About the property Our property is located adjacent to the historic Warren Ferry crossing of the James River. This is one of two historic ferry crossings near Scottsville, VA! The other, Hatton Ferry, is located a little bit down river from this location. Our property is only 8 miles from Scottsville so if you need to pop into town for something you forgot it is quite easy. There are many other activities that you can partake in nearby or on our property. There is fishing, swimming, hiking, and kayaking all within easy reach of our property. We live onsite (total property acreage is 16 miles) and we can reached over the phone or text. If you have any questions before or during your stay please don’t hesitate to reach out. The owner does reserve the right to use the river access, for activities such as kayak launch/recover, during the stay. Keep in mind that during the night it is possible to hear some train activity from across the river.

The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas Trees. This did not last long :) - but the saplings my dad planted by hand are still here & maybe 70' tall! Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future. Arcadia Sanctuary

Arcadia is the name we gave to our 83-acre mountainside retreat center for Earth-Based Spirituality. It’s nestled on the south-eastern slope of 4000-foot Mount Pleasant in Central Virginia, convenient to I81. (Note, there is a town called Arcadia off I81, but that is not us. Not to confuse.) We have a mountain creek with waterfalls, towering Beech and Sycamore trees, Witch Hazels leaning over the water, trout, crayfish, snakes, salamanders, and all the rest. We have about 2000 feet of the vertical mountainside with trails to explore. (But the stage and most of the camping is down closer to creek-level.) There are more sites higher up the mountain if you like more isolated camping. More of a trek to the bathrooms/showers/freshwater. We have one of the finest private stages on the East Coast with a top-notch sound system and a natural amphitheater which is like a single pie wedge of a Stadium that has regular live performances throughout the spring, summer, and fall. Our yurt is regularly booked as a unique glamping experience. There are chickens, ducks, turkeys, and guinea fowl free-roaming. Two dogs, nine cats, and several humans are blessed to call this home. There are two bridges that cross Thrashers Creek to get to Arcadia. The first is not suitable for large vehicles and trailers. The second bridge is our recommended entry way. Be aware we live on side of Mount pleasant and the roads on site are graveled and somewhat windy.

Optional Rentals for a Small Fee: - Wood bundles for your fire pit ($10 per bundle) - Kids’ kayaks ($5/day) - Paddleboards ($10/day) We have three campsites on the property. Everyone has access to the river. If you are camping beside the river, please understand that it is a space accessible to all though there is plenty of space between campsites to have privacy. If you would like to reserve the entire space for yourself, please let us know ahead of time and we'll block the rest of campsites from being reserved, provided that they are not already reserved, for $100 extra per night. Parking: If I’m available, I’m happy to help haul your things to the river on the UTV. Park at the house and enjoy a 5-7-minute walk to the river. Friendly donkeys, a couple of goats, and our Aussie shepherd will likely say hello. While donkeys love people, they can be protective around unfamiliar dogs. We ask that all pups be leashed, but we leave it up to you if you think your doggo is good off-leash. If your dog is aggressive, this may not be the right fit. Please ensure the two gates you will go through are closed so the donkeys do not get out. Potty: We have an outhouse. We kindly ask that you use it only for #2s and that you place TP in a trash bag. This helps the decomposition process, keeps the smell down... future campers will thank you. Welcome to RRF! We are a small ranchette that specializes in sheep, horses, and chickens. Located in Victoria Virginia, the farm is an hour to Richmond, 45 minutes to Farmville, and 45 minutes from John Kerr reservoir (on the boarder of NC). We are pet friendly, and the property is completely fenced. Enjoy free unlicensed fishing on property in our small pond, stocked with catfish and bluegills, or let the pups swim away the summer heat. Enjoy a walk on the nearby Tobacco Trail, fish at one of the many nearby rivers and lakes. Roast marshmallows over a fire and stargaze or catch fireflies all night. All sites have access to a portable compost toilet, and we can provide water for the sun showers. We have tent sites, and an RV site, 420friendly but we do not partake. PLEASE NOTE: No Check In After 9PM! The camp sites are only available with direction of host ( new closer parking area and camp area access gate for 2025!!) Exceptions can be made in an emergency stay. THINGS TO DO IN TOWN: Bike or hike the Tobacco Trail and see the railroad park. Local farmers market and livestock sales- down town. The lake at the VFW- good fishing and lovely strolling paths See the falls or fish and hike at Nottaway Falls. NEAR BY ATTRACTIONS: Swim, relax and enjoy the waterfall at Whittle’s Mill- 35 min drive. John Karr Dam and Reservoir- great sandy swimming beaches. Fishing, hiking and picnic areas. Best place ever! 45 minutes south. . Amenities/ Activities: friendly sheep, goats and horses to pet and feed metal detectors to borrow free fishing and poles provided free fire wood- collect your own or from cut piles laundry for a fee in house pots and pans to cook grill for site upon request free fresh eggs Horse rides available for donation which helps offset feed or veterinary needs. This experience may not be available due to weather or other factors, be sure to talk to us prior to your visit to determine availability and requirements. Your off leash pets must be ok with chickens. We do have an overly excited friendly blue Heeler that roams our farm.

Ginkgo Ridge

With views over the ocean of trees and town below, we offer three private and very comfy Glamping Cabins. Each of them provides a terrific place to experience the outdoors in comfort. We make it easy and fun to experience nature. Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others. The Blue Ridge Mountains, Skyline Drive, Shenandoah National Park, the University of Virginia and downtown Charlottesville are within 30 minutes. It’s just an hour to Richmond or Harrisonburg and less than two to Washington, DC, or 3 to We are very COVID-conscious!
