Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain. The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so. The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. 3 nights at Fall Water Farm

This little cabin was a nice retreat away from home for a few days. Having bedding provided was a nice touch and the bed is very comfortable. The parking is not far from the cabin (maybe 50-100ft) and the driveway was even plowed very shortly after a few inches of snow fell during my stay. There’s a fair amount of yard space available, great for playing in the snow this time of year, and the steam right outside the cabin door is a pretty sight and sound every time you exit. This cabin is also perfect for anyone who doesn’t like dealing with a wood stove to keep warm, instead a gas radiator controlled by a digital thermostat keeps the cabin warm exactly how you like it, a very surprising but much appreciated bonus I found out after arriving. Overall, this cabin was fantastic, warm, and cozy, and I would absolutely recommend to anyone looking for somewhat easy cabin camping in the winter.

Weekend Trip to Bent Apple Farm

Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left! Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door. Overall definitely would recommend and stay again!

I loved being there. Easy to find. Lovely to walk around the farm. Enjoyed the alpacas, chickens and turkeys. The staff was easy to communicate with via text. Electric, water and fire pit all easy to find and use.

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

We had a wonderful time. The view was spectacular. The accommodation suited our needs. Having to outdoor compost potty with a scenic view was a plus for outdoors camping. We had heavy rain, but we were prepared. Mike had that wonderful pizza oven that we took full advantage of making so delicious pizza. We plan on returning to repeat our adventure.

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

Sleeping amongst the trees is the best! Queen size bed - all linens provided. Wood stove to keep you toasty all night long!
