get clean. Burke Line Farm is located in the Northeast Kingdom of Vermont. We are a working horse farm. Lessons and trail rides are offered 7 days a week by appointment. Please call 802-535-7722 to speak with our wrangler. Along with the horses we have sheep and lambs for market and wool. Our land is relatively flat with many trails for riding or walking. A short drive will bring you to Willoughby Lake, Kingdom Trails, and Burke Mt. We will Be Closing for the season on the 14th of November 2024. Three rugged field campsites with spectacular White Mountain views for mountain bikers on Victory Hill, an acclaimed bike trail network in the secluded rural town of Victory. A backcountry escape from civilization. Learn more about this land: Camp trailside in the heart of the internationally acclaimed Victory Hill Sector trail system. Open to mountain biking and public hiking in the summer. These primitive campsites are in a mountain field overlooking New Hampshire's White Mountains. Trail connections link the network with Kingdom Trails in East Burke and gravel routes to New Hampshire and the rest of Vermont.  Camp and ride: An ideal location for evening ride after you set up camp. Eat, sleep, ride ! Porta-potties are located 100 yards below the campsites.   Moose, bear, deer, coyote, snowshoe hares, grouse, woodcock, wild turkey and bobcat, can be seen occasionally as you explore this upland forest and the bottom lands heading down to the Victory Bog, a pristine wetland areas, known for canoeing, bird watching. Kayakers and campers can experience white white water during high water seasons on the Moose River which flows by the bog.   The access road to the campsites through the field is rough. Vehicles with extra clearance are recommended.   Campers should come prepared with fly, mosquito,  tick repellents without which you will be literally eaten alive in June and July. After mid-August the insects are less vexing.  Obtain drinking water from our office manager at 2428 Victory Hill Rd. and bathe somewhere in Weir Mill Brook, 1/2 mile from the campsite - if you need to get clean. Experience all that the northeast kingdom of Vermont has to offer while staying at Green Mountain Glamping. Ride the Kingdom Trails right from the property! Nestled among the trees, our bell tent sites feature comfortable beds, pillows, linens, towels, a picnic table, smokeless fire pit, large ADA portapotty and more! We also have two sites for those that want to bring their own tent, camper or RV. New for 2025 is an outdoor shower! These are private sites on our property. You'll drive past our home, garage, and garden to get to each site and you'll be able to see our buildings from the sites. We have a very large English Mastiff and some hens. Both are contained in our fenced in yard. Eggs can be purchased upon request. We also have a some dirt jumps if you need to get warmed up before your ride, and a simple bike wash station ready to go when you get back. Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

We had such a great time at the yurt and exploring the property with our two dogs! Morgan did a great job of showing us everything we needed to know for our stay. The yurt itself is absolutely beautiful and truly makes you feel like you’re sleeping in nature. The location that they chose to build the yurt provides an amazing view of the mountains right out the front window. We opted to use the wood-fired hot tub while we were there and it was a fantastic experience. Although the wood stove was out of commission during our stay, the space heaters that were provided were more than enough to keep the yurt toasty, even during the cold late November nights. We would gladly come back again!

Frank is a really nice guy and has a beautiful property. His land is tucked away deep in the woods down a dirt road. His house is on the property, but he’s got a really large lot of land with beautiful views of nearby mountains. I stayed on his property in winter, and he was super accommodating, he plowed for me, helped me pick out the best spot that would be shielded from the wind, and even provided me with an extension cord for power and some wood. I’ll definitely be back. He’s got amazing views and a very private feeling property. He even offered that I could stay in his finished lower level if I got too cold. Cool property and it’s really close to Mt Pisgah where I was doing some hikes.

Anthony's venue made one of the most memorable trips possible for my friends and I, as we made space away from our day jobs. The camp is remote, scenic, and close by to most necessary resources (there is a LaPerle's market a few minutes drive away with everything we could imagine!). Additionally, there is a beautiful waterfall just 15-20 minutes away called Beaver Brook Falls with small trails and picnic benches. Despite NH being on drought warning and our group not being able to enjoy a campfire, we felt no setbacks in our plans. On top of this, Anthony provided excellent turnaround in communications and incredibly gracious accommodations. Excellent camp, even more amazing host. I would recommend this hipcamp 1000/10!

My boyfriend and I loved camping on Betsey’s land. We were on Aspen Oasis site and everything we needed was there (cooking equipment, flashlight, towel, clean bed with tons of blankets, …)! The wooden stove is a must for the chilly nights, and Betsey provided plenty of wood for us to feel comfortable. We highly recommend !

We LOVED our stay with Betsey!! Our crew rented the two bell tents and a tent site for a weekend bike trip. Each site was clean, well kept, and so cozy. The sites all have plenty of privacy while still being close proximity to the bathrooms and other sites. The bell tents had every single thing you could possibly think of. Solar powered lights, cute decor, maps of the area, a first aid kit, flash lights, bear horn, literally you name it and it was in there. It got down to 31 degrees at night consistently during our stay and our beds were stacked with blankets as well as flannel sheets. The beds are COMFY. The tents have a wood stove as well that heats up quick. I have never been to a more thoughtful glamping set up that still felt like a solid weekend of off grid camping. The stars are also insane on the property so be prepared to need a neck massage from looking up all night! Betsey was the best host and really, really cares. She was super attentive and incredibly kind start to finish. Not to mention the sites are just a quick ride to all of the trails as well as down town. 100/10 would stay with Betsey again and I’ll be recommending to anyone that’ll listen!! Thank you so much!!!

The site was really easy to find with plenty of signs along the way. We arrived at sunset and left the next morning, didn’t have to check in with the host. It’s tucked away from other campsites, so it feels private and peaceful. There’s a nice mix of shaded areas and open sky for setting up a tent or hammock, plus lots of space to park right next to the site. Everything you need is already there - fire pit with plenty of wood, picnic table, and benches. All in a quiet and private setting. We even saw a few horses while driving in and out, which made it feel extra special. The road leaving the farm has beautiful views, especially in the morning light.
