Learn more about this land: Our property encompasses 3 different campsites: 1.) Camp with Stone Fireplace - a private gravel clearing with functional stone fireplace on an 11 acre parcel. 2.) A Frame to Rest In - a newer addition which is a tiny A-Frame structure close to, but separate, from the Fireplace site and shares a driveway. 3.) Easy Come Easy Go - right off 302 and has a circular gravel driveway easy for RV pull-in with a picnic table and fire ring. --------------------------------------------- Located in Bethlehem at the top of the White Mountains close to endless hiking and biking. Both downtown Bethlehem and Littleton are within a 15 minute drive, supplying many choices for food and shopping. Rainy and need more options? Take the beautiful 1 hour drive east on 302 to North Conway and visit the big outlet stores. If the weather is better, and you want a more scenic way there with hiking -- take the 25 minute drive down to Lincoln and travel the amazing Kancamangus Scenic Byway (Route 112). This is 35 miles through the White Mountains with no gas stations, so you might want to top off while in Lincoln. Thirty minutes east is the Mount Washington Cog Railway, and you will pass the historic Mount Washington Hotel on the way. Fifteen minutes south and you can be at Franconia Notch State Park.

Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour drive in any direction. A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators. Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected! Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Looking for another option to the river? The Belvidere Pond is down the road and offers a peaceful place to paddle around surrounded by the mountains. MAPLE SYRUP/SUGARBUSH Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home! WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys! The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. Jon was most accommodating and a wealth of local information. He loaned us an electric heater for our camper so we didn't have to use the noisy one installed. The driveway was a bit daunting for backing up but we did it without too much effort. There's a great hike with waterfalls on the property and a cute cafe close by with good food and live music. The bathrooms were the cleanest and nicest I have seen camping! We will definitely return!

The owner is extremely knowledgeable about the area and gave several recommendations for activities and dining ahead of the visit for planning. All around really nice dude! Multiple showers/flushable toilets available. Dog friendly. Many guests but was very quiet, which was great. Bathroom could be a bit cleaner/welcoming...but it is camping and I'm always grateful just to have access to utilities. Over all, nice stay.

This is back country camping with logging roads, log landings and old country roads.There are many options for camp sites including just off road to deep in woods on logging roads & landings. Sites are not fixed - pick one you like in the non-farm zone, respecting other campers, and enjoy your visit. Note: This is real country - not a hotel, motel or groomed camp ground nor groomed trails. It is a working farm and forest. There is no front desk, no 24/7 service. Be attentive about clearance on your vehicles on side roads, logging trails and log landings. Logging & Side Roads & Landings are dirt/gravel. Some lower vehicles may have difficulty with clearance expecially in wet and muddy weather. There are many camping sites that are accessible near the main roads and better landings where you can park. Occasionally there is logging activity to stay clear of - it will be obvious as there is big equipment and log piles then. Please stay outside of the fenced Farm Zone areas. Fences are electricified for the livestock and there are big livestock guardian herding dogs in the farm zone. There are acres and acres (>100?) of wild raspberries and blackberries all over the mountains and valley - a delight for the tongue in their seasons roughly July to September. Dozens of wild apple trees abound as well. In the past people have grown marijuana on my land without permission - if you find any, go ahead and take it. A plethora and diversity of wildlife. Bring your cameras and binoculars but no guns, bows or traps. General store and Post Office 1.5 miles south of farm on Route-25. Barre town 9.5 miles north on Route-302 with Montpelier just a little further, each having a wide range of dining & shopping as well as local sights. There are many local lakes and rivers with great swiming. Groton Lake with it's Boulder Beach is just up Rt-302 a few miles to our east. A little further you'll find Lake Champlain, Lake Fairlee, Lake Morey and the Connecticut River as well as many other lakes and rivers in Vermont. PORK, both fresh and smoked, available most times from farm by appointment. Currently I have bacon, smoked jowl, smoked ham, smoked trotters and smoked hocks in stock. FIREWOOD - Vermont bans bringing firewood in from other states because of pest and disease risks so get the wood locally. You may use downed wood laying on the ground for your grill but please do not cut down trees. Dead lower branches of spruce and pine may be trimmed and they make excellent kindling. Cut close to the trunk to leave it safe for others. I also usually have dry firewood you can purchase for $10 per bundle. Much of the year fires are allowed such as when snow is on the ground. Please leave farm gates closed, stay out of fenced (electric!) farm fields, do not feed farm animals, keep roads open for others and be respectful of other campers, neighbors & locals. Fences in the farm area are typically electrified - no touch. Please note that I have big farm dogs who guard and herd our livestock. Please do not bring your dogs into the farm area (shown on map) as my dogs will see your dogs as possible threats to their livestock. Well behaved dogs, children and adults are welcome in the forest land. A leash is recommended if you do not have good voice control of dogs and children. Remember I farm so I may not always reply to texts quickly and I'm rarely near the front gate. My house is over 500' higher up the mountain from the front gate and road so I may not hear you even if you honk, especially at night. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. You have your choice of camping with your van or small RV, small trailer or tent, in a level, forested area (not lakeside) with picnic table and fire pit, or tenting lakeside with water views, picnic table and fire pit, or both! You have access to both, one reservation comes with both spots, so you can enjoy the lakeside regardless of where you sleep. Vehicles cannot reach the tent site, it is a steep trail about a 150 feet. Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House. One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years. After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests! Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views. [Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.] [Note for GPS-reliers: some GPS devices try to send people up the back side of the hill, which is not an adequate road for any RV or even some cars. Your route should take you to Beacon Hill Road via VT route 110. it should NOT take you to Beacon Hill Road via Brook Road!]
