This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Camp Cove Creek is located in rural Faber, Virginia which is 20 minutes from Charlottesville in beautiful Nelson County. In addition to the many natural features like the Blue Ridge Parkway, Appalachian Trail and the James River, Nelson is home to Wintergreen Resort and Oakridge Estate and hosts events such as the Lok'n Festival, Camp Jeep, and Overland Expo. Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film. Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress! This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well. Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The Rockfish River dam and quarry gardens are really cool too!

If you enjoy a rustic, primitive tent camping experience and are looking to spend a little more than average so that you are able to camp in a place where there will be no other campers or campsites being utilized during your stay, our campsite may be a good fit for you! For now, it is the only campsite we are offering on our property. We provide the campsite with a table and chairs and a firepit, but outside of that you will need to bring your own amenities, such as water, lights and camping toilet. You may collect wood surrounding campsite to make a fire or purchase a chopped firewood bundle(s) from us. We do have a trashcan at entrance into woods you can put your trash into. We are in Fluvanna County, roughly 5 miles from the historic town of Scottsville. Your campsite will be down a wooded dirt road (4WD required) into our 20-acre wooded parcel which adjoins our 10-acre parcel and farmhouse, that is nearby further down main driveway. While we wish to respect your privacy as much as possible, do keep in mind that you may hear or see things associated with our living on the property and we do have children and animals. Our dogs Brewster and Ruby are friendly and may try to stop by to check things out at some point during your stay, but if that is an issue for you I can make every effort to keep them with us/in the house during your stay. We are roughly 30 minutes from Charlottesville, 20 minutes from Palmyra and 10 minutes from the historic town of Scottsville on the James River where you can float and/or fish, kayak, canoe, tube (outfitters right in Scottsville) rent a kayak, canoe, paddle board or tube from us (must sign liability waiver) or walk around the town of Scottsville & see the historic architecture and visit the novelty shops, restaurants, a bakery, coffee/book shop, thrift/antique mall, art gallery, a mercantile with locally sourced natural and raw foods and beverages. The Rivanna River is also not far. There are several wineries such as Cunningham Creek, Mount Ida and Hardware Hills and a brewery in Scottsville called James River Brewery nearby. Visit some nearby parks, Pleasant Grove or Scheier Nature Area in Fluvanna County and Dorrier Park or Van Clief Nature Area in Scottsville, Walnut Creek Park in Albemarle.

Starting December 1, or first night below freezing we will be closing down Bath House and only access will be at outhouses. Only sites near outhouses will be open and there will be no access to water. Situated at the foot of the Blue Ridge Mountains and bordering the Jefferson National Forest, Thunder BRidge has scenic, large, private tent sites and cabins in the woods for those who want to experience camping at its finest. Many of the sites border Elk Creek. Our RV sites are large, flat and at the edge of the forest in a well kept open green space. Our 100 acres was originally a camp built by the Civilian Conservation Corp in the "30s and early '40s, then a boys' juvenile detention center and Big Brothers'/Big Sisters' camp, which closed in 2009. The tent sites and cabins are in the forest, away from the buildings out front, but you're free to walk around and check out the historic site. Most of the buildings out front are artist studios (currently for 16 artists). We like to share the camp with others and watch it come back to life. All within a short driving distance are the Natural Bridge, wineries, breweries, Natural Bridge Zoo, Safari Park, Dinosaur Kingdom, Appalachian Trail, Blue Ridge Parkway, James River, historic Lexington, Devil's Marbleyard, Glenwood Horse Trail, swimming holes, etc. We have river access 2 miles up the road if you'd like to fish or put your kayak or canoe in. Truly, there is something nearby for everyone. We'd be happy to give you recommendations of things to see and do. If you are a star gazer you won't be disappointed by our dark sky. We want to share our property with those who want to stay for more than one night, so we do not accept inquiries of single night stays.

Accessible by car or canoe, East End at Seven Islands provides endless fun for the whole family, including your well behaved off-leash dogs. When you arrive take a cooling dip in a quiet “river pool”, relax on your private beach, or see if the fish are biting. Let your kids experience the best the river has to offer by exploring the shallows for crayfish, chasing minnows, or watching for Bald Eagles patrolling the river. Your site is approximately 2 acres, so you will have your choice of where to pitch a tent or place your camper or trailer. Spend your nights stargazing, enjoying a campfire (remember to bring s’mores ingredients), or fishing for catfish. This is an ideal family-oriented campsite about an hour NW of Richmond. Come, enjoy and make some memories! Children 10 and under are free On the other side of the river you might hear a train passing by at different times, both, day and night. Safety Notice: Not accessible by boat, canoe, or kayak when the James River level is 6 feet or higher at Scottsville. At 7.5 - 8 feet, there is not much beach to play on and the river is too dangerous to navigate. Be happy to give you a tour of the mushroom farm. Learn more about this land: The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset.  Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night.  The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant.     Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there.  Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the  campsite area.  I'm dedicated to having lots of native plants and trees. I do not spray any pesticides.  Plenty of free firewood. Not too far off interstate 81.  I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

Nearby there are vineyards and breweries, the beautiful historic Masonic Theater, C&O heritage center, miles of back roads to explore, as well as local restaurants. Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film. Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress! This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Starting December 1, or first night below freezing we will be closing down Bath House and only access will be at outhouses. Situated at the foot of the Blue Ridge Mountains and bordering the Jefferson National Forest, Thunder BRidge has scenic, large, private tent sites and cabins in the woods for those who want to experience camping at its finest. Many of the sites border Elk Creek. Our RV sites are large, flat and at the edge of the forest in a well kept open green space. Our 100 acres was originally a camp built by the Civilian Conservation Corp in the "30s and early '40s, then a boys' juvenile detention center and Big Brothers'/Big Sisters' camp, which closed in 2009. The tent sites and cabins are in the forest, away from the buildings out front, but you're free to walk around and check out the historic site. Most of the buildings out front are artist studios (currently for 16 artists). We like to share the camp with others and watch it come back to life. All within a short driving distance are the Natural Bridge, wineries, breweries, Natural Bridge Zoo, Safari Park, Dinosaur Kingdom, Appalachian Trail, Blue Ridge Parkway, James River, historic Lexington, Devil's Marbleyard, Glenwood Horse Trail, swimming holes, etc. We have river access 2 miles up the road if you'd like to fish or put your kayak or canoe in. Truly, there is something nearby for everyone. We'd be happy to give you recommendations of things to see and do. If you are a star gazer you won't be disappointed by our dark sky. Your site is approximately 2 acres, so you will have your choice of where to pitch a tent or place your camper or trailer. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset.  Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night.  The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant.     Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there.  Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the  campsite area.  I'm dedicated to having lots of native plants and trees. I do not spray any pesticides.  Plenty of free firewood. Not too far off interstate 81.  I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others. The Blue Ridge Mountains, Skyline Drive, Shenandoah National Park, the University of Virginia and downtown Charlottesville are within 30 minutes. Come camp on the peaceful banks of the Cowpasture river. This is a great place to come to get away from the noise and just relax. The river depth along the property ranges from a few inches to 6ft. Most sites offer partial shade. Open field area for playing games. Large communal fire pit beside the river. We also have a communal Shelter that has two booth style tables under it. Nearby places of interest including Falling Springs waterfall, Humpback Bridge, Lake Moomaw, Douthat State Park...all within less than an hours drive. Only a few minutes from the closest town, incase you need food, supplies, fuel, etc. Please note that not all cellular providers have service at this location. I know that Verizon does. Located at the base of the western Massanutten Ridge in the Shenandoah Valley, our six-acre property is nestled in the hamlet of Keezletown. Our campsite is located along a gurgling stream (Cub Run), perfect for wading in on hot summer days or falling asleep to as the evenings cool. Across the stream horses pasture, and in the field next to the campsite several goats graze. We are in a fantastic biking location: the winding back country roads make for wonderful road bike excursions. We are also just minutes down the road from the Western Slopes trails, over 25 miles of mountain bike and hiking trails. Other great hiking trails are nearby as well, and the Blue Ridge Mountains (Appalachian Trail) are an easy half-hour drive away. Our area abounds with wineries and breweries, both in bucolic settings with gorgeous views or in downtown Harrisonburg, which is a 10-minute drive away, and also home to a variety of great dining options. Other options include the water park at the Massanutten Resort, just around the mountain from us, or kayaking on the Shenandoah River. My partner took me camping for my birthday and he chose the site. The view was spectacular and the hosts were very friendly! There is a really cool train that passes on the other side of the water, and it is so cool to watch. We got a bundle of wood, and it lasted us all weekend. I was on site 2, and the only suggestion I might make is to perhaps make stairs going down to the water level area. I'll be back for sure!

Great camping spot at Site 1, it over looks the valley behind the property is gorgeous to wake up to. As the description says, you definitely need a 4-wheel drive vehicle to get up the hill. It takes someone spotting, but you can navigate through the trees to get your vehicle directly at the site. We arrived in the evening and in the dark it was a challenge. There is a portapotty/outhouse as far as amenities, but no running water at the site. Bring water with you to avoid a long walk. I would absolutely come back and stay again!

Waking up to soft rolling hills and grazing horses (and 2 very charming mules) hit the spot!! There is something for everyone from children to seniors, from outdoor adventurers, to history buffs, arts and entertainment seekers, bargain shoppers and local gourmet food and drink lovers. At days end you can go to concerts or “clubbing” in town or return to Billyville and enjoy the quiet, peaceful ambiance of a campfire under a starlit sky. Check-Ins and Arrival Instructions: Check-ins on weekdays are dependent on my work schedule. If this is your first time at Billyville, I need to be on property to guide you into your site. Please reach out before your stay so we can coordinate. If I am off on that day, check-in is after 1pm. If I am working, it will be after 5pm and occasionally after 7. I am currently testing out some procedures to allow self check-in. We'll see how that pans out. Anyway, to get to Billyville: Turn onto Bells Lane. (Dirt Road). You'll see a white fence on your left down the lane about .2 miles. Just after the fence, you'll see a red sign at the beginning of a rope fence. Turn off Bells Lane just after the sign and follow the fence, keeping it on you left. There is really something for everyone to do!We're surrounded by working farms on all sides so, thankfully, the only noise is from a heard of sheep across the way, or some deer in the forest. As hosts, we typically greet our visitors at some point during their stay, though we are very happy to respect total privacy. We hope you enjoy the wonderful sunsets, creek access, and stars above as much as we do!About the Listing:Come pitch your tent or park your RV on our property and set up camp at the edge of our farm! Pools and slow moving water to cool off after your float down, and a great place for catfishing and watching satellite fly-bys at night. Plenty of Bald Eagles, Ospreys, and just about all of Virginia's animals inhabit this section of the James.  Enjoy the scenery!  KNOW BEFORE YOU BOOK and GO  1. Check out river levels, forecasts and warnings. There can be class 1 and 2 rapids (and more) depending on river height. Very experienced paddlers only once the river gets above approximately 5.0 feet or so at Scottsville. The host will gladly rebook your stay should the river height not be safe for your group.
