About the property Our property is located adjacent to the historic Warren Ferry crossing of the James River. This is one of two historic ferry crossings near Scottsville, VA! The other, Hatton Ferry, is located a little bit down river from this location. Our property is only 8 miles from Scottsville so if you need to pop into town for something you forgot it is quite easy. There are many other activities that you can partake in nearby or on our property. There is fishing, swimming, hiking, and kayaking all within easy reach of our property. We live onsite (total property acreage is 16 miles) and we can reached over the phone or text. If you have any questions before or during your stay please don’t hesitate to reach out. The owner does reserve the right to use the river access, for activities such as kayak launch/recover, during the stay. Keep in mind that during the night it is possible to hear some train activity from across the river.

Learn more about this land: Lazy River Farm has so much to offer. Tents sites are in a wooded setting, on a beautiful hill, spread out for privacy. Not at the river. Camp sites also have fire rings with wood available for you to use. Campers are welcome to use any wood that's on the ground near or around your site. Camp sites can be accessed with a high clearance 4 wheel drive vehicle or walk up the hill to your site. With easy access down to the river, by walking or driving, you can cool off in the beautiful Cow Pasture River. Glamping in the Vardo Wagon is another option, with its close proximity to the river and cozy interior. The Gypsy Rose sleeps 2, but can sleep 2 additional guests with a tent. Paddle boards and kayaks are available for free if you paddling near the farm. (Life jackets are limited but are required, so if you have one bring it) drop in a line to fish, or simply sit by the river and listen to the soft rapids. Lazy River Farm is a working farm, with lovely Scottish Highland Cattle, pigs, chickens, horses and livestock guardian dogs.. Your welcome to come and pet the animals. Do not feed animals. Nearby places of interest including Falling Springs waterfall, Humpback Bridge, Lake Moomaw, Douthat State Park...all within less than an hours drive. Only a few minutes from the closest town, incase you need food, supplies, fuel, etc. Please note that not all cellular providers have service at this location. I know that Verizon does. My partner took me camping for my birthday and he chose the site. The view was spectacular and the hosts were very friendly! There is a really cool train that passes on the other side of the water, and it is so cool to watch. We got a bundle of wood, and it lasted us all weekend. I was on site 2, and the only suggestion I might make is to perhaps make stairs going down to the water level area. I'll be back for sure!

Great camping spot at Site 1, it over looks the valley behind the property is gorgeous to wake up to. As the description says, you definitely need a 4-wheel drive vehicle to get up the hill. It takes someone spotting, but you can navigate through the trees to get your vehicle directly at the site. We arrived in the evening and in the dark it was a challenge. There is a portapotty/outhouse as far as amenities, but no running water at the site. Bring water with you to avoid a long walk. I would absolutely come back and stay again!

Bob was incredibly helpful at relocating us because site #2 doesn’t allow dogs. He moved us to the spacious #7 campsite at no additional charge, and we never had to talk to another person while we were camping. It was exactly the kind of escape into nature that we were looking for. We will be back!

Excellent place for tent camping. The sites were all very spacious and ĥad plenty of privacy. The bath house was very clean and the showers were good and hot. Adam's firewood bundles are very generous for the price. My family and I will absolutely be staying again.
