This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Peace like a river, love like a mountain Wintergreen Resort we’re not, but if you’re looking for a cozy (800-900 sq. ft.) mountain cabin with most of the comforts of home, Rocky Run Landing might be the place for you. Our motto is “You’re a long way away from it all before you ever get here.” Rocky Run Landing sits back in a loblolly pine grove just under the crest of Hawk Ridge in the foothills of the Blue Ridge Mountains. The cabin is two miles up the Tye River from the village of Norwood and the James River in southern Nelson County, Virginia. The address is 3124 Cedar Creek Road, Arrington, VA 22922. The cabin has a telephone, but no long distance service. Your calling card will work with this phone. You’ll have to find just the right spot to use your cell phone. Wireless internet is available via satellite. Rocky Run Landing consists of a small first-floor bedroom, a small loft bedroom, a bath and a half, kitchen/dining area, and a great room. The great room has two sleep futons, chairs, and a small TV/DVR with cable. A wood stove is also in the great room. The small kitchen has a full-size refrigerator, deep sink, gas range, coffeemaker, and microwave oven. A dining table and four chairs are provided, along with basic pots, pans, and tableware. Rocky Run Landing has central HVAC, but often all you need are the ceiling and pedestal fans. The best experience is al fresco! The small first floor bedroom features a queen bed, nightstand and lamp, and a chest of drawers. Bed linens, blankets, pillows, and towels are also provided. The half-bath is off this bedroom and adjoins the full bath. Electric wall heaters provide auxiliary heat in the bedroom and bathrooms. The bedroom also has a couple of very small closets, which are the only clothes closets in the cabin. The staircase to the small loft is very steep and is not recommended for older guests or the very young. The loft is furnished with a double bed. A hiking trail and a gravel road will take you the 1/3-mile to the Tye River, but be warned — both are steep. You’ll need a 4-wheel-drive vehicle to drive to the river. You’ll need good legs to walk back to the cabin. By the riverside you'll find a well-groomed recreation area with picnic tables shaded by a canopy of white ash and river birch, a fire ring, and, in the summer, even a porta-potty. A 'beach' is cleared to the river. At normal water levels, this spot on the Tye is appropriate for supervised child's play and for adult water recreation. Fishing is also fine! History has it that the Tye River was Teddy Roosevelt's favorite fishing stream. Rocky Run Landing is a good location to either begin or end a paddling or tubing trip on the Tye/James Rivers. A canoe is available for rental and your hosts can assist with planning river trips from one-half mile to 20 miles (overnight). Shuttle service is included with canoe rental. Tubes are also available for a lazy drift downstream. Charcoal grills may be requested for use at the cabin or in the riverside picnic area (guests provide charcoal). The screened porch offers a serene view of Buffalo Ridge to the south across the river (if the leaves aren't too thick). Turn on the porch ceiling fans, relax in the porch swing, and whistle back to the whippoorwills. As the evening gets quiet, let the roar of the Tye River rapids lull you to sleep. If you decide you’d like to forgo seclusion and venture into the outside world during your stay, many places of interest are within a day trip of Rocky Run Landing. Jeffersonian and other historic properties abound, Civil War sites are easily accessible, Wintergreen Resort offers a variety of activities, and kid-friendly excursions are within kid-tolerance driving distance. Your hosts will be happy to recommend itineraries based on your interests and will check with Wintergreen to ensure any desired activity is available. Many wineries, breweries, and cideries are also in the area, along with local artisan shops. Rocky Run Landing is appropriate for a family vacation, spiritual sojourn, romantic escape, adventure quest, artist's or writer's retreat, friends' get-away, or sight-seeing base. The home sits on two acres with plenty of room to have fun in the yard or oversized patio. Our home was built in 1959 and has some character to it! Is a ranch cottage home with a basement. The home Includes: 4 bedrooms, 1 bonus room, 2 full bathrooms, main level family room, kitchen, dining room, basement family room, and laundry room. There is no master suite or master bathroom. All bedrooms have similar square footage. Three of the bedrooms have queen beds, one bedroom has a pair of twin beds, and a bonus room with a pair of twin beds. Amenities include: fully equipped kitchen, free fiber wifi, flat screen streaming TVs, private furnished patio, linens, towels, private driveway, and more. One of the bathrooms has a stand up shower. The second bathroom has a shower/tub combination. Each bathroom includes towels, hair dryer, hand soap, shampoo and conditioner. It's an older remodeled home so please keep in mind the bathrooms are still small. The basement is a great place to play games, hang out and enjoy a cold beverage. The basement has an air hockey table for some competitive fun! The patio off the back of the basement has a table and chairs. And off to the side of the house is a large gathering spot with seating, large dining table, string lights, and fire pit. This location is a perfect spot to play corn hole, cook s'mores, and hangout around the fire pit. Enjoy! Main level: Family Room, Kitchen, Dinette, Dining room with sitting nook, Bedroom 1 (Queen), Bedroom 2 (Queen), Bathroom (Stand Up Shower), and Bedroom 3 (2 Twins), Basement: Bedroom 4 (Queen), Bathroom (tub/shower connected to Bedroom 4), Family Room (air hockey table), Bonus Room (2 Twins) Guest access * Self check-in with keypad * Only park on the driveway and covered carport Other things to note Time to Wine Down was a fun project for us. The home is completely renovated and we tried our best to use all the space. The steps leading down to the basement have a low clearance. Please mind your head when you are walking up and down. The basement does have a drop down ceiling ranging from 7' to 6.5'. One of the queen bedrooms in the basement has no central air. We do have a heater that warms up the room nicely. In the summer it does stay nice and cool. We have a fan available for that room. * 2 pack n' plays available please bring your own sheets * High chair is available and located in the laundry room. Toys and books are in the twin bedroom on the main level. Puzzles located in the TV stand in the family room. Library is located in the basement. * Firewood and charcoal are not included. You can purchase at Ashley's Market down the road. * Washer and dryer is located in the basement with detergent * Included Supplies: Dish soap, dish detergent, hand soap, toilet paper, paper towels, shampoo, conditioner, body wash, hair dryer, face wipes, iron/ironing board, and laundry detergent. *Only 10 guest for the home *No smoking *No pets -Down the street: Route 151 is famously known for 26 wineries, breweries, ciders, and distilleries. We are lucky enough to be in the heart of it all! We have a wine cooler for all your new bottles. Always check online to confirm hours, services, reservations and live music! This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. Peace like a river, love like a mountain Wintergreen Resort we’re not, but if you’re looking for a cozy (800-900 sq. ft.) mountain cabin with most of the comforts of home, Rocky Run Landing might be the place for you. Our motto is “You’re a long way away from it all before you ever get here.” Rocky Run Landing sits back in a loblolly pine grove just under the crest of Hawk Ridge in the foothills of the Blue Ridge Mountains. The cabin is two miles up the Tye River from the village of Norwood and the James River in southern Nelson County, Virginia. The address is 3124 Cedar Creek Road, Arrington, VA 22922. The cabin has a telephone, but no long distance service. Your calling card will work with this phone. You’ll have to find just the right spot to use your cell phone. Wireless internet is available via satellite. Rocky Run Landing consists of a small first-floor bedroom, a small loft bedroom, a bath and a half, kitchen/dining area, and a great room. The great room has two sleep futons, chairs, and a small TV/DVR with cable. A wood stove is also in the great room. The small kitchen has a full-size refrigerator, deep sink, gas range, coffeemaker, and microwave oven. A dining table and four chairs are provided, along with basic pots, pans, and tableware. Rocky Run Landing has central HVAC, but often all you need are the ceiling and pedestal fans. The best experience is al fresco! The small first floor bedroom features a queen bed, nightstand and lamp, and a chest of drawers. Bed linens, blankets, pillows, and towels are also provided. The half-bath is off this bedroom and adjoins the full bath. Electric wall heaters provide auxiliary heat in the bedroom and bathrooms. The bedroom also has a couple of very small closets, which are the only clothes closets in the cabin. The staircase to the small loft is very steep and is not recommended for older guests or the very young. The loft is furnished with a double bed. A hiking trail and a gravel road will take you the 1/3-mile to the Tye River, but be warned — both are steep. You’ll need a 4-wheel-drive vehicle to drive to the river. You’ll need good legs to walk back to the cabin. By the riverside you'll find a well-groomed recreation area with picnic tables shaded by a canopy of white ash and river birch, a fire ring, and, in the summer, even a porta-potty. A 'beach' is cleared to the river. At normal water levels, this spot on the Tye is appropriate for supervised child's play and for adult water recreation. Fishing is also fine! History has it that the Tye River was Teddy Roosevelt's favorite fishing stream. Rocky Run Landing is a good location to either begin or end a paddling or tubing trip on the Tye/James Rivers. A canoe is available for rental and your hosts can assist with planning river trips from one-half mile to 20 miles (overnight). Shuttle service is included with canoe rental. Tubes are also available for a lazy drift downstream. Charcoal grills may be requested for use at the cabin or in the riverside picnic area (guests provide charcoal). The screened porch offers a serene view of Buffalo Ridge to the south across the river (if the leaves aren't too thick). Turn on the porch ceiling fans, relax in the porch swing, and whistle back to the whippoorwills. As the evening gets quiet, let the roar of the Tye River rapids lull you to sleep. If you decide you’d like to forgo seclusion and venture into the outside world during your stay, many places of interest are within a day trip of Rocky Run Landing. Jeffersonian and other historic properties abound, Civil War sites are easily accessible, Wintergreen Resort offers a variety of activities, and kid-friendly excursions are within kid-tolerance driving distance. Your hosts will be happy to recommend itineraries based on your interests and will check with Wintergreen to ensure any desired activity is available. The home sits on two acres with plenty of room to have fun in the yard or oversized patio. Our home was built in 1959 and has some character to it! Is a ranch cottage home with a basement. The home Includes: 4 bedrooms, 1 bonus room, 2 full bathrooms, main level family room, kitchen, dining room, basement family room, and laundry room. There is no master suite or master bathroom. All bedrooms have similar square footage. Three of the bedrooms have queen beds, one bedroom has a pair of twin beds, and a bonus room with a pair of twin beds. Amenities include: fully equipped kitchen, free fiber wifi, flat screen streaming TVs, private furnished patio, linens, towels, private driveway, and more. One of the bathrooms has a stand up shower. The second bathroom has a shower/tub combination. Each bathroom includes towels, hair dryer, hand soap, shampoo and conditioner. It's an older remodeled home so please keep in mind the bathrooms are still small. The basement is a great place to play games, hang out and enjoy a cold beverage. The basement has an air hockey table for some competitive fun! The patio off the back of the basement has a table and chairs. And off to the side of the house is a large gathering spot with seating, large dining table, string lights, and fire pit. This location is a perfect spot to play corn hole, cook s'mores, and hangout around the fire pit. Enjoy! The basement does have a drop down ceiling ranging from 7' to 6.5'. One of the queen bedrooms in the basement has no central air. We do have a heater that warms up the room nicely. In the summer it does stay nice and cool. We have a fan available for that room. * 2 pack n' plays available please bring your own sheets * High chair is available and located in the laundry room. Toys and books are in the twin bedroom on the main level. Puzzles located in the TV stand in the family room. Library is located in the basement. * Firewood and charcoal are not included. Peace like a river, love like a mountain Wintergreen Resort we’re not, but if you’re looking for a cozy (800-900 sq. ft.) mountain cabin with most of the comforts of home, Rocky Run Landing might be the place for you. Our motto is “You’re a long way away from it all before you ever get here.” Rocky Run Landing sits back in a loblolly pine grove just under the crest of Hawk Ridge in the foothills of the Blue Ridge Mountains. The cabin is two miles up the Tye River from the village of Norwood and the James River in southern Nelson County, Virginia. The address is 3124 Cedar Creek Road, Arrington, VA 22922. The cabin has a telephone, but no long distance service. Your calling card will work with this phone. You’ll have to find just the right spot to use your cell phone. Wireless internet is available via satellite. Rocky Run Landing consists of a small first-floor bedroom, a small loft bedroom, a bath and a half, kitchen/dining area, and a great room. The great room has two sleep futons, chairs, and a small TV/DVR with cable. A wood stove is also in the great room. The small kitchen has a full-size refrigerator, deep sink, gas range, coffeemaker, and microwave oven. A dining table and four chairs are provided, along with basic pots, pans, and tableware. Rocky Run Landing has central HVAC, but often all you need are the ceiling and pedestal fans. The best experience is al fresco! The small first floor bedroom features a queen bed, nightstand and lamp, and a chest of drawers. Bed linens, blankets, pillows, and towels are also provided. The half-bath is off this bedroom and adjoins the full bath. Electric wall heaters provide auxiliary heat in the bedroom and bathrooms. The bedroom also has a couple of very small closets, which are the only clothes closets in the cabin. The staircase to the small loft is very steep and is not recommended for older guests or the very young. The loft is furnished with a double bed. A hiking trail and a gravel road will take you the 1/3-mile to the Tye River, but be warned — both are steep. You’ll need a 4-wheel-drive vehicle to drive to the river. You’ll need good legs to walk back to the cabin. By the riverside you'll find a well-groomed recreation area with picnic tables shaded by a canopy of white ash and river birch, a fire ring, and, in the summer, even a porta-potty. A 'beach' is cleared to the river. At normal water levels, this spot on the Tye is appropriate for supervised child's play and for adult water recreation. Fishing is also fine! History has it that the Tye River was Teddy Roosevelt's favorite fishing stream. Rocky Run Landing is a good location to either begin or end a paddling or tubing trip on the Tye/James Rivers. A canoe is available for rental and your hosts can assist with planning river trips from one-half mile to 20 miles (overnight). Shuttle service is included with canoe rental. Tubes are also available for a lazy drift downstream. Charcoal grills may be requested for use at the cabin or in the riverside picnic area (guests provide charcoal). The screened porch offers a serene view of Buffalo Ridge to the south across the river (if the leaves aren't too thick). Turn on the porch ceiling fans, relax in the porch swing, and whistle back to the whippoorwills. As the evening gets quiet, let the roar of the Tye River rapids lull you to sleep. If you decide you’d like to forgo seclusion and venture into the outside world during your stay, many places of interest are within a day trip of Rocky Run Landing. Jeffersonian and other historic properties abound, Civil War sites are easily accessible, Wintergreen Resort offers a variety of activities, and kid-friendly excursions are within kid-tolerance driving distance. Your hosts will be happy to recommend itineraries based on your interests and will check with Wintergreen to ensure any desired activity is available. Come explore Shenandoah National Park: hiking, fishing, biking, and horseback riding. Wintergreen Resort is a short drive with skiing, tubing, swimming, and hiking. There is fun for everyone! The space Follow the journey on IG at @pathwaypropertiesva "Time to Wine Down" is nestled in a community right off of Rt 151. The home sits on two acres with plenty of room to have fun in the yard or oversized patio. Our home was built in 1959 and has some character to it! Is a ranch cottage home with a basement. The home Includes: 4 bedrooms, 1 bonus room, 2 full bathrooms, main level family room, kitchen, dining room, basement family room, and laundry room. There is no master suite or master bathroom. All bedrooms have similar square footage. Three of the bedrooms have queen beds, one bedroom has a pair of twin beds, and a bonus room with a pair of twin beds. Amenities include: fully equipped kitchen, free fiber wifi, flat screen streaming TVs, private furnished patio, linens, towels, private driveway, and more. One of the bathrooms has a stand up shower. The second bathroom has a shower/tub combination. Each bathroom includes towels, hair dryer, hand soap, shampoo and conditioner. It's an older remodeled home so please keep in mind the bathrooms are still small. The basement is a great place to play games, hang out and enjoy a cold beverage. The basement has an air hockey table for some competitive fun! The patio off the back of the basement has a table and chairs. And off to the side of the house is a large gathering spot with seating, large dining table, string lights, and fire pit. This location is a perfect spot to play corn hole, cook s'mores, and hangout around the fire pit. Enjoy! Main level: Family Room, Kitchen, Dinette, Dining room with sitting nook, Bedroom 1 (Queen), Bedroom 2 (Queen), Bathroom (Stand Up Shower), and Bedroom 3 (2 Twins), Basement: Bedroom 4 (Queen), Bathroom (tub/shower connected to Bedroom 4), Family Room (air hockey table), Bonus Room (2 Twins) Guest access * Self check-in with keypad * Only park on the driveway and covered carport Other things to note Time to Wine Down was a fun project for us. The home is completely renovated and we tried our best to use all the space. The steps leading down to the basement have a low clearance. Please mind your head when you are walking up and down. The basement does have a drop down ceiling ranging from 7' to 6.5'. One of the queen bedrooms in the basement has no central air. We do have a heater that warms up the room nicely. In the summer it does stay nice and cool. We have a fan available for that room. * 2 pack n' plays available please bring your own sheets * High chair is available and located in the laundry room. Toys and books are in the twin bedroom on the main level. Puzzles located in the TV stand in the family room. Library is located in the basement. * Firewood and charcoal are not included. You can purchase at Ashley's Market down the road. * Washer and dryer is located in the basement with detergent * Included Supplies: Dish soap, dish detergent, hand soap, toilet paper, paper towels, shampoo, conditioner, body wash, hair dryer, face wipes, iron/ironing board, and laundry detergent. *Only 10 guest for the home *No smoking *No pets -Down the street: Route 151 is famously known for 26 wineries, breweries, ciders, and distilleries. We are lucky enough to be in the heart of it all! We have a wine cooler for all your new bottles. Always check online to confirm hours, services, reservations and live music! Weddings: We are less than 8 minutes away from wedding venues: Afton Mountain Vineyard, Hazy Mountain Vineyard, Veritas Vineyard, Valley Road Vineyard, Maren Estates, The Blue Ridge Farm, Cardinal Point Vineyard, Swannano Palace, and more! Rebbel Runs is a 3 minute drive from our house. They offer scenic vineyard horseback riding. Hikes close by: Blue Ridge Tunnel, Humpback Rock, Appalachian Trail, Pauls Creek Trail, Shenandoah National Park, and more! Fly Fishing: Book gear and tours with South River Fly Shop and Rockfish Gap Outfitters Wintergreen: Has a lot to offer during all seasons. Winter: ski, cross country ski, snowboard, tubing, snow shoe, and indoor pool. Summer: hiking, mountain biking, walking trails, and swimming at lake monacan. We had a wonderful experience! Fran was lovely when we checked in and out! Buddy and Ally (the dogs) kept us company throughout the night and made us feel secure! Mr. Duck and the various cats were also lovely to meet! We were the only campers that night, so it felt very private. Just a heads up that most campsites are directly next to another campsite! I would definitely come back with a larger group and reserve two adjacent campgrounds!

The farm is easily accessible and close to everything. Arrival instructions are impeccable, as is on-site signage. Host communication was prompt. Site #4 was beautiful with south and west views over the horse pastures. It is fairly close to site #5 which was occupied while we were there (5th wheel with a generator and a couple of dogs). The folks at site #5 were super nice and respectful, though we would have preferred to be further away. We were able to arrange our set-up to maximize seclusion. That aside, #4 was still fantastic, and we'd visit again!

A friend of mine and I stayed at Forest site. To me it was the second time to camp at Forest site. We had a very relaxing beautiful autumn night with a nice camping fire. Gail was a great host as always —- kind, considerate and generous. Gail let my friend use her sauna house in the morning even when she was quite busy. My friend enjoyed taking the sauna. The forest was beautiful in the sun light reflected by the fall foliage. It was even nicer to be able to see a few horses among the trees at a distance, eating hay quietly. The well maintained forest condition suggests that Gail has been a very diligent worker.

The spaces are perfectly spaced out and provide a good amount of privacy unlike most campgrounds. We met a fair amount of our neighbors and everyone was so friendly!! Conveniently 13min from The Jefferson (music venue) downtown. Would recommend and will be back again! Thanks for the hospitality ya’ll. Oh, and pro tip, if you’re up before everyone else, make some coffee, then go and sit on the lifeguard tower, the birds put on quite a show <3

This was our second time camping at Phantom Hill and it has easily become our absolute favorite place to camp as a family! Kathryn is truly a wonderful host who has thought of everything to make the experience simply phenomenal. We previously stayed at the Hummingbird campsite but this time we decided to try Waterthrush and it was just as lovely! We loved the string lights and hammocks, and it’s so convenient having a grill, chairs and tables all available to use! The forest is so beautiful and we loved walking the trails and my kids especially loved the treasure hunt! It was so cool seeing the mushroom farm too! As if there isn’t enough to do, they even have an Imagination Station where the kiddos can paint rocks and play games! This place is just MAGICAL. ✨ Kathryn is always such an accommodating host! When my husband and I realized we had a hole in our air mattress we brought, I texted Kathryn about renting a mattress pad and she was there in minutes! She goes above and beyond for her guests! Also highly recommend purchasing the natural soap from the Honor Shop. It smells amazing!!! If you want a very private camping experience with great perks and beautiful foliage, trust me, this is your spot. We cannot wait to come back!
