With the main house built in the 1830s this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. The Pond site is significantly larger and can hold multiple vehicles and tents or trailers (please add this in the extras if you will be having multiple vehicles or trailers). Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store, electric car chargers, etc. I have dry, split firewood available for $10 on site. Please don't bring your own wood unless it is dryed and prepackaged from a retail store or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...if you need anything else feel free to reach out and I'll do my best to steer you in the right direction.

Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). My home is the original Diers Homestead, established in 1940. It was named The Chicken Ranch in the 1960’s. There aren’t any chickens, but there are many forest creatures that wander out of the Green Mountain National Forest & into the meadow. You may see foxes, deer, moose, large marmots, and lots of different birds including wild turkeys & great blue herons. Apple trees of many varieties are scattered around. Come eat freely when they fruit! You’ll be camping on a hill with a fire ring nearby. The beautiful sunrises and sunsets are both visible as the meadow is open to the south, east & west. This is a special place in a perfect location. If you like to explore by foot, there’s a network of private hiking trails and a river to cool off in, both within 1/4 mile from your campsite. Also easily within walking distance is the village of Rawsonville: Ungrounded Coffee, Meulemans' Craft Draughts, Honeypie, Family Kitchen and Pizzeria, Mountain Riders, Equipe Sport & the Rawsonville Marketplace where you can get basic supplies and fuel. Speaking of fuel, if you really want to roll your wheels… Stratton Village is 8 minutes by car. Take a gondola ride to the top and check out the fire tower where you can see the entire lower half of Vermont state on a clear day. The village centers of Jamaica, Londonderry and Peru are also very close by and boast great food and crafts. And there’s always Manchester, if you’re seeking lots of shopping and fine dining. Horseback riding is a 15 minute drive from the campsite at Horses For Hire in Peru. This is a truly authentic experience. Trail rides for all abilities- even the “pony ride” for the little kids is a trail through the woods. Not to be missed! Also in Peru is Bromley Mountain which, during the summer months, becomes The Thrill Zone featuring a giant alpine slide. At Bee Well Homestead in Jamaica, there is authentic BBQ, live music and yoga every Sunday morning. The New American Grill in Londonderry has a wide selection of delicious food and their open mic night on Thursdays feature very talented local musicians. Even though it’s so close to all these uniquely wonderful people and their businesses, it is really just off a little country road - the best of both worlds!

The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store, electric car chargers, etc. I have dry, split firewood available for $10 on site. Please don't bring your own wood unless it is dryed and prepackaged from a retail store or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...if you need anything else feel free to reach out and I'll do my best to steer you in the right direction.

My home is the original Diers Homestead, established in 1940. It was named The Chicken Ranch in the 1960’s. There aren’t any chickens, but there are many forest creatures that wander out of the Green Mountain National Forest & into the meadow. You may see foxes, deer, moose, large marmots, and lots of different birds including wild turkeys & great blue herons. Apple trees of many varieties are scattered around. Come eat freely when they fruit! You’ll be camping on a hill with a fire ring nearby. The beautiful sunrises and sunsets are both visible as the meadow is open to the south, east & west. This is a special place in a perfect location. If you like to explore by foot, there’s a network of private hiking trails and a river to cool off in, both within 1/4 mile from your campsite. Also easily within walking distance is the village of Rawsonville: Ungrounded Coffee, Meulemans' Craft Draughts, Honeypie, Family Kitchen and Pizzeria, Mountain Riders, Equipe Sport & the Rawsonville Marketplace where you can get basic supplies and fuel. Speaking of fuel, if you really want to roll your wheels… Stratton Village is 8 minutes by car. Take a gondola ride to the top and check out the fire tower where you can see the entire lower half of Vermont state on a clear day. The village centers of Jamaica, Londonderry and Peru are also very close by and boast great food and crafts. And there’s always Manchester, if you’re seeking lots of shopping and fine dining. Horseback riding is a 15 minute drive from the campsite at Horses For Hire in Peru. This is a truly authentic experience. Trail rides for all abilities- even the “pony ride” for the little kids is a trail through the woods. Not to be missed! Also in Peru is Bromley Mountain which, during the summer months, becomes The Thrill Zone featuring a giant alpine slide. At Bee Well Homestead in Jamaica, there is authentic BBQ, live music and yoga every Sunday morning. The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Our campsite allows a max of 4 people and parking for two cars. Since 2019, we've been hosting campers, earning a reputation as proud superhosts with 5-star reviews on AirBnb. While camping with us, you’ll meet our friendly border collie, Stevie, farm cats Walter and Frida, and a lively flock of chickens. With advance notice, we offer farm-made pizzas from our outdoor oven, delivered directly to your campsite. Enjoy exploring the woods, birdwatching, stargazing, or discovering the beauty of southern Vermont. Our campsite is secluded, peaceful, and provides exclusive access for up to 4 people and 2 cars. It includes an outhouse, lean-to shelter, two fire pits, Adirondack chairs, and hammocks. The site is about 200 feet from the parking area, accessed by a slight downward slope. We provide a cart to help carry your gear. Though you may spot us gardening or swimming nearby, your campsite offers plenty of privacy. With no other houses on our dirt road, you’ll be surrounded by nature’s sounds. Clear nights are perfect for stargazing, and the pond beside the campsite adds to the beauty. Although the site has no running water, we provide a 5-gallon jug with a spigot, filled with fresh well water for drinking, washing, and cooking. You can refill it at our house if needed. Our dog may bark at your arrival but is very friendly and loves belly rubs. You’ll have ample space around your campsite to relax. We respect your privacy and kindly ask you to respect ours. Our house, gardens, greenhouses, and front lawn are private.

This was built as a personal vacation retreat and we gladly share it now with adventurers and romantics! 40 Private Acres - Fire-pits, comfortable outdoor furniture, and plenty of room to roam will make this unique stay memorable, relaxing, with absolute privacy with stunning views. The bespoke wooden Tower boasts 360 degree views of the surroundings. It is built on piers and has windows on the perimeter. A large table, outdoor chairs on the 2nd Level platform is an ideal space for gathering or picnicking. The 3rd enclosed level is furnished with a built in brand new queen bed and long custom built-in couch with a bar table and 4 chairs. Small fridge and Fan on site. No Bathroom in Tower. The Cabin is fully equipped, applianced, and is furnished with a Full Bed in the Loft, 2 Twins in a Trundle Daybed, and a Cot and Blow Up are available. Full Kitchen, Shower, Toilet in the Bathroom. There is electric heat, AC and a ceiling fan. Kitchen is fully loaded and there are plenty of clean linens, blankets, and pillows. The 40 Acres are Pastured and Open but Wooded all around in every direction. There are no cut trails at the Retreat and as it is thickly wooded, we encourage our guests to come visit us at Slateville Farm where we have over 8 miles of our own trails, swimming holes, and our ever flowing cold spring. Enjoy any of the many national park trails within the Green Mountains or Adirondacks. Lake George, Merck Forest, Schroon Lake, Lake St. Catherine, Bomoseen are all nearby as well as the Battenkill River and the Mettowee for fishing. If you are a winter visitor, plenty of ski resorts are a little over an hour away like Stratton, Bromely, Okemo, or Killington to name a few. Come by and visit us down the road at Slateville Farm to enjoy our fresh produce/eggs, over 8 miles of private hiking trails, and numerous swimming holes.
