This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property.
The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from

The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall!
Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants!
In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future.

Camp Cove Creek is located in rural Faber, Virginia which is 20 minutes from Charlottesville in beautiful Nelson County. In addition to the many natural features like the Blue Ridge Parkway, Appalachian Trail and the James River, Nelson is home to Wintergreen Resort and Oakridge Estate and hosts events such as the Lok'n Festival, Camp Jeep, and Overland Expo.
Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film.
Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress!
This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well.
Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The Rockfish River dam and quarry gardens are really cool too!

There are some fish in the pond, but it is catch and release. Fenced dog park and playground located behind the tasting room. Located conveniently between Richmond and Charlottesville only 3 miles off I-64 but feels like the secluded countryside. It was built for fishing so it’s not safe to swim due to structures under the water for the fish.
We are only 30 minutes from Carter’s Mountain, Monticello and Jefferson Winery’s. Thistle Gate Winery is only 5 minutes away and 20 minutes to Scottsville were you can enjoy the James River. UVA sports complex is only 30 minutes away and you’re able to go the back way in to skip the gridlock of the traffic.

Lazy River Farm has so much to offer. Tents sites are in a wooded setting, on a beautiful hill, spread out for privacy. Not at the river. Camp sites also have fire rings with wood available for you to use. Campers are welcome to use any wood that's on the ground near or around your site. Camp sites can be accessed with a high clearance 4 wheel drive vehicle or walk up the hill to your site. With easy access down to the river, by walking or driving, you can cool off in the beautiful Cow Pasture River.
Glamping in the Vardo Wagon is another option, with its close proximity to the river and cozy interior. The Gypsy Rose sleeps 2, but can sleep 2 additional guests with a tent.
Paddle boards and kayaks are available for free if you paddling near the farm. (Life jackets are limited but are required, so if you have one bring it) drop in a line to fish, or simply sit by the river and listen to the soft rapids.
Lazy River Farm is a working farm, with lovely Scottish Highland Cattle, pigs, chickens, horses and livestock guardian dogs.. Your welcome to come and pet the animals. Do not feed animals. Do not go into fields or stalls with any of them.

This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall!
Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film.
Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress!
This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well.
Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The Rockfish River dam and quarry gardens are really cool too!

Lazy River Farm has so much to offer. Tents sites are in a wooded setting, on a beautiful hill, spread out for privacy. Not at the river. Camp sites also have fire rings with wood available for you to use. Campers are welcome to use any wood that's on the ground near or around your site. Camp sites can be accessed with a high clearance 4 wheel drive vehicle or walk up the hill to your site. With easy access down to the river, by walking or driving, you can cool off in the beautiful Cow Pasture River.
Glamping in the Vardo Wagon is another option, with its close proximity to the river and cozy interior. The Gypsy Rose sleeps 2, but can sleep 2 additional guests with a tent.

We had an excellent experience staying in the canvas tent at The Garden Patch. The space is wonderfully secluded, tucked away in the beautiful Shenandoah mountains, and the host gave me all of the guidance to get there safely and set up quickly. The tent itself was perfectly set up—the furnishings were cozy, featuring a large bed with comfortable flannel sheets and a beautiful wood stove, which went a long way in keeping us warm during the colder weather. I would love to come back in better weather to truly enjoy the outdoor space.
I do have a helpful note for future visitors: the road leading to The Garden Patch is rocky and unpaved. If you are driving a vehicle like a loaded-down minivan, please take this into consideration.
Lastly, we were sweetly greeted by a gorgeous shepherd pup both before settling in and when we were leaving in the morning. He was quite friendly, though I did have to bribe him with a treat so he wouldn't get stuck behind the gate as we drove off! Overall, a truly memorable and highly recommended stay.

An absolutely beautiful property! I camped for four days with full hookups. I arrived just after dark and I was escorted to my site and guided in. The camping area on their property is forest with with perfect gravel roads and campsites. There was a picnic table and fire pit available and the site was level with plenty of room on both sides.
I was in the area to see family for Thanksgiving at Lake Monticello. The campsite is only twenty minutes away which was perfect.
Everything was five stars and I plan to stay there again next time I am in town. I loved this place and highly recommend it over other nearby campsites.

My partner took me camping for my birthday and he chose the site. The view was spectacular and the hosts were very friendly! There is a really cool train that passes on the other side of the water, and it is so cool to watch. We got a bundle of wood, and it lasted us all weekend. I was on site 2, and the only suggestion I might make is to perhaps make stairs going down to the water level area. I'll be back for sure!

Amazing!! The site was private and there was a fire pit which was great! The bathroom was easy to get to and had everything you could need! The property was so beautiful and we loved looking at the horses and donkeys!!

Great camping spot at Site 1, it over looks the valley behind the property is gorgeous to wake up to. As the description says, you definitely need a 4-wheel drive vehicle to get up the hill.
It takes someone spotting, but you can navigate through the trees to get your vehicle directly at the site. We arrived in the evening and in the dark it was a challenge.
There is a portapotty/outhouse as far as amenities, but no running water at the site. Bring water with you to avoid a long walk.
I would absolutely come back and stay again!

The campsite was the perfect Fall escape—wide open views of rolling hills with the Blue Ridge in the distance, golden light through the trees, and an unexpected bonus: several well-kept horse fields that made the place feel unique. We enjoyed our stay on this property! The archers den campsite felt very private and had plenty of space. We loved the big fire pit with cooking grate.. The three campsites are far enough away from the winery/brewery that you don’t feel like you are camping at public business. Even though they had live music playing and seemed pretty busy we could barely hear anything going on. On the other hand if you wanted to enjoy the festivities it’s just a short walk from the campsites.

I couldn’t believe how peaceful this place was, so close to town. Standard camp spots, nice tree canopies, and generally level. Waking up to soft rolling hills and grazing horses (and 2 very charming mules) hit the spot!! Highly recommend.- tho I confess part of me wants to keep this gem a secret - so it’s always available for when I return! ;) Thank you again!
