This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Thistle Gate Winery is only 5 minutes away and 20 minutes to Scottsville were you can enjoy the James River. UVA sports complex is only 30 minutes away and your able to go the back way in to skip the gridlock of the traffic. There so much more within 30 to 45 minutes of this camping area I can’t list it all. I promise you will Enjoy your stay!

We are a family owned and operated vineyard and farm. Home to Southern Revere Cellars - Farm Brewery and Winery! 70 acres of forest and fields with a small pond and 2 funny resident geese. There are some fish in the pond, but it is catch and release. Located conveniently between Richmond and Charlottesville only 3 miles off I-64 but feels like the secluded countryside. There are trails around the property to explore as well (please be considerate of other campers if present). You are welcome to visit the playground behind the tasting barn too. Porta johns also available in front of tasting room building, and water hose on East side of building for small amounts of water if needed (not intended to fill camper tanks). *Do note that we are a public business open Thurs-Mon, so there may be some noise and driveway traffic during open hours. Noise ordinance begins at 10pm, so it will wrap up by then at the latest. Though we encourage you to join the fun! Located in rustic Bells Crossroads, VA three miles from I-64, Billyville is a work in progress featuring 2 tent and 4 RV sites with electric hookup and lots of space. Wifi, well water from a hose and composting outhouse facilities are available. Other amenities include a six hole disc golf course, little free library. Within one hour’s ride is a wealth of things to do, experience and see; within reach are the Shenandoah mountains, the University of Virginia and Charlottesville and Lake Anna . There is something for everyone from children to seniors, from outdoor adventurers, to history buffs, arts and entertainment seekers, bargain shoppers and local gourmet food and drink lovers. At days end you can go to concerts or “clubbing” in town or return to Billyville and enjoy the quiet, peaceful ambiance of a campfire under a starlit sky. Check-Ins and Arrival Instructions: Check-ins on weekdays are dependent on my work schedule. If this is your first time at Billyville, I need to be on property to guide you into your site. Please reach out before your stay so we can coordinate. If I am off on that day, check-in is after 1pm. If I am working, it will be after 5pm and occasionally after 7. I am currently testing out some procedures to allow self check-in. We'll see how that pans out. Anyway, to get to Billyville: Turn onto Bells Lane. (Dirt Road). You'll see a white fence on your left down the lane about .2 miles. Just after the fence, you'll see a red sign at the beginning of a rope fence. Turn off Bells Lane just after the sign and follow the fence, keeping it on you left. The Batesville Sweet Spot

Enjoy 100 acres of mature hardwoods, meadows, ponds, and a small stream, the headwaters of the Mechums River. We recognize it as the ancestral lands of the Monacan Indian Nation, a Siouan-speaking tribe of Virginia's Piedmont and mountain regions. We welcome all people to enjoy the land we have been privileged to inhabit for the past fifty years. The property is under a conservation easement with The Nature Conservancy and has a recently installed 5-acre wildflower meadow and 1,000 newly planted trees. Fifty acres are mature hardwood forests. Our two Hipcamp sites offer absolute privacy and quiet on 100 acres of open meadows, forests, a small stream, and two ponds. The barn has water and electricity so that you can recharge your phone. Enjoy bird watching, fire-gazing, bicycling, and hiking our many trails. Firewood is provided at no extra charge. Fires are allowed, weather permitting. HIpcampers will be notified if there is a no-burn policy. One pond features a sandy beach, a mud kitchen for the little ones, a dock, two kayaks, two canoes, and an island complete with a hammock! On starry nights, paddle to the floating dock for excellent stargazing. Both ponds are stocked. LOCATION: DETAILS OF TWO CAMPING SITES The two sites are separate from one another, located at different ends of the property. If you are deciding which campsite to choose, here are a few things to consider: Both sites are private, quiet, and within walking distance of a pond or swimming hole, but offer different advantages. WIFI is unreliable at either site but available at the barn, closest to the RIDGE. THE RIDGE CAMPSITE This is a true gem of a campground, with a mature hardwood forest on an incredibly situated ridgeline running north-south. The walking paths around the property are splendid, with signs of native wildlife, including turkey, deer, beaver, piliated woodpecker, and much more. It offers an easy drive right into. The outhouse is a close walk from your campsite—an open meadow on a ridge surrounded by forest and a 5-minute walk to the pond. It is best for groups of 10 and under. It has a fire pit, a picnic table, and a hammock. We welcome families but no large groups. THE RIVER CAMPSITE is a larger open meadow beside a small stream, suited for small and larger groups (up to 10). We welcome several families but no larger groups. A refreshing swimming hole is a short walk away; the pond is a longer walk. CHECK-IN AND CHECK-OUT DETAILS - Check-in is available after 4 pm; Exceptions can often be made. Please inquire. - Check-out time is 4:00 pm. GENERAL LOCATION To find We are located off a country gravel road at the foothills of the Blue Ridge Mountains, two miles from The Batesville Market, where you can pick up gourmet fare and hear live music most Saturday nights. NEARBY SIGHTSEEING AND RECREATIONAL OPPORTUNITIES We are within half an hour's driving distance of the Blue Ridge Parkway, the Crozet Tunnel, the Shenandoah National Park, Charlottesville, Waynesboro, and Staunton (and its famous Blackfriar Theater). HELLO EVERYONE. June 2024. Spring is here, it's wonderful in the Shenandoah valley. We have done some upgrades, added a small water garden pond, and a large garden, some small fruit trees, raspberries, and blueberries. Last October we had a large group of permaculture students that was very satisfied. We will be expanding and developing in 2024, and add a large popup camper as one site.. FORGET YOUR TENT ? we have a few here you may borrow one, for extra 5 dollars. We also plan to add a nice fire pit, for people to gather around. Lots of open space here so campfires are ok. We welcome guests to our small and charming location 1413 Cold Spings Road, Stuarts Draft, VA. Near Waynesboro. Weather permitting, if you want to come during our " off " season, contact us, perhaps we can host you. We are in a rural area, not far from a town, and on a lovely scenic road with no streetlight or stop lights.. Nearby are the Blue Ridge hills, Appalachian trail, Sherando Lake State park, many streams and some national forest. We have space for 2 motorhomes up to 25 feet, with electric and several spaces for small RVs, tent, or trailer There is ample room here for a dozen tent sites so if you have a group, contact us. We can work something out. One tent location has direct access to electric and water. All guests may use the roomy, well lit workshop building for charging phones or social activity, reading, basic food preparation. There is a small refrigerator, microwave, and camp stove available, and a toaster and coffee maker. There is a woodstove in the building as well, for chilly nights. Land is mostly level we are in a recreational area, only 9 miles from Lake Sherando park. We are particularly fond of the musically inclined, since the host plays guitar. So bring your instruments. And we love nature enthusiasts, homesteaders, bushwhackers, bicyclists, road trippers...........Come here to practice your camping or homesteading skills. Lots of trails nearby. We have a small library of books about outdoor recreation, native plants and creatures, gardening, and property maintenance, DIY........ We also have a bunch of board games guests may use. For children, there is a lot of space to run and play. Pets are welcome. They do not need to be on a leash, but they could run into the woods. There is a full bathoom in the house available to guests. Owner is a Realtor, specializing in rural property, so if you're thinking of moving to Virginia I can help you.
