Rainy and need more options? Take the beautiful 1 hour drive east on 302 to North Conway and visit the big outlet stores. If the weather is better, and you want a more scenic way there with hiking -- take the 25 minute drive down to Lincoln and travel the amazing Kancamangus Scenic Byway (Route 112). This is 35 miles through the White Mountains with no gas stations, so you might want to top off while in Lincoln.
Thirty minutes east is the Mount Washington Cog Railway, and you will pass the historic Mount Washington Hotel on the way. Fifteen minutes south and you can be at Franconia Notch State Park.

Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

Bike the back roads of the area—wooded areas, windy or flat terrain, beautiful views, plenty of spots to rest beside a flowing stream. Or, access the Lamoille Valley Rail Trail (93+ miles of non-motorized riding/walking on a converted and maintained railway bed).

In the mountains we have streams, brooks, and rivers. There are many hotspots for fishing—lots of brook trout! No matter the rod you use, there are many places to try your skills. A fishing/hunting license is needed.

Got your own? Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home!
WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS
Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys!

Please be prepared to provide your own camping toilet and pack out your trash. If you bring your dog(s), please clean up after them and have "control" as the dirt road is fully in view of the sites. (ATVs (on the trail) and a few vehicles do use the road.)

This 150-acre property has been in our family for 32 years and now houses three generations.
Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes.
We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams.

Our little pond behind the big greenhouse has filled up a bit more this spring which you are welcome to use for dipping or frog watching.

It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.

Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.
A note regarding electric vehicles (EV):
If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.

We have a very large English Mastiff and some hens. Both are contained in our fenced in yard. Eggs can be purchased upon request. We also have a some dirt jumps if you need to get warmed up before your ride, and a simple bike wash station ready to go when you get back.
Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home!
WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS
Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys!

This 150-acre property has been in our family for 32 years and now houses three generations.
Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes.
We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams.

The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.

If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.

We had such a great time at the yurt and exploring the property with our two dogs! Morgan did a great job of showing us everything we needed to know for our stay. The yurt itself is absolutely beautiful and truly makes you feel like you’re sleeping in nature. The location that they chose to build the yurt provides an amazing view of the mountains right out the front window. We opted to use the wood-fired hot tub while we were there and it was a fantastic experience. Although the wood stove was out of commission during our stay, the space heaters that were provided were more than enough to keep the yurt toasty, even during the cold late November nights. We would gladly come back again!

Frank is a really nice guy and has a beautiful property. His land is tucked away deep in the woods down a dirt road. His house is on the property, but he’s got a really large lot of land with beautiful views of nearby mountains. I stayed on his property in winter, and he was super accommodating, he plowed for me, helped me pick out the best spot that would be shielded from the wind, and even provided me with an extension cord for power and some wood. I’ll definitely be back. He’s got amazing views and a very private feeling property. He even offered that I could stay in his finished lower level if I got too cold. Cool property and it’s really close to Mt Pisgah where I was doing some hikes.

My boyfriend and I loved camping on Betsey’s land. We were on Aspen Oasis site and everything we needed was there (cooking equipment, flashlight, towel, clean bed with tons of blankets, …)! The wooden stove is a must for the chilly nights, and Betsey provided plenty of wood for us to feel comfortable. We highly recommend !

We loved this campsite! Site #6 was so spacious and private, with an amazing view of the mountain. The host was so nice when we first arrived because we were a little lost. Absolutely would recommend to anyone looking to explore Vermont!

What a beautiful, peaceful site this is! Our 2 dogs had a great time and we highly recommend this spot to anyone who wants to go off the grid and really relax.

A beautiful setting with views to distant mountains. We had privacy and she maintains some walking trails near the sight. We didn’t go see her pond but she told us about it when we stopped to talk to her and her son while they were in their greenhouse. We will definitely be back again and explore a little more.
