Learn more about this land: Come take a load off at this forested Richmond retreat overlooking Reedy Creek. Set up a tent, car camp, or bring your small trailer to one of two sites on a unique property backed up to 20+ acres of woods. Imagine a hidden gem where you can relax to the sounds of rushing water and chirping birds, but can walk or bike to coffee shops, breweries, restaurants, parks or the river. If you are coming into Richmond for a Brown's Island event we are a five minute Uber to an access point using the Potterfield walking bridge (it's a beautiful walk across the James River to the island). Each campsite includes 3 level spots to pitch tents (see dimensions below), and a connected space to park one car, van or small trailer. The large parking space can be used as a fourth tent footprint if needed. There are additional parking spaces. Each site has a fire pit (with firewood on site), a grate to grill over the fire, a picnic table, and a hammock. There is a shared outbuilding with a composting toilet, hand washing sink, outdoor shower (solar warmed), and space to change privately.  Campsite W ~  Tent footprints: 1) 10' x 12' 2) 10' x 13' 3) 9' x 10' Campsite E ~ Tent footprints: 1) 15'x16' 2) 10' x 15' 3) 9' x 10' **Pricing is based on groups of up to four adults or two adults with children. For groups of five to seven adults there is an additional charge of $10 person per day. For groups of eight or more we suggest you reserve both sites and have the entire camp to yourselves. Campsites W and E are about 80' apart. Both are around 100' to the creek. The spots can accommodate a total length (towing vehicle plus trailer) of up to 35 ft. There is an outdoor spigot with potable water and hoses for clean up. The woodlands and creek adjacent to the campsites have trails that are accessible to the public. You and your furry friends are welcome to use these paths, but know that others may be using them too. Richmond has so much to offer and we are just a hop, skip, and a jump to many wonderful attractions - kayak or sunbathe on the James River, walk or bike on trails around the city, rock climb, dine, imbibe. PLEASE NOTE* These sites are on a private property with a house that is visible to campers, but we give our guests complete privacy and don't plan to interact unless you need something from us. While you are on a 2 acre property backed up to a 20 acre wooded area, we are still in the middle of the city and you will hear city sounds. This is a safe space. UVA sports complex is only 30 minutes away and you’re able to go the back way in to skip the gridlock of the traffic. Each site has a fire pit (with firewood on site), a grate to grill over the fire, a picnic table, and a hammock. There is a shared outbuilding with a composting toilet, hand washing sink, outdoor shower (solar warmed), and space to change privately.  Campsite W ~  Tent footprints: 1) 10' x 12' 2) 10' x 13' 3) 9' x 10' Campsite E ~ Tent footprints: 1) 15'x16' 2) 10' x 15' 3) 9' x 10' **Pricing is based on groups of up to four adults or two adults with children. For groups of five to seven adults there is an additional charge of $10 person per day. For groups of eight or more we suggest you reserve both sites and have the entire camp to yourselves. Campsites W and E are about 80' apart. Both are around 100' to the creek. The spots can accommodate a total length (towing vehicle plus trailer) of up to 35 ft. There is an outdoor spigot with potable water and hoses for clean up. The woodlands and creek adjacent to the campsites have trails that are accessible to the public. You and your furry friends are welcome to use these paths, but know that others may be using them too. Richmond has so much to offer and we are just a hop, skip, and a jump to many wonderful attractions - kayak or sunbathe on the James River, walk or bike on trails around the city, rock climb, dine, imbibe. PLEASE NOTE* These sites are on a private property with a house that is visible to campers, but we give our guests complete privacy and don't plan to interact unless you need something from us. While you are on a 2 acre property backed up to a 20 acre wooded area, we are still in the middle of the city and you will hear city sounds. This is a safe space. We make it easy and fun to experience nature. Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. This was such a cool skoolie! I surprised my son with an "adventure" on our way home from FL. This was a hit! Cozy. Nice land. I saw a family of 11 deer! And my little dog loved the nature walk. Nice warm bathroom at the house. Private, clean and warm. I think we loved the little wood-burning stove the best! My son (22) slept in the bedroom which was like a quiet cocoon. I slept on the pullout couch which was way bigger than I expected and mostly comfortable. Everything was easy to use, especially with the handy "welcome" booklet. I would definitely stay again.

Private, quiet stream-front site. Our lab loved frolicking in the stream. Site was level and well-sized for my truck and camping trailer. In the summer, it would get a lot of sun over the southern ridge opposite the river, so solar collection would work. In November, sun was in short supply, and the sun angle was pretty low, so we just barely eked by. We bring our own bathroom facilities(Cleanwaste GO), but other campers who don’t want to be digging cat holes should be aware that there are no bathroom facilities if they are staying on site for a long time. Convenient to Old Rag for day hikers, and Montpelier for history buffs. No trouble with raccoons etc, but we kept our food secured just in case. Nice steel fire pit, which made cooking over the fire a breeze.

We absolutely loved this property! Beautiful views, very quiet, CLEAN and peaceful there is a gorgeous lake a short walk from camp site 1. Juan has beautiful horses on his property and they are so peaceful to watch. Water and electric hook up worked great, and our class A fit great and site was level. This location is about 1 mile off the main road we easily navigated down the dirt compacted/gravel road no issues. Again extremely quiet, just nature. Just 14 minutes to downtown Culpeper, charming downtown area, lots of shops, and diners. Walmart, Target, Martins, Lidl, and Lowes are just a few more minutes down the road. Can not recommend this camp enough, you will not be disappointed!

Graham's land was beautiful! The site was well maintained, flat and an even space for our truck camping. There was a nice picnic table at each site with a fire box and grate to cook on, all stocked with firewood and even kindling to get started. The river wraps around the sites with giant rocks and a steap forest incline opposite of the site. The hosts were incredibly kind and went far out of their way to help us out. The river was very refreshing (it froze last night) but we still enjoyed the semi polar plunge. It'll be a perfect summer spot with a sandy beach and great rocks to jump off into the water.

We enjoyed our stay on this property! The archers den campsite felt very private and had plenty of space. We loved the big fire pit with cooking grate.. The three campsites are far enough away from the winery/brewery that you don’t feel like you are camping at public business. Even though they had live music playing and seemed pretty busy we could barely hear anything going on. On the other hand if you wanted to enjoy the festivities it’s just a short walk from the campsites.

General Lee and his troops once camped here. But they cleaned up pretty good, so all you can really see is the old spring and wagon road. This is a working herb and small fruit farm. We have been experimenting with all kinds of exotic herbs and trees. Some make it, many don't. We sell dried herb teas. In addition we have 5 different kinds of bamboo. We use the bamboo for so many things. Camptown is our largest site. It features a large fire pit and a circular field that can accomodate 10 to 15 or more tents. You can also park smaller camper vans, teardrops, etc. in this large area. Good for parties, family reunions. The "# person" per site listing considers adults, not children... bring a whole crew of kids (try to have enough supervision - if there is such a concept!) The kids have such a great time out here... it is amazing. They love the labyrinth! By the way, that labryinth entrance is behind the kiosk. It's the largest of it's kind in North America. It seems like we made this place for the kids in ourselves and when actual kids see it they go wild. The last bunch were running and yelping with their picked flowers all round and round in the labyrinth for hours! Also, if you want peace and quiet we have beautiful remote campsites away from all the kids running around the labryinth whooping it up. (sites 4 - 6 - 8 - 9 - 10)

Within one hour’s ride is a wealth of things to do, experience and see; within reach are the Shenandoah mountains, the University of Virginia and Charlottesville and Lake Anna . There is something for everyone from children to seniors, from outdoor adventurers, to history buffs, arts and entertainment seekers, bargain shoppers and local gourmet food and drink lovers. At days end you can go to concerts or “clubbing” in town or return to Billyville and enjoy the quiet, peaceful ambiance of a campfire under a starlit sky. Check-Ins and Arrival Instructions: Check-ins on weekdays are dependent on my work schedule. If this is your first time at Billyville, I need to be on property to guide you into your site. Please reach out before your stay so we can coordinate. If I am off on that day, check-in is after 1pm. If I am working, it will be after 5pm and occasionally after 7. I am currently testing out some procedures to allow self check-in. We'll see how that pans out. Anyway, to get to Billyville: Turn onto Bells Lane. (Dirt Road). You'll see a white fence on your left down the lane about .2 miles. Just after the fence, you'll see a red sign at the beginning of a rope fence. Turn off Bells Lane just after the sign and follow the fence, keeping it on you left. Cloverdale is an old, old lady. 170 years to be exact. She’s worn many masks over the years. As of 2022, she’s received another much needed facelift. The farm is about halfway between Richmond and Charlottesville. We are about 15 miles from the James River at Maidens. There is a super hip farmstand (like a mini Whole Foods) and an old fashioned country store 2 miles up the road and a good Mexican place about 15 minutes away. To the east is Montpelier and to the west is Louisa, both have all the modern stores and conveniences along with some country charm. You will park near the trailhead and it is a 2 minute walk down a wooded trail. The cabin is one room with a loft. There is a queen size memory foam bed in the loft (up a ladder) and a small wood stove with a cooktop for chilly nights that will keep you toasty warm. Welcome!
