With the main house built in the 1830s this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. The Pond site is significantly larger and can hold multiple vehicles and tents or trailers (please add this in the extras if you will be having multiple vehicles or trailers). Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store, electric car chargers, etc. I have dry, split firewood available for $10 on site. Please don't bring your own wood unless it is dryed and prepackaged from a retail store or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...if you need anything else feel free to reach out and I'll do my best to steer you in the right direction.

Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). My home is the original Diers Homestead, established in 1940. It was named The Chicken Ranch in the 1960’s. There aren’t any chickens, but there are many forest creatures that wander out of the Green Mountain National Forest & into the meadow. You may see foxes, deer, moose, large marmots, and lots of different birds including wild turkeys & great blue herons. Apple trees of many varieties are scattered around. Come eat freely when they fruit! You’ll be camping on a hill with a fire ring nearby. The beautiful sunrises and sunsets are both visible as the meadow is open to the south, east & west. This is a special place in a perfect location. If you like to explore by foot, there’s a network of private hiking trails and a river to cool off in, both within 1/4 mile from your campsite. Also easily within walking distance is the village of Rawsonville: Ungrounded Coffee, Meulemans' Craft Draughts, Honeypie, Family Kitchen and Pizzeria, Mountain Riders, Equipe Sport & the Rawsonville Marketplace where you can get basic supplies and fuel. Speaking of fuel, if you really want to roll your wheels… Stratton Village is 8 minutes by car. Take a gondola ride to the top and check out the fire tower where you can see the entire lower half of Vermont state on a clear day. The village centers of Jamaica, Londonderry and Peru are also very close by and boast great food and crafts. And there’s always Manchester, if you’re seeking lots of shopping and fine dining. Horseback riding is a 15 minute drive from the campsite at Horses For Hire in Peru. This is a truly authentic experience. Trail rides for all abilities- even the “pony ride” for the little kids is a trail through the woods. Not to be missed! Also in Peru is Bromley Mountain which, during the summer months, becomes The Thrill Zone featuring a giant alpine slide. At Bee Well Homestead in Jamaica, there is authentic BBQ, live music and yoga every Sunday morning. The New American Grill in Londonderry has a wide selection of delicious food and their open mic night on Thursdays feature very talented local musicians. Even though it’s so close to all these uniquely wonderful people and their businesses, it is really just off a little country road - the best of both worlds!

Thank you for a great 2025 season, as our 6th season closes, we still maintain a few sites for late Fall/early Winter (tent & van/camper sites)! Enjoy the Vermont Countryside year round. The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. If you prefer a roof over your head, check Fox Farm Cottage @ Fox Farm. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

My home is the original Diers Homestead, established in 1940. It was named The Chicken Ranch in the 1960’s. There aren’t any chickens, but there are many forest creatures that wander out of the Green Mountain National Forest & into the meadow. You may see foxes, deer, moose, large marmots, and lots of different birds including wild turkeys & great blue herons. Apple trees of many varieties are scattered around. Come eat freely when they fruit! You’ll be camping on a hill with a fire ring nearby. The beautiful sunrises and sunsets are both visible as the meadow is open to the south, east & west. This is a special place in a perfect location. If you like to explore by foot, there’s a network of private hiking trails and a river to cool off in, both within 1/4 mile from your campsite. Also easily within walking distance is the village of Rawsonville: Ungrounded Coffee, Meulemans' Craft Draughts, Honeypie, Family Kitchen and Pizzeria, Mountain Riders, Equipe Sport & the Rawsonville Marketplace where you can get basic supplies and fuel. Speaking of fuel, if you really want to roll your wheels… Stratton Village is 8 minutes by car. Take a gondola ride to the top and check out the fire tower where you can see the entire lower half of Vermont state on a clear day. The village centers of Jamaica, Londonderry and Peru are also very close by and boast great food and crafts. And there’s always Manchester, if you’re seeking lots of shopping and fine dining. Horseback riding is a 15 minute drive from the campsite at Horses For Hire in Peru. This is a truly authentic experience. Trail rides for all abilities- even the “pony ride” for the little kids is a trail through the woods. Not to be missed! Also in Peru is Bromley Mountain which, during the summer months, becomes The Thrill Zone featuring a giant alpine slide. At Bee Well Homestead in Jamaica, there is authentic BBQ, live music and yoga every Sunday morning. The New American Grill in Londonderry has a wide selection of delicious food and their open mic night on Thursdays feature very talented local musicians. The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Weekend Trip to Maple Ridge Farm

We had a great time at the pond view campsite! Anthony was so kind and helped us bring all of our gear up and brought firewood up to us several times. The pond view was a little less dramatic than we were expecting but it was still a beautiful area and very private. Another note is that it was just us two single girls this weekend and we felt very safe. It was nice to know there was a family nearby if we needed them. All in all, we definitely recommend this site and would come back!

This is definitely the most picturesque place I've ever stayed. The property is beautifully maintained and Heather has all your creature comforts covered. It is the perfect place for a secluded get away!

The campground is well maintained. The environment is very nice.. grass lawn clean. The trail nice is nice for Hiking. It is located around my route 9. It is convenient for in and out. The owner, Gus , is very nice. When I checking, he came out welcome to us and showed us where the campsite is and how to get there. My campsite has a tub of 5G T-Mobile. Will come next time definitely.

The open secluded space provided was amazing and having firewood on site was top notch. Very beautiful view to wake up too and the trails were great and the trees was so beautiful. Would definitely come back again!! The host was great and showed us where our campsite was when we got there late, 😅 she was nice to wait up. They have hot showers which was great and a cute little farmers market where she had the veggies and eggs there to purchase. Plus there were cows there to see, so cute! Thanks again and would definitely come back again!!

Weekend Trip to Slateville Farm Secluded Camps

My family (7 year old daughter, husband and dog) had the most wonderful time tent camping at the Hops site on Heather and Paul's beautiful farm. It's such a special, expansive place with so many cool spots to hike to within the farm that we didn't feel like we needed to leave the property. We loved the peace and privacy of the Hops site but next time we'd like to try to Oak tree site which has stunning views. My daughter loved drinking directly from the spring behind Heather's house, and visiting the pergola near dusk. The highland cows against the backdrop of rolling hills and the beautiful slate structures look like paintings. I'd definitely recommend taking the tour of the property to orient yourself. Heather is a lovely person and a knowledgeable and engaging host.

Such a beautiful, well-kept space that makes you feel like you’re tucked away in your own cove. We had easy access to a toilet, lots of tools provided by Anthony, a fire pit, picnic table; everything we needed and more! Very gracious hosts and kind people. We loved staying on Anthony’s land!!

2 nights at Lake Lauderdale Campground

This campground is easy to park with a convenient bathroom and showers that are fairly clean. Toilets were cleaned both mornings. The last shower stall is large enough to get clothes away from shower area. The shower heads are intelligently placed facing toward the back wall and there was plenty of hot water. The washer and dryer are reasonably priced. We were there late in the season and they were doing some work with chain saws. Perhaps in preparation for the next season. Absolutely no managerial people spoke to us and the office was closed when we arrived. We just went to our reserved site.

Only stayed for a quick night in our way up to Maine. But it was easy to find and a cute location! Cabin gets chilly (no insulation) but manageable with a good sleeping bag. Loved playing with the farm dogs, and the eggs were delicious!

Weekend Trip to The Sky Perch

My sister and I loved our time camping! The spot is right next to the gravel road but only the neighbor drove by (it’s a dead end road). Raven left us some wood and their neighbor came to drop off more wood for us which was very thoughtful and kind. The area is beautiful and peaceful and quiet. We missed seeing the stars bc it was cloudy, but hopefully next time! Definitely would book again :)

Weekend Trip to Green Pond Paradise

The farm was lovely! There was a fair amount of space between campsites, Sharon was very friendly and welcoming, and there were lots of animals to greet and appreciate. There is a few minute walk from the parking to the camp site, but as long as you're expecting it, that just contributes to the seclusion :) would stay here again.
