Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. All structures on the property are solar-powered and a rainwater system feeds the sink in the outdoor kitchen. We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. I do have leather tools, sewing machines, and stained glass. Bring your project or try a new one. Lots of space in the common barn area for group lesson, or set up a spot and enjoy all by yourself! Cabot has lots to offer for day trips, be it water sports, rail trail on bikes or walking, music, and cultural events, or purchasing fresh milk, beef, eggs, apples, cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour drive in any direction. A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators. Learn more about this land: Texas Hill Brook camp site The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. We had such a lovely stay here! The host was incredibly responsive to all our questions, and the cabin was exactly what we were looking for. It came with a portable heater inside that kept us warm at night (just remember to turn on the gas outside first!). Without proper winter clothing, it might be a bit chilly to stay here during the colder months, but we went toward the end of October and it was still perfect! And the hot tub!! Such a clever and wonderful addition! Just a heads up: you’ll need to build a strong fire to get it hot within about 3 hours, and you’ll likely want to make two fires - one for the tub and another to sit back and enjoy. Be sure to bring lanterns, as it gets dark pretty quickly once the sun sets. Even though we had cloudy skies, we could tell that on a clear night the stargazing would be incredible. The cabin is well-equipped with dishes and running water for light cooking, brushing teeth, etc. There’s also a small convenience store about 8 minutes away on the main road. Overall, we would highly recommend this place. We had a fantastic time and will definitely be returning!

The town of East Burke is only a few minutes away and there was super easy access to lots of incredible mountain biking. While you have to walk from the driveway past the house to get to the tent, once you are there it feels pretty private and spacious. It was clean and there were some cute solar lights. The only thing I would improve is the bathroom situation, which is a pretty simple Boxio set up which I didn't find the most comfortable.

It was a really nice place to discover in the beautiful little town of Burke. We've been there in the middle of a bikepacking trip and the place was perfect. A big wooden base with a huge bell tent on it. We really appreciated the jug of water and the composting toilet, plus a table with two chairs. The place was so quiet, in a huge backyard in a field, surrounding by woods. There's a fireplace with chairs also and the wood is included. I would recommend this place for everyone who want to stay in Burke and have an amazing stay !

We LOVED our stay with Betsey!! Our crew rented the two bell tents and a tent site for a weekend bike trip. Each site was clean, well kept, and so cozy. The sites all have plenty of privacy while still being close proximity to the bathrooms and other sites. The bell tents had every single thing you could possibly think of. Solar powered lights, cute decor, maps of the area, a first aid kit, flash lights, bear horn, literally you name it and it was in there. It got down to 31 degrees at night consistently during our stay and our beds were stacked with blankets as well as flannel sheets. The beds are COMFY. The tents have a wood stove as well that heats up quick. I have never been to a more thoughtful glamping set up that still felt like a solid weekend of off grid camping. The stars are also insane on the property so be prepared to need a neck massage from looking up all night! Betsey was the best host and really, really cares. She was super attentive and incredibly kind start to finish. Not to mention the sites are just a quick ride to all of the trails as well as down town. 100/10 would stay with Betsey again and I’ll be recommending to anyone that’ll listen!! Thank you so much!!!

Welcome to my camper in this magical location in Newark, VT! The camper has a solar-powered battery so you are able to use the lights and the slide out for more space. *Note that power outlets do not work.* There is currently no water hooked up, but there is a spring up the road across from Newark Pond, a lovely spot for swimming or kayaking. Bald Hill Pond is another beautiful pond nearby. The property is a little over 3 miles from Lake Willoughby where you can do all kinds of hiking and go swimming/kayaking. The site is located on a lovely mountain brook in Huntington. The small 8' x 8' cabin includes a queen bed with a mattress protector (you provide your own linens, blankets, and pillows), a small wood stove, and a bedside table. The large windows overlook the falls, and you’ll fall asleep to the sound of the waterfalls and brook. There are drawers for storage under the bed. The site is accessed by a gravel driveway off a Class 4 road, and you can park close to the site. We love camping, and when we decided that state campgrounds and the like were just too busy, we found this amazing, secluded property on a small lake with no public access. There is a cabin on the property, which is available for limited rentals. However, we have a great flat yard just a short (2 min) walk to South Pond thats perfect for a tent. There's a rustic outhouse, fire pit, picnic table, and usually games like badminton setup. Our property is a couple miles down a private dirt road. Fishing is great (with a license of course), and the water is perfect for kayaking and paddle boarding.

Retreat to our cozy yurt and relax by the wood fire. This enchanting yurt is very special to us! Previous friends and guests have exclaimed how romantic it is. It has electricity, a tiny refrigerator, wood stove and a comfy bed. The composting toilet is available outside. To get to the yurt 4WD recommended, ice and rain can greatly affect the roads. There is a parking spot available to park across from Deer Road. Take the very short walk to the yurt. Near our site is Green Mountain National Forest to explore. Blueberry Lake is just a short walk down our hill. Blueberry Lake is widely used year round for swimming, ice fishing, seasonal fishing, kayaking and canoeing. Long Trail nearby Bike trails/x country ski trails are connected right to our homestead. Continue on the trail and access some of the best mountain biking trails and snow biking, cross country skiing, snowshoeing, and hiking. Sugarbush Resort is a 10 minute drive and is one of the best ski mountains in the area! If you are looking for gym and shower facilities, you can stop into the Sugarbush Resort, just a short driving distance, for a day pass fee. Massages are available as a add on during booking! We milk a herd of fifty holstein, jersey, guernsey, and ayrshire cows. We are right off the Long Trail, Catamount Trail, and VAST trail systems. We have mountain bike trails on the farm as well as a great swimming hole. We have miles of hiking trails that link up to the Beaver Meadow trail network in the Vermont State Forest as well as Morristown Forest trails. Our camp has two full size beds and sleeps four people. The camp is not winterized: will protect you from wind and snow but not the cold!
