With views over the ocean of trees and town below, we offer three private and very comfy Glamping Cabins. Each of them provides a terrific place to experience the outdoors in comfort. We make it easy and fun to experience nature. Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property.
The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights.
Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal!
Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate.
Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric.
While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather.
Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin.
The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door.
Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights.
In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered.
The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer.
All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom.
The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available.
Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you.
The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road.
Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July.

Welcome to our small Farm, nestled in the foothills of the Blue Ridge Mountains in Madison County, Virginia. Located just minutes from Shenandoah National Park, we offer intimate nature-inspired cottages and camping on our 120-acre working farm. We currently offer one cottage, glamping and a few campsites for our guests. Our campsites are all private, located acres apart with tables, chairs, firepits, some elevated sleeping areas, some hammock spots and a few with a roof. Three of our spots require walking away from your vehicle, short distances. We have four drive-in sites that will accommodate two or three vehicles. We do not allow RVs or trailers on our main farm due to our narrow mountain driveway. Wisteria Camp has a private driveway, it can accommodate small RV/Trailers. Camper vans are welcome at the main farm!
Our farm store includes our Animal Welfare Approved products such as Eggs, Chicken, Beef, Pork, Lamb and Dairy, as well as produce, jams, coffee and other items from our local community. We offer camping essentials, local art, bike rentals, farm experiences and tours.
The property has miles of trails along mountain spring-fed streams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. Our property is centrally located to White Oak Canyon (20 minutes) and Old Rag Mountain (10 minutes) trailheads in the Shenandoah National Park as well as many vineyards and breweries.

This was my very first Hip Camp, and my first time camping alone! Butterfly Camp was perfect. I felt very safe and I had everything I needed and more! I met Jen at the Farm Store and she was kind enough to take the time to share some info on the farm and Shenandoah. There are very easy trails throughout the land to explore if you want to stay around camp. And of course you’ve got primo access to Shenandoah trails! I’ll definitely recommend this spot to friends. We had such an amazing time at Gypsy Camp! We brought our 2-year-old son, and he absolutely loved every minute of it. Jen went above and beyond to make our stay special, especially for Halloween. We joined her evening spooky walk through the trails, and her entire setup afterward was incredible. She had soup, a charcuterie board, cupcakes, cookies, cider and the most delicious homemade juice! She even invited our son, Callan, to help feed the animals in the morning, which he absolutely loved. Jen truly puts so much thought and care into every detail. She also offers a variety of fun add-ons to make your weekend even more special. The camping spots are nice, well taken care of and very private which we loved because we weren’t sure how our 2 year old would do camping even though he ended up loving it. We highly recommend staying here! you won’t be disappointed!

My fiancee and I had a lovely and relaxing stay at this glamping site. It was beautiful and scenic, and the stars really came out and popped at night when the skies were clear. There is a toilet right behind the tent and a shower on site, as well as wifi provided, which is very convenient. Jud was incredible and very accommodating for all of our needs. We had a great time time chatting with him about how he arrived to the area and he gave great recommendations on things to do / check out nearby. We are already planning our next trip back, next time with more of our friends! Lovely stay - couldn't recommend enough.

Magical place! We were a large group with several children ages 0-10, and the kids were all in heaven on your property! Not only was it perfect for a large group, but there was so much to do on the grounds! We all loved learning about mushrooms, and the hike with gnomes and trinkets was so enjoyable for everyone! This was our second time camping at Phantom Hill and it has easily become our absolute favorite place to camp as a family! Kathryn is truly a wonderful host who has thought of everything to make the experience simply phenomenal. We previously stayed at the Hummingbird campsite but this time we decided to try Waterthrush and it was just as lovely! We loved the string lights and hammocks, and it’s so convenient having a grill, chairs and tables all available to use! The forest is so beautiful and we loved walking the trails and my kids especially loved the treasure hunt! It was so cool seeing the mushroom farm too! As if there isn’t enough to do, they even have an Imagination Station where the kiddos can paint rocks and play games! This place is just MAGICAL. ✨
Kathryn is always such an accommodating host! When my husband and I realized we had a hole in our air mattress we brought, I texted Kathryn about renting a mattress pad and she was there in minutes! She goes above and beyond for her guests!
Also highly recommend purchasing the natural soap from the Honor Shop. It smells amazing!!!
If you want a very private camping experience with great perks and beautiful foliage, trust me, this is your spot. We cannot wait to come back!

My group had a wonderful time camping at the Hummingbird site this weekend! The space was fantastic with plenty of tent space and areas to sit around the fire. We ended up using the grill and picnic table for dinner before roasting smores over the fire. I would 100% recommend.

Weekend Trip to Big Dipper Ranch camping - glamping
We absolutely loved staying here. It was "roughing it" without really "roughing it". I.e., we had access to a toilet and an actual bed. The night we arrived was unseasonably cold, but a propane heater was provided and the bed was warm, cozy and really felt luxurious. So comfy! Jud taught us about the berries on the bushes that kids loved to eat and also feed the goats with. The location was perfect too. Allowed us to be flexible with our plans since hikes and other attractions were abundant, some as close as minutes away. Has easily become one of our favorite places to camp.

Jen was a great host! I love her property and how much privacy we had! Great view for the stars at night so beautiful. Definitely booking again! The farm store was definitely a blessing I had forgot a few things and the store had it all! My 2.5 year old daughter loved running around! Very family friendly.

2 nights at Watercress Inn at Landon Farm
Amazing stay, the camp store was very cool we were able to buy eggs and sausage for breakfast in the morning. The camp was beautiful and secluded. The host was very helpful, 10/10 would definitely stay again if in the area!

Truly phenomenal camping spot! This spot was a perfect combination of wild (it felt very private and quiet) and well-appointed (awesome site setup with chairs, hammocks, and other camping amenities). We were able to relax and enjoy ourselves with walks around the property‘s winding trails and delight in all the little things the owner had done to make it unique (don’t miss Mushroom Land!). We also went to the nearby brewery/winery and had a fun evening listening to live music and drinking tasty drinks. We’re already talking about when we can go back! This is a don’t-miss spot if you’re looking to get away.
