This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Camp Cove Creek is located in rural Faber, Virginia which is 20 minutes from Charlottesville in beautiful Nelson County. In addition to the many natural features like the Blue Ridge Parkway, Appalachian Trail and the James River, Nelson is home to Wintergreen Resort and Oakridge Estate and hosts events such as the Lok'n Festival, Camp Jeep, and Overland Expo. Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film. Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress! This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well. Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The Rockfish River dam and quarry gardens are really cool too!

Enjoy an overnight or a couple of days. The 2 acre campsites are on an elevated sand and gravel bar on the north and south shores of Big Island. There's ample room for multiple tents and boats. Pools and slow moving water to cool off after your float down, and a great place for catfishing and watching satellite fly-bys at night. Plenty of Bald Eagles, Ospreys, and just about all of Virginia's animals inhabit this section of the James.  Enjoy the scenery!  KNOW BEFORE YOU BOOK and GO  1. Check out river levels, forecasts and warnings. There can be class 1 and 2 rapids (and more) depending on river height. Very experienced paddlers only once the river gets above approximately 5.0 feet or so at Scottsville. The host will gladly rebook your stay should the river height not be safe for your group. Check-Ins and Arrival Instructions: Check-ins on weekdays are dependent on my work schedule. If this is your first time at Billyville, I need to be on property to guide you into your site. Please reach out before your stay so we can coordinate. If I am off on that day, check-in is after 1pm. If I am working, it will be after 5pm and occasionally after 7. I am currently testing out some procedures to allow self check-in. We'll see how that pans out. Anyway, to get to Billyville: Turn onto Bells Lane. (Dirt Road). You'll see a white fence on your left down the lane about .2 miles. Just after the fence, you'll see a red sign at the beginning of a rope fence. Turn off Bells Lane just after the sign and follow the fence, keeping it on you left. Accessible by car or canoe, East End at Seven Islands provides endless fun for the whole family, including your well behaved off-leash dogs. When you arrive take a cooling dip in a quiet “river pool”, relax on your private beach, or see if the fish are biting. Let your kids experience the best the river has to offer by exploring the shallows for crayfish, chasing minnows, or watching for Bald Eagles patrolling the river. Your site is approximately 2 acres, so you will have your choice of where to pitch a tent or place your camper or trailer. Spend your nights stargazing, enjoying a campfire (remember to bring s’mores ingredients), or fishing for catfish. This is an ideal family-oriented campsite about an hour NW of Richmond. Come, enjoy and make some memories! Children 10 and under are free On the other side of the river you might hear a train passing by at different times, both, day and night. You will be able to enjoy privacy and all the serenity that the outdoors has to offer! There is cooking grate on the fire pit so you can cook up some delicious meals. We’d suggest bringing some camping chairs if you’re tent camping to enjoy your meals or your morning coffee, as we do not have a picnic table on site. We have potable well water for our campers as well as a shared double stall composting toilet for your comfort. This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film. Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress! This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well. Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. Enjoy an overnight or a couple of days. The 2 acre campsites are on an elevated sand and gravel bar on the north and south shores of Big Island. There's ample room for multiple tents and boats. Pools and slow moving water to cool off after your float down, and a great place for catfishing and watching satellite fly-bys at night. Plenty of Bald Eagles, Ospreys, and just about all of Virginia's animals inhabit this section of the James.  Enjoy the scenery!  KNOW BEFORE YOU BOOK and GO  1. Check out river levels, forecasts and warnings. There can be class 1 and 2 rapids (and more) depending on river height. Very experienced paddlers only once the river gets above approximately 5.0 feet or so at Scottsville. The host will gladly rebook your stay should the river height not be safe for your group. You'll see a white fence on your left down the lane about .2 miles. Just after the fence, you'll see a red sign at the beginning of a rope fence. Turn off Bells Lane just after the sign and follow the fence, keeping it on you left. When you arrive take a cooling dip in a quiet “river pool”, relax on your private beach, or see if the fish are biting. Let your kids experience the best the river has to offer by exploring the shallows for crayfish, chasing minnows, or watching for Bald Eagles patrolling the river. Your site is approximately 2 acres, so you will have your choice of where to pitch a tent or place your camper or trailer. Spend your nights stargazing, enjoying a campfire (remember to bring s’mores ingredients), or fishing for catfish. This is an ideal family-oriented campsite about an hour NW of Richmond. The campsite has a fire ring, cooking grates, rotisserie, picnic table and a trash can. It is primitive camping with no outhouse (yet). There are 5 campsites on the property, spaced apart nicely to keep it private. Orkney Springs Outfitters provides lessons and guide services onsite and on surrounding waters from this location. Hit the Tye River, South Fork of the Potomac, Cow Pasture and the Jackson River, to name a few. Excellent access to Shenandoah National Park, Skyline Drive, Blueridge Parkway.

There is a cleared walkable path down to the lower end of our farm where you’ll find creeks that run through the property. With nearly 60 acres of private forest, you can hike and explore, or spend time on one of the grassy knolls we have cleared. You can enjoy swimming or even just a quick dip in the creeks on our property and hiking just 600 feet from campsites. If you're looking for a nearby adventure, Holliday Lake State Park, Bear Creek State Park and the James River are all close by and are great spots to go rafting or tubing! Historic Scottsville is just up the road where you can find restaurants, breweries, grocery stores if you need and more. Being in the Piedmont region, we also have quick access to multiple vineyards that make for a great day trip. There are opportunities to go swimming, hiking, kayaking, rafting, and visit wineries all within 20-60 miles of our property. There is really something for everyone to do!We're surrounded by working farms on all sides so, thankfully, the only noise is from a heard of sheep across the way, or some deer in the forest. It’s a truly peaceful outdoor getaway. As hosts, we typically greet our visitors at some point during their stay, though we are very happy to respect total privacy. We hope you enjoy the wonderful sunsets, creek access, and stars above as much as we do!About the Listing:Come pitch your tent or park your RV on our property and set up camp at the edge of our farm! We have a few other campsites, well-spaced apart, so you can expect to see other campers periodically throughout your stay in passing or in common areas such as the toilet. You will be able to enjoy privacy and all the serenity that the outdoors has to offer! There is cooking grate on the fire pit so you can cook up some delicious meals. We’d suggest bringing some camping chairs if you’re tent camping to enjoy your meals or your morning coffee, as we do not have a picnic table on site. You can also enjoy cozying up by the private campfire and toasting some marshmallows at sunset. We have potable well water for our campers as well as a shared double stall composting toilet for your comfort. Located at the base of the western Massanutten Ridge in the Shenandoah Valley, our six-acre property is nestled in the hamlet of Keezletown. Our campsite is located along a gurgling stream (Cub Run), perfect for wading in on hot summer days or falling asleep to as the evenings cool. Across the stream horses pasture, and in the field next to the campsite several goats graze. We are in a fantastic biking location: the winding back country roads make for wonderful road bike excursions. We are also just minutes down the road from the Western Slopes trails, over 25 miles of mountain bike and hiking trails. Other great hiking trails are nearby as well, and the Blue Ridge Mountains (Appalachian Trail) are an easy half-hour drive away. Our area abounds with wineries and breweries, both in bucolic settings with gorgeous views or in downtown Harrisonburg, which is a 10-minute drive away, and also home to a variety of great dining options. Other options include the water park at the Massanutten Resort, just around the mountain from us, or kayaking on the Shenandoah River. Or spending a quiet day on the property in the shade of the sycamores, listening to the water flow by.
