This is an active 55-acre horse farm. About 2/3rds of the property is developed with barns and fenced pastures and the other third is largely undeveloped areas with a loop driveway where most of the camp sites are located. There is a large white house at the far end of the property. The restroom for campers to use is located there. To one side of the driveway, on the way to the house there is a beautiful large swimming pond, complete with beach and gazebo.
The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

The camp is secluded on 42 acres of woods and pasture land just outside Waynesboro, VA. The Upper South River is spring fed, and it runs diagonally through the property. Day lease fly fishing is also conducted on the property. Though urban, it is very private and the water is always cool. Camping includes 1 fishing pass and one campsite for up to 2 people and 2 vehicles. Additional angler is $75 per day, additional campers at site is $10 and additional vehicles are $25.
The campsite has a fire ring, cooking grates, rotisserie, picnic table and a trash can. It is primitive camping with no outhouse (yet). Camp Cove Creek is located in rural Faber, Virginia which is 20 minutes from Charlottesville in beautiful Nelson County. In addition to the many natural features like the Blue Ridge Parkway, Appalachian Trail and the James River, Nelson is home to Wintergreen Resort and Oakridge Estate and hosts events such as the Lok'n Festival, Camp Jeep, and Overland Expo.
Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film.
Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress!
This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well.
Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The Rockfish River dam and quarry gardens are really cool too!

A Few “Concerns” to Clear Up
• “This isn’t off-grid.” If your idea of off-grid is 100 miles from civilization and reachable only by carrier pigeon, then sure — we’re not that. But there’s no power, no running water, no gas line, and nothing tied into municipal infrastructure. We’re powered by nature, not a utility bill. So yes, we’re off-grid — just not your wool-socks-and-Birkenstocks version of it. (Though, for the record, we wear Birkenstocks too.)
• “We were seen in towels.” Hmmm… which is why we gently suggest skipping the towel parades through camp. Our enclosed shower stalls are there for a reason: shower, dry off, then get dressed before rejoining the great outdoors.
• “It was in somebody’s backyard.” Sorry — our two acres aren’t tucked away in the middle of a federally protected reserve in the middle of nowhere. But our closest neighbor is nearly 300 feet away, and we happen to think riverside camping with a little civilization nearby is a pretty great trade-off.

If those realities feel unacceptable, we wish you luck finding a soundproof, neighbor-free, bird-mute utopia. But if you’re after a laid-back, laughter-filled, and unapologetically outdoor getaway on the banks of the South River — welcome. You’ve found it.

Only 15 minutes from the Swift Run Gap Entrance to the Shenandoah National Park our farm has a mountain feel.
Our 17 acre slice of heaven is tucked back off the county road and up against the little chapman mountain. Large white oaks and Tulip Poplar trees are the main attraction along with the Mayapples in spring and the fall colors are terrific.
The campsites are in the woods and around the field a good distance away from the house. There are walking trails and a pond and a hammock for relaxing, close to great hiking, summits and waterfalls, 50 minutes to Old Rag. Many local wineries to discover and many historical sites including Montpelier and Monticello and Charlottesville and UVA.
Come on the 3rd Saturday to see Tom perform on his banjo at the local Farmers Market.

Share space on our small mountain homestead in the Appalachians. Stay in a tiny cabin with deck space and outdoor food prep area. Our homestead is located up a steep gravel road and though the property is secluded, the cabin is near the main house. Be aware there are snakes and spiders; creepy crawlers of all types. We are a chemical free property, please don’t bring toxins onto the site (this includes chemical bug sprays). We’ll help remove critters as needed. Elevation 1200ft; we’re 1/4 mile from Shenandoah National Park. Guided hikes and farm tours available (for a fee) if interested! We also have eggs for sale when our chickens are laying.Come stay in a secluded, relaxed environment where you can unplug and reconnect with Nature. Take naps, sit by the campfire, quietly read or meditate without being attached to your daily gadgets. Take in the mountain air and allow yourself to balance mind, body and spirit.
We love this mountain and consider our home a Beautiful Magical Place! We daily connect with the glorious natural elements surrounding us and give thanks constantly. We’ve learned a lot over the years about living with The Land and want to share this space with like-minded others. We tend to “rise with the Sun, and sleep when it’s done”, so don’t be surprised if you see David or myself, or our kids playing/working on site. If you like to chat, we’re usually available, if you like your privacy, we respect that too. There are a handful of neighbors, and sometimes cars travel up or down the road, but generally this is a quiet, peaceful area. Our two old time scotch collies keep most wildlife away, but once in a while you get a glimpse of turkey, or hawks, rabbits, etc….
We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too!
Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

Spend a quiet weekend enjoying the peaceful pastures of our farmette. We have friendly cows, mini goats, chickens, a horse, a kitty, a farm dog, and are frequented by deer in the morning and evening. If you are lucky, you may spot the great blue heron, Mr. Todd Fox, or the bald eagle pair fly over. The stars are incredible here on a clear night.

We had an incredible stay at James’s campsite! The site was exactly as pictured, if not better. It was clear that so much thought went into creating the perfect camping experience. It truly had everything you could think of for camping and then some, so we never found ourselves wishing we had brought anything extra.
The river was absolutely beautiful and made for a peaceful setting. We spent time fishing and had an amazing time. It was one of the highlights of our trip.
James was also a fantastic host. He stopped by to make sure we had everything we needed and made us feel welcome without ever being intrusive. It was obvious he genuinely cared about his guests having a great experience.
If you’re looking for a campsite that’s well-equipped, relaxing, and hosted by someone who goes the extra mile, I can’t recommend this place enough. We will definitely be back!

Hipcamp tells me I’ve spent 44 nights outside with their platform… in that time, I’ve met a lot of hosts and enjoyed some amazing camping experiences, but I can say with confidence that what James and Lynn have put together is special. They put a tremendous effort into the space, and you feel that warmth the second you pull up. The vibe here is just so welcoming and inviting. It doesn’t feel like you're just renting a piece of dirt for the night; it feels like you are being welcomed into a really intentional, beautiful space. The location itself is incredibly unique and beautiful, but it’s all the tiny details that blew me away. You can tell they really thought about the camper's experience. Everything from how the site is set up to those small, thoughtful touches makes a difference in how comfortable you feel. It is so rare to find a spot that nails both a stunning location and top-tier hospitality. This place is easily a highlight of my 44 nights outdoors, and I'll definitely be back.

What an amazing campsite! Hats off to the owners that did a great job on the build out of the school bus. The site has everything you would need from a cooking station inside to functional grill out private outdoor shower and porta potty as well as hammock and fire pit. I appreciate the steps that we’re built to get down to the river for tubing and swimming. most of the campground is covered in mulch with cuts down on dirt and kept our puppy on the cleaner side.

High Camp served as a our base camp for some local adventures; there is a lot to do in this part of the world!
Host John happened to be on site when we arrived and helped us identify the exact location of the water and 50 AMP electric supply to the site. We set up near the picnic table atop a knoll, parallel to and just inside the "cut" edge of the field. (The hookups are behind the Bounder Camper (future rental space--currently unoccupied) which is visible to the right as you drive in, up behind the Christmas tree lot.)
We did have to go to the max capacity of our wheel leveling ramp and were still a little out of level left-to-right, but we were easily able to level on the long axis with our hitch jack.
The property is beautiful with amazing views to the west--prepare for some stunning sunset vistas. We did wander around some of the closely-mowed trails (paths) and enjoyed some of the nostalgic, vintage vehicles set around for fun. We did enjoy the 30 acres of solitude. Some reviews mentioned road noise--we barely noticed it and never found it even a bit annoying. A distant, active train track across the valley added the occasional train horn, which was delightful in our book
Had some friends car-camping with us--they also found High Camp to their liking.

Lovely campsite. I’ve stayed here in the past (7 years ago) with my children and extended family and decided to revisit it this summer. The river is the perfect size for swimming. You can step right down to it from the site and wade in or just a little bit upstream there are some fun areas around the boulders for swimming. There are vocal frogs in the evening and many birds during the daytime. You can hear the bubbling of the river from your tent. There is noise from the road as others have mentioned but it wasn’t bothersome to us this past weekend since overnight it was fairly quiet. This spot is close to local wineries and the town where The Waltons is based.
