Fire pits are available in two different areas of the property, and campfires are permitted within these designated spaces. The land is divided through the middle, which allows convenient access for parking. Bikes and ATVs are welcome, but for your safety, please do not enter or attempt to use any areas that seem unsafe. Guests are welcome to collect firewood from fallen branches or trees already on the ground. However, please do not cut, damage, or remove any standing trees. As this is a primitive camping site, there is no electricity or running water available. Please bring your own drinking water and water for personal use. Our compost bathrooms contain a small amount of water for basic showering; however, if the water runs out, guests will need to provide their own. These bathrooms are enclosed on three sides and are located a short distance from the campsites, providing a reasonable level of privacy. There is a pond located toward the back of the property. Swimming is not permitted. Fishing is allowed, but it is strictly catch-and-release. You may drive closer to the pond only when the ground is dry. Please do not attempt to drive there after rain, as the soil becomes very soft and vehicles may become stuck. Trash bins are not provided, so please pack out all trash and belongings when you leave. As this is a large property, we are still working to remove items left behind by previous owners. We do have neighbors nearby, so please be respectful and mindful of noise levels. The property is only partially fenced, and animals may
occasionally pass through the area looking for food or shelter. Please remain aware of your surroundings during your stay. A train passes nearby from time to time, so guests who are light sleepers may want to plan ahead. If you plan to bring pets and allow them off leash, please note that we are not responsible for any injuries or incidents. One of our neighbors in particular has a breeding issue and his dogs tend to bark especially at night. We had a wonderful stay and will definitely be coming back! We booked a cabin, and it had everything we needed for a comfortable and relaxing trip.
The amenities were fantastic—there were pickleball and basketball courts, a clubhouse and a swimming pool. We enjoyed every bit of our stay, and there was something for everyone in the family.

The owner greeted us. Judy was extremely hospitable. We enjoyed sitting and getting to know her and the ranch. She left us some feed for the Llama's so they would come over to us. The chargers for our EV were great to plug into for a cool night's sleep. Extremely peaceful for human recharging too.

What a fantastic experience. The property was very cool and interesting. You can walk down to the lake to swim or take a boat out (I think that they have ones you can rent). The tent I stayed in was roomie and even though it was hot this time of year in Texas , they had fans to get the air flowing and it wasn’t an issue for me at all. As a bonus, we got to hang out by the campfire and listen to some homemade music. I think Berry the host was a pretty special person and hanging out by the fire it was really cool way to get to meet other travelers and some of his friends.

Really awesome place, beautiful property. I really enjoyed the reclaimed and colorful aesthetic. One of the best hosts ever; super laid back, friendly, and very helpful. I initially asked for a primitive site and a pop up storm hit; the owner was quick to put me in a camper at no extra cost. The community areas were awesome to have; full amenities all the way around readily available regardless of what campsite you chose, laundry, showers, and toilets are still readily available. Clean and comfortable stay. 10 out of 10 stars, glowing review; one of the best travel stay experiences I've ever had.

The property was very unique. The gentleman that runs the place was very nice and kind and showed us around. The place was equipped with cooking supplies stove top refrigerator freezer. There was a shower indoors, but there was also a shower outdoors in the shower outdoors was better than the one indoors. I’ve never showered outside before, but it was actually very nice. You could tell the guy put a lot of work into that property. It was a memorable experience.
