We are a short drive from the village of Newfane which includes a General Store, hardware store, Dutton’s Farm Market, a few restaurants/taverns, and adorable shops. A full grocery store is located about a 10-minute drive away.
Come enjoy all that Southern Vermont offers including nature, small family farms, wine and cheese tasting, delicious farm-to-table restaurants, and local arts. We are located 12 minutes from downtown Brattleboro, 5 minutes from the town of Newfane, 25 minutes from Grafton, and 30 minutes from Bellows Falls.

Important Details to Note:
The tiny home does not have a shower- you can access a full bathroom in the main house which is reserved exclusively for your use.
You will also need to climb a ladder to access the bed.
We offer a strong wifi signal on the property but there is limited cell phone service in most of Newfane and you will likely have no cell service on and around our property. Guests can connect their cell phones to wifi, to send messages, and make calls.
Your hosts live in a separate house on the property and are available anytime to answer your questions.
We have a sweet and (overly) friendly Golden Doodle named Bennett who may sometimes be out and about. 😊 Please let us know if you prefer not to interact with him.
In the winter, someone will come to plow if there is more than a few inches of snow.
No smoking at all, inside the unit or on the grounds.
No littering, loud music, or parties.
Pets are not allowed.
Our space is designed as an adult, couples’ space and may not be suitable for children. If guests hope to bring children, please know that space is limited and we do not provide additional bedding/sleeping accommodations.
Our property is a natural wooded area and, as such, there are hazards, such as rocks, tree roots, poisonous plants, and depending upon weather conditions, cold, wet, and slippery surfaces. There is limited solar lighting around the property after dark.

We are excited to offer this amazing tipi camping experience on our working horse property. The tipi design is the basic Sioux design, and the makers of our tipi were chosen to provide ALL the tipis for the movie "Dances with Wolves," because of their respect for authenticity and excellent craftsmanship.
The tipi is 18' W x 15' H. Inside is roughly 16' diameter and 13'2" high. It has a 6' entrance with zipper door and mosquito mesh. There is mosquito netting around the top smoke flaps and a critter guard mesh that covers the bottom circumference edge where the tipi and floor meet. To keep things warm on those chilly nights or take out the crisp morning air, there is a small wood pellet stove inside. There is a queen size futon and plenty of space to sleep on the floor with your own sleeping bags or cots. The maximum occupancy is 6 people. The campsite setup is a mixture of Indian and Cowboy western culture. It has a dining area close to the tipi with a picnic table. You can relax at the fire pit area beside the Kampfire Cauldron (hand made on site!) and enjoy cookouts, campfires, and great conversations with friends and family while listening to the calm waters of Giles brook a few feet away. Firewood is included in your stay. An outhouse is also located nearby, so you don't have too entirely "rough it". Potable water can be provided if you did not bring your own. Two cruiser bikes are available for your use. You are welcome to use the provided helmets (disinfected between guests) or bring your own.
We are a short drive from the village of Newfane which includes a General Store, hardware store, Dutton’s Farm Market, a few restaurants/taverns, and adorable shops. A full grocery store is located about a 10-minute drive away.
Come enjoy all that Southern Vermont offers including nature, small family farms, wine and cheese tasting, delicious farm-to-table restaurants, and local arts. We are located 12 minutes from downtown Brattleboro, 5 minutes from the town of Newfane, 25 minutes from Grafton, and 30 minutes from Bellows Falls.

Important Details to Note:
The tiny home does not have a shower- you can access a full bathroom in the main house which is reserved exclusively for your use.
You will also need to climb a ladder to access the bed.
We offer a strong wifi signal on the property but there is limited cell phone service in most of Newfane and you will likely have no cell service on and around our property. Guests can connect their cell phones to wifi, to send messages, and make calls.
Your hosts live in a separate house on the property and are available anytime to answer your questions.
We have a sweet and (overly) friendly Golden Doodle named Bennett who may sometimes be out and about. 😊 Please let us know if you prefer not to interact with him.
In the winter, someone will come to plow if there is more than a few inches of snow.
No smoking at all, inside the unit or on the grounds.
No littering, loud music, or parties.
Pets are not allowed.
Our space is designed as an adult, couples’ space and may not be suitable for children. If guests hope to bring children, please know that space is limited and we do not provide additional bedding/sleeping accommodations.
Our property is a natural wooded area and, as such, there are hazards, such as rocks, tree roots, poisonous plants, and depending upon weather conditions, cold, wet, and slippery surfaces. There is limited solar lighting around the property after dark.
This area is home to wildlife both big and small. For this reason, we ask guests to take care and clean and pick up any food items left outside the unit to avoid attracting pests and animals.

The Lodge and cabins we have at Sand Pond are situated about one hundred yards from beautiful sand pond (actually a lake). Sand Pond is a spring fed lake near the base of Silver Mountain which is a beautiful and close by hike to 360 views of the surrounding region/mountains. You will have easy and direct access to the sandy beach and swimming. The water is crystal clear and the water around the beach is very shallow which is great for children. The beach has a fire pit available as does the lodge. We have kayaks, a canoe and paddleboards available on the beach for guests to use.
All cabins and the lodge have a single bathroom and shower, porches, kitchens and living rooms.

We are excited to offer this amazing tipi camping experience on our working horse property. The tipi design is the basic Sioux design, and the makers of our tipi were chosen to provide ALL the tipis for the movie "Dances with Wolves," because of their respect for authenticity and excellent craftsmanship.
The tipi is 18' W x 15' H. Inside is roughly 16' diameter and 13'2" high. It has a 6' entrance with zipper door and mosquito mesh. There is mosquito netting around the top smoke flaps and a critter guard mesh that covers the bottom circumference edge where the tipi and floor meet. To keep things warm on those chilly nights or take out the crisp morning air, there is a small wood pellet stove inside. There is a queen size futon and plenty of space to sleep on the floor with your own sleeping bags or cots. The maximum occupancy is 6 people. The campsite setup is a mixture of Indian and Cowboy western culture. It has a dining area close to the tipi with a picnic table. You can relax at the fire pit area beside the Kampfire Cauldron (hand made on site!) and enjoy cookouts, campfires, and great conversations with friends and family while listening to the calm waters of Giles brook a few feet away. Firewood is included in your stay. An outhouse is also located nearby, so you don't have too entirely "rough it". Potable water can be provided if you did not bring your own. The cabin is secluded, cozy, and charming. Despite it being the snowy season, all the paths were shoveled and the heat inside kept us warm. Minutes away from the eastern coast of the lake and a short drive from Glens Falls and Lake George Village, the location makes you feel like you are in the woods while easily being able to grab a dinner in town. I thoroughly recommend this rental.

3 nights at Fall Water Farm
This little cabin was a nice retreat away from home for a few days. Having bedding provided was a nice touch and the bed is very comfortable. The parking is not far from the cabin (maybe 50-100ft) and the driveway was even plowed very shortly after a few inches of snow fell during my stay. There’s a fair amount of yard space available, great for playing in the snow this time of year, and the steam right outside the cabin door is a pretty sight and sound every time you exit. This cabin is also perfect for anyone who doesn’t like dealing with a wood stove to keep warm, instead a gas radiator controlled by a digital thermostat keeps the cabin warm exactly how you like it, a very surprising but much appreciated bonus I found out after arriving. Overall, this cabin was fantastic, warm, and cozy, and I would absolutely recommend to anyone looking for somewhat easy cabin camping in the winter.

Robert was so accommodating and gave me a tour of his studio and let me watch some of the glassblowing in action. It's worth going out of your way.

Great spot, especially for fall camping. The fireplace throws off a lot of heat on the cold nights. The camp site was clean and had a solid picnic table. Make sure to look up Robert DuGrenier Glass Art Gallery for your directions, the entrance is between two guard rails right across the street. There's a steep downhill to get into the field. The GPS can send you to a road across the river if you aren't looking for the studio itself. We will definitely be back!

With Happiness offering a few different campsites, I chose the Palm Beach site for its location near the creek , the fire pit and the opportunity to try my hand at panning for the “shiny stuff”. The surrounding land is beautiful. Janet is very pleasant, informative and brought me a handful of Concord grapes fresh from the vine. Petting a few of the Nubian goats was a fun experience. Fantastic camping!

Had an amazing getaway from Boston at Peter’s property. The campsites were private and quiet and all amenities were as described. Each site had a fire ring, picnic table, and a charcoal grill. A clean stream runs along each site. There was enough water in the stream to float on a tube even during a recent drought. My partner and two dogs had a great time and can’t wait to be back. Highly recommended

We had a fantastic time at Will's riverside site. We stayed for two nights as a stop on our drive from Maine to Ohio, and what a gem this place was! We loved falling asleep to the sound of the river. Our dog had a blast playing in the water—it was a bit too chilly for us, but we'd love to return in warmer weather. We spent our day hiking and exploring the cute local towns. Bigfoot Coffee was excellent, and we really enjoyed Beer Naked Brewery. Coming back to camp to relax by the fire and listen to the water was the perfect way to end the day. Will was easy to get in touch with and sent a text before we arrived. There was some road noise during the day, but it wasn't bad, and the nights were peaceful. Overall, we loved our stay. You can tell Will genuinely enjoys sharing this beautiful spot, from all the small touches around the camp.
