This 150-acre property has been in our family for 32 years and now houses three generations.
Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes.
We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams.
Children 12 and under no charge.
Our little pond behind the big greenhouse has filled up a bit more this spring which you are welcome to use for dipping or frog watching.

The Maple Hollow Shelter site is close to a dirt road, very accessible by car or van, yet it offers plenty of privacy. Its sits amid a working Sugarwoods and offers much shade in the summer. There are native ferns growing all around. We have some trails throughout the property, feel free to explore. The shelter is big enough to pitch a tent, hang a hammock, or just sleep under the stars. There is a big firepit and firewood provided. Please no cutting of trees. There is an outhouse on site, but no potable water. We live on 52 wooded acres in a natural area surrounded by lakes and ponds just 14 miles north of Montpelier VT. We are located on the Green Mountain Gravel Growler bike packing trail and 7 miles south of the Lamoille Valley Rail Trail. We have lots of hiking , biking, boating and swimming opportunities nearby. Our amenity's include a bath house with two flush toilets a hot shower. We also have a washer and dryer available for our campers. You have your choice of camping with your van or small RV, small trailer or tent, in a level, forested area (not lakeside) with picnic table and fire pit, or tenting lakeside with water views, picnic table and fire pit, or both! You have access to both, one reservation comes with both spots, so you can enjoy the lakeside regardless of where you sleep. Vehicles cannot reach the tent site, it is a steep trail about a 150 feet.
Although our campsite is near the lake, you cannot drive to the water from the campsite. It is a steep, short hike down to the water. There is one canoe at the campsite you are free to use or bring your own canoes, kayaks and/ or paddle boards to enjoy the superb water. There are no motor boats on the lake, so the paddling and swimming is great.
There are three private homes on the lake, adjacent to where your site it located so we ask that no loud partying, play music only quietly and no generators. There are no campers on either side of your campsite, we only offer one, campsite.
There is a nice, clean outhouse and no other amenities (Tier D in HipCamp-speak). No on-site water but it can be obtained at our house, just ask.
We have a dog on the property, who is friendly and off leash. If having a dog come visit would be a problem for you, please don't make a reservation. If you plan on bringing a dog please let us know. No more than two dogs allowed.

We live on 75 acres of woods and hay fields. Larry is a self-taught hay-farmer since we moved from the mid-west in 2007. The property was a fallow dairy farm from the 70's. It used to be called
Common View Farm. We hear the name came from the fact that we can see the Craftsbury Common from the height of the property.
Legend holds that people have seen strange lights and orbs in the area. It may just be a yarn told by the locals to the new flatlanders. I have never noticed anything of the sort and I have been looking. Who doesn't like a good New England ghost story?
Larry farms about 30 acres of the property; square bales for horses. The rest are woods. We have our own old mare, Ruby, which gave Larry the haying idea. She has two goat buddies, Danny-Boy and Brownie (guess what color he is?). Our dog, Tinker, runs the land and loves dog friends as well as humans.
Our views are of the Lowell Mountains closest and the Green Mountains in the distance. You can see the Lowell wind farm on the horizon. We have a large garden and raspberry patch. When in season, you are free to pick! The house on the property, Larry built. It's a beauty. He also has two shops and some barns. No shortage of farm implements. You are welcome to walk to your heart's content and to visit Ruby and the boys.

The Northwoods Gypsy Wagon is a 3-minute walk into the woods from the parking area. You can have all the solitude you'd like or visit the nearby towns. In this off-grid wagon, you will have an indoor cooking stove (2 burner propane) and a propane stove for the cooler nights but no running water, therefore no indoor plumbing. Fresh water, battery operated lights, solar panel which provides one lamp and a place to plug in your phone, coffee/tea set ups. Wi-Fi/cell cov is not available. There is a privy exclusively for the wagon and a place for a cold-water wash up.
This is truly tiny space, however; sleeps 2 adults. You will have a table and chairs for a sit down chat or meal. In the dryer months fire-burning may be ill-advised or outright prohibited, you'll be advised.

Our dogs had the time of their lives running around, and we enjoyed exploring the adjacent trails as well. There were nearby towns & restaurants to stock up on supplies. We stayed in site 3 which came equipped with running water, a full size grill, picnic table under a canopy and a wood patio to enjoy! The hosts have thought of everything including clean bathrooms and a hot shower! We look forward to another visit

Looked for a place to camp outside with my BC dog with a view of the night sky as close to the new moon phase to as far from the city lights and cool enough evenings for my dog to enjoy sleeping in the tent. Great view of the green mountains in the distance and the night sky as close to the New Moon phase as you can get. Only wish I had was to bring my wider lenses, it been a while since I have been camping up north but the Ursa Major was sooo big.

I loved staying here. The camp site was easy to get to, the directions were simple, and the views were amazing. The family even took time to clear the snow for us prior to getting there and made us feel safe and welcomed. They offered firewood as well!
We had some unexpected problems due to natural weather occurrences and our tent snapped in half, Barbara and her family saw we were having trouble and went out of there way to help us and even let us stay at their air bnb. Incredibly thankful for such a great trip and that they went out of their way to make sure we had a great time!

Weekend Trip to Vermont Rustic Retreat
The Rustic Cabin Retreat delivers on it's promises - its as rustic as you could want while bringing all the conveniences of everything you could need for a comfortable, multi-day stay (with the luxurious inclusion of electricity?!) I would boldly say if you need more than RCR offers you should probably be looking on Airbnb. I pre-cooked my dinners (two) and re-heated them in the provided cast iron pans, atop the spectacular Jotul wood burning stove (alt available high quality propane camp stove.) I scratch-cooked breakfasts also on the Jotul. The "natural" routine was great; stoke the fire, warm the cabin, eat, clean-up... in the morning followed by the days activities. In the evening - followed by the R&R I went seeking. There is a town with local nightlife, but I didn't go. Instead, I opted to hike the nearby CRT trails which were outstanding; all well marked and maintained with beautiful views. I didn't see much wildlife, but I suspect most wildlife was instinctively hunkering down for some snow that came Sat pm. That said - the squirrel chatter was priceless (seems I was intruding!?) I can't say enough and plan to return. My goal was a real personal "retreat," to clarify some objectives and priorities for myself in the new year, free of all distractions. RCR delivered in every way. If all that weren't enough - I would need another 1,500 characters to adequately describe the hospitality of RCR's hosts. This was my 1st Hipcamp experience; in my view RCR sets the bar high.

3 nights at Vermont Rustic Retreat
Kathleen and John’s cabin is a treasure. It’s exactly as cozy and beautiful as the pictures suggest, and well stocked with the essentials for a comfortable stay. I spent 4 days in December there during consistent snow fall and high winds and never suffered for it. There was ample wood for the stove and fresh water. It was an ideal setting for my trip.
And beyond all that, the hosts were extremely thoughtful and caring, even going so far to help me unstuck my car from the unforgiving vermont snowscape.
I can’t recommend it enough. 10/10

The view is beautiful! We were lucky to have arrived after a few inches of snow had fallen and it stayed on the trees the whole time we were there-it was absolutely gorgeous! We saw deer cross the road, heard owls and coyotes. Trails at the end of the road. As it states the cabin is small but Kathleen made excellent use of the space and 2 adults in there was just fine. Very cozy, more than enough wood to keep the woodstove going and have campfires. Everything you need is already provided. Was cloudy when we were there but on a clear night it would be a fantastic place to stargaze. Kathleen was a wonderful hostess. Very accommodating, very responsive and just a sweetheart all around.

We loved staying at Kathleen’s place! The cabin is very private, feels completely safe, and the view is fantastic. Everything was very clean and nicely organized, and the minute you arrive you have everything you need. Even though the weather was cold, we stayed cozy and warm thanks to the wood stove, which was surprisingly efficient. The kindling and firewood were fully stocked as well, making the stay easy and comfortable. A wonderful experience overall! Thank you:)

The provided firewood was excellent, kept dry underneath a tarp at the site. Picnic table and bench, as well as two Adirondack chairs, were a nice touch. The composting bucket toilet, located under a small permanent structure at the site, was very clean and did not smell at all.
