we love love love Grateful Acres! this is our third year and we can’t wait to come back again! Seeing Stephanie and Noah is like seeing old friends. They are so warm and welcoming and we are so happy to see them. Our stay at Sunshine Cabin was fantastic as usual and we especially appreciated that we can pay in advance for wood and for trash removal. We hope to see you again in the fall, but if not, we’ll definitely see you next year!

It was wonderful, quiet, lovely and cozy even though it rained the whole time I was there. Stephanie and her family were very kind and I felt really safe there. I definitely plan on returning hopefully when I have time it’s available.!

Weekend Trip to Sunrise Farm

Stephanie was amazing host . The Daydream cabin is a dream. Clean and has a heater . The fire pit and the grill the picnic table, all of it was perfect . We will be back again for sure . 💕💕💕

Stunning landscapes, one of the best sunrises in the state from site 1 in our 16' travel trailer. Clean, accommodating, easy to find. Just off the beaten path enough to feel like you are in the middle of nowhere. Relaxing hiking trails, easy but fun 3 hole disc golf course, and the dogs loved the pond and open fields! Having power and water is a nice bonus with the option of an outhouse, We will be back! Roy is an excellent host with excellent communication, felt like we were renting from someone we already knew. Can't recommend enough!

Weekend Trip to Burke Line Farm

We stayed two nights for a music festival near by. It was amazing..we have two dogs and our aussie and border collie were in heaven. The farm is just awesome with trails through the woods, orchards and open fields. Had our own fire pit outside our rustic comfy cabin. It poured rain for some of the trip and we were dry and had the best nap ever with the rain on the tin roof! We loved it and it would be great for a group needing central pavilion to hang out in as well.

I, along with my friends, had an amazing time. The sight was incredible, stargazing was fantastic, and the views at the site and along the way were stunning. I 100% recommend booking with David and Lisa, giving them a 10/10 rating. We will definitely book again this year.

Very nice place. Roy is a great host who responds quickly to Messages and booking request and for any questions you have along the way. Since I was there very early in the season and the only occupant, my experience was supreme-super quiet and peaceful. He had me down at Lilly‘s pond, which was a very nice set up, with a picnic table, ideal, flat, tenting surface, and a fire pit. Outhouse is right around the corner, clean, and well equipped.

Kimberly has been very welcoming and hospitable. The location was well maintained and promises a lot with beautiful views which brings freshness to the eyes. I’d recommend this place to others and be back again sometime this summer. It’s a delight for the dog lovers as she has 4 amazing dogs, with Lucky being our personal favorite. She has various other animals like Lamas, Alpacas etc., which are fun to watch. A must visit place for weekend getaways.

This stay with definitely a very memorable one! Stephanie was such an amazing and thoughtful person and made our stay very comfortable. We had some rough weather that we were not expecting and she was kind enough to extend us her help in any way she could; offering us extra firewood if we needed it and allowing us to stay in the cabins for better shelter. 10/10!!!!

I loved camping on Peter's land- the sites are very comfortable, and it was by the stream/creek, and sleeping while listening to the running water was wonderful!

Clay Hill Corners Blueberry Farm

Come stay on our quiet and scenic farm. Easily accessible from Rt 89 and Rt 4. Our Pick Your Own Blueberry fields open in July. Clay Hill Corners is a 10 acre working Blueberry Farm. We have PYO Blueberries and a farm stand open from mid July to August. We sell organically grown blueberries and produce locally. Learn more about this land: Our private Sugar Shack is at the end of our blueberry fields and faces the forest. The Sugar Shack sleeps two in a comfy double bed with clean sheets and a fleece blanket. I wash the linens and blanket in hot water for each and every booking. Please bring your own extra blankets or sleeping bag if the weather is cold. An additional clean quilt with duvet cover can be added for a $ 10 per booking fee. There is a small porch, a charcoal grill, four chairs, a hammock, a fire ring, fire wood, clean potable cold water, a solar shower, and an outhouse. We provide the firewood for the fire ring and we provide charcoal and lighter fluid for the charcoal grill. There is space available next to Sugar Shack in the field for additional tents or small RVs. (There is no electricity.) The upcharge for additional campers after the first two people is $5 per person per night. Hiking trails through field and forest start at your door. We have a 3 mile round trip hike to Harlow Brook with a map. We are on the edge of a wildlife corridor and often see deer, coyotes, fox, waterfowl, songbirds and the occasional bear. (Keep food in your car at night so that the bear does not eat it!) We are above the Ottauquechee River at North Hartland Lake. We have rentable canoes and a kayak. We can transport you to and pick you up for a canoe trip on the Connecticut River or to North Hartland Lake.. We are located two miles from Quechee, 7 miles from historic Woodstock to the west, and 7 miles to hip White River Junction to the east and 8 1/2 miles to Dartmouth College and the Appalachian Trail. There are fun casual restaurants with some sit down and take-out nearby and our local Jakes Market can provide you with a nice selection of groceries. Hot Air Balloon pilots often take off and land in our fields and it is always a magical site. We can connect you with local pilots if you wish to purchase a Balloon Adventure.

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Green Gem Yurt Farm Stay

It's lambing time!!! This is the best time of year to visit us, as maximum cuteness is running around just a short walk across the suspension bridge from where you will be staying! We currently have 11 newborn lambs all less than two weeks old (two new arrivals today!) and two ewes are still waiting to deliver. Who knows...maybe they will wait til you get here! Our farm was named after the summer home of Norwegian composer Edvard Grieg. Trollhaugen Farm means Troll hill, but the only real trolls around these parts are the sheep. Our farm has sheep, pigs, chickens and ducks that you are welcome to visit. The yurt sits under the trees next to a babbling brook. A suspension bridge connects you to the farm area. The yurt is private and has a fire pit right out back where you can grill or just sit and enjoy the fire. The colorful yurt offers a comfy four poster bed, a small kitchen area and a bathroom with shower and composting toilet. This is a great place for children, bikers, swimmers, hikers or anyone who just wants to get away from it all for a few days. There are many lovely hikes, one of which takes you to a pond you can swim in. You can also hike up in the woods behind the yurt. Newfane village is one of the most picturesque villages in Vermont, with a courthouse on the green. There are two restaurants in Newfane, two coffee shops, a flea market on Sundays, and a great antique store. We are close to Brattleboro, home to one of the best coops in the northeast, as well as many fun stores and an art museum. Please come visit us!

Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

The field is located next to the Blueberry Hill Inn and Outdoor, nestled in the heart of the Green Mountain National Forest and the Moosalamoo Recreation Area—offering stunning sunsets! We provide access to outdoor showers with hot and cold running water, as well as restrooms in the Blueberry Hill Outdoor Center. For more information, visit our website at blueberryhilltrails dot com. While there is an internet connection near the buildings, please note that it's not guaranteed at your site. You can drive your car right up to your site, which offers privacy, though you may occasionally see other tents in the open field. For your campfire, you can forage for wood or request "bundles" (about a dozen pieces) by the morning of your arrival, and we'll have it delivered to your site. Please note, wood from outside Vermont is not permitted. Step outside your tent and you'll find a wealth of hiking, biking, and running trails. As stewards of these trails, your camping fees help support our efforts. Nearby, you can enjoy swimming, kayaking, and canoeing. Islands Base Camp

Conserved by the South Hero Land Trust, the historic Sawyer Bay Farm on the Island of South Hero was converted to grazing beef cattle. Our farm name is Health Hero Farm. We practice intensive planned grazing, moving the cattle daily to fresh grass. The herd may be near the campsites or completely out of sight, somewhere on our 180 acres. While we were building a house, we camped in the equipment shed during the summer and grew to value its convenience. Joan's enjoyment of cycling inspired her to designate the farm stand as a "bike stop" where visitors could buy a snack, get water, fix their bikes and use the unique islands amenity of a composing toilet in a converted ice fishing shack. South Hero is an agricultural island, as well as a summer tourist destination with numerous outdoor activities. It is also only a half-hour away from Burlington, and the drive is pleasurable. Pitch your tent, stow your gear under cover and explore all the islands have to offer. Yes, this is a summer destination, with great cycling, boating and swimming. We are a grass-fed beef operation, Health Hero Farm, on the island of South Hero. (You can read more about us on our farm website. ) Our farm is on the bike route around the islands, with access to many other vacation activities. Pitch your tent in the farmstead or in half of our empty equipment shed 30' x 60'. Or tool on down the farm road and be alone with the cattle and grass. In the shed, which is open on the north side, you have shelter from the rain, sun and wind. We have two campsites that can share a microwave, hot plate, refrigerator, camp sink and coffee maker in the barn. Lots of storage under roof for bikes and luggage. Our composting toilet (from Natures Head Composting Toilet) is a unique amenity -- installed in a retired ice-fishing shack (on skis). During the busy summer months, we may have a port-o-let (a.k.a. port-a-potty) with professional service. In the winter, the equipment shed not available. We rent out vehicle and boat storage in the equipment shed and cannot accommodate camping there. However, we have ample parking for RVs at any time of the year. And if you are an experienced snow camper, we have several locations to choose from. We have a farm stand where you can buy a few snacks. If you want to try our beef, we'll be happy to show you our freezers. We are 2 miles from a convenience store that packs an amazing array of products into a small space. We are close to a gem of a public beach, a winery (Snow Farm Vineyard), apple orchards, a public school playground, and miles of scenic driving. Local farmers markets on Wednesdays and Saturdays offer some of the best produce from these agricultural islands. We also own 1000' frontage on Lake Champlain, which you may enjoy. It is difficult to access, but affords privacy and serenity. We allow campfires on the gravel areas of the farm and on the beach, where you can gather dead wood. If you want to host a large group, you will need to reserve both campsites and rent a port-o-let (Vermont's lingo for porta-potty) if we don't already have one. Additional fees might apply. There is no RV electrical hookup; however, the equipment shed has electric outlets for your use. Additional fees apply for energy intensive appliances, such as heaters or air conditioners. There is no water hookup; however, we can fill your tanks with a hose from a potable water supply. Generators are not allowed, unless you are sufficiently distanced from other campers and our neighbors. Other accommodations may be available. Just ask! We have many resources, and want you to have a great visit.

Fern Hollow

Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. All structures on the property are solar-powered and a rainwater system feeds the sink in the outdoor kitchen. There are a handful of individual camp sites available in the spring, summer and fall, as well as a communal outdoor kitchen with lighting, a fire pit, a stone pizza oven and a sitting/yoga deck. Off Piste Farm

We operate a small working farm on our 50 acre property. Approximately 7 acres is cleared fields where we grow hemp, pigs and chickens. We are at the end of a dirt road with private access and stunning views of the surrounding mountains. If you decide to stay with us we can guarantee you your own private tent site to get away from it all, or a beautiful spot to park your van, car or small camper, all while still being only 10 minutes to the amenities of town, 15 minutes to world famous mountain biking at Kingdom Trails, or 20 minutes to breathtaking Lake Willoughby. Learn more about this land: We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field. Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear. Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers). The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!

Texas Hill Brook & Dark Star Cabin

Learn more about this land: Both sites are located in beautiful Huntington, VT on the occupied lands of the Abenaki/Wabanaki. Texas Hill Brook camp site The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own. Dark Star Cabin Dark Star is the perfect base camp for your northern Vermont hiking and biking adventures! Comfortable accommodations for 6 in a solar powered cabin. Located in Huntington close to some of Vermont’s best trails, Dark Star is a short hike (less than a mile) from a private, secure parking area. The hike is not difficult, but ground is uneven, some of it is uphill, and it may be wet. Note that this property is HIKE-IN ONLY and pack in/pack out (i.e. you will need to pack out all trash, etc.). Unwind in the wood-fired sauna, lounge on the deck under the stars, sharing stories of your escapades and planning the next day’s adventures. Maple Ridge Farm

Welcome 2025, this is our 6th season hosting campers! Enjoy all Summer has to offer in the Vermont Countryside yet closer than you think. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (May thru October), they’re all three tent camping sites but after that closes down for the season (November 1st) we open up for camper vans and small trailers (also in early Spring). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, Guilford is by no means considered a large community. Yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Guilford Center; shop for great local products at the Guilford Country Store, visit the charming Guilford Free Library, or even see some of the exhibits at the Guilford Historical Society Museum to learn more about the area and its history. A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators. Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected!
