We bought it in 2018 and have been renovating it to build a retreat center for first responders and others who serve unselfishly. The Property:
Located north of Cookeville in the rolling hills and farmland, our property is on Spring Creek, a state scenic river. Situated between two waterfalls and featuring over half a mile of river frontage to explore. Float, fish and relax listening to the cascading water. Perfect for bird watchers- blue and green herons, ospreys, hawks, bald eagles and more. You may spot the creek critters- minks, beavers, and otters. Various types of bass, craw dad's and minnows are in the creek.
We operate similar to a state park. We are open to the public from 10am-7pm, peak season. We have other listings that are spaced so each of our guests has privacy. Please see aerial photo for an overview. We sometimes have small events (birthday parties, ect) at the pavilion. Please feel free to message us first, if you would like to see if there are any events during your stay.
There are 2 restrooms centrally located at the pavilion. One bathroom has a shower with hot water, soap, shampoo/conditioner included. The restrooms are shared with our other listings. There are USB and regular outlets in the pavilion and WiFi. During warm season the outdoor kitchen is available as well.
We also rent out a Suite which is located above the pavilion.
Quiet hours are 10pm-8am.
Pets are welcome as long as they are leashed and picked up after. Please note there is a gun range 2 hollers away and depending on the season, it can be heard from our property.

The tent is equipped with a queen bed, linens, extra blankets & essential cooking gear. There is a fire pit with grill and griddles for cooking over wood or charcoal. Really, all you need is clothes, food and drink!
Primitive Camp Site:
The rustic camp site is DIY. It is 300' from pavilion, and 600' from Tent in the Trees. We provide a picnic table and fire pit You bring all the rest of your gear. Typically, you may park next to your campsite.
No RV's, converted vans are permitted. If you have a very small camper, please message us to see if we can accommodate. There are no hookups, and no loud generators allowed.

You will drive 2 miles down a chip sealed road and then almost a mile down a dirt road past where the public road ends. Stay as connected or as disconnected as you want. Please read the site descriptions carefully to match your style of camping with the appropriate campsite. BBA guests frequently camp with a tent, vehicle, smaller camper, hammock tent, roof top tent, pop-up camper and similar styles. Most photos in this listing are taken onsite. Please keep in mind this is primitive and wild Tennessee landscape that may also contain poisonous plants and wildlife in or around camp.
Access to fresh water fun is a short down-hill hike for all guests, with the exception of our hike-in campsites which are positioned alongside the river. Each spot has been strategically selected to provide as much privacy as possible, and comfortably accommodates groups with two vehicles. We provide a rock fire pit and heavy-duty, cast-iron grill grate. You provide everything else, including drinking water and personal toilet waste bags if you plan to use our system. The hike-in sites come with extra seating. Every guest must be included on your reservation, and adult guests may be required to provide identification. Thank you!
COMMUNITY COMFORT STATION: There is a comfort station with an outdoor shower stall for hanging your own solar shower bag. The comfort station also includes a changing room which doubles as a private place to use your portable camping toilet. A toilet seat and bucket system is provided but guests will need to use their own waste disposal bags, available at most camping supply stores. The backside of the comfort station has a rain barrel (not potable) collection system for extinguishing fires.
OFF-ROAD CONDITIONS: Due to the primitive nature of our location, all reservations should expect hilly terrain and potential bumpy or some muddy road access, especially after heavy rain. We ask all guests to help us minimize impacts by driving with care. Vehicles with low ground clearance or low-profile tires are no longer permitted to use the off-road drive and must park at the entrance. If you want a campsite with the shortest walk from the entrance parking area, you will want to select campsite 5, 9 or 6. When the road is open during unusually wet periods, we recommend AWD or 4WD as a precaution. We are continuously working on improvements for our off-road drive.

We discovered this small homestead 18 years ago. It was built by a man preparing to go off grid, but he never did. In the intervening time, we became enthralled with growing vegetables, raising ducks, grazing sheep and hiking the hills behind us.
Then Nicole discovered permaculture and began the process of changing the land using these practices. With our three dogs, cats, goats, sheep, rabbits, ducks and chicken (there is only one chicken), things can be pretty merry around her. There are aquaponics and hydroponics to check out for fun. Plus, Nicole is one of the region's only craft coffee roasters, so you are in for a treat if you come visit and like coffee because she tends to make coffee most mornings.

The camp site is a two-minute walk from the driveway and outhouse so be prepared to carry items in and take your morning constitutional walk.

Quarter Spring Farm is located in Liberty, TN on the western edge of the Cumberland Plateau. It comprises 63 acres of wooded ridges and hollows with exceptional hiking and distinct landscape features. Smith Fork Creek, which feeds Center Hill Lake, is visible from the campsite. Quarter Spring Farm’s history is murky and still being discovered. The house is over 100 years old. There are stone property walls that may predate the civil war. We believe this site was a Mississippian period settlement because of the large amount of artifacts we have found.
Please note: there is no electricity at the dome. There will be a battery with a light and the option to charge your phone. There is no parking at the dome. The walk is uphill and takes about 5 minutes or so. This is still a tent, the dome is not insulated and is not 100% sealed. Bugs do get inside from time to time. I will also provide you with water for cleaning and at least a gallon to drink. Just let me know if you need more. If you can get here before it gets dark, that is the best. If you can’t, that’s ok, we’ll just be hiking in the dark. Luckily I know my way around pretty good.

We have water, septic and electrical hook ups (50 amp). This is a back in site. If you are not comfortable backing in, this is not the site for you! If you are staying over the colder months, we do not allow the use of space heaters. You must be using propane to heat. This is a farm and you are free to roam about in the front field around the camp site and watch the sunset, relax and simply enjoy nature. We are less than an hour drive to 4 different Tennessee State Parks and about 40 minutes east of Nashville. We do not typically allow dogs for long term stays We have had some confusion come up because people aren't reading the site specifications, so here is the most important. It is a gravel site, so it is not level. We do have cinder blocks at the site to help with leveling. The site is going to accommodate rigs 35 to 36 ft max However, you MUST be comfortable backing your rig. In the winter, it is dark here by 4:30-5. So if you arrive at that time you will be setting up in the dark. Make sure you are reading the rules and safety for what is allowed here.

Beautiful campsite, everything was as described, Alice her husband and all the staff was absolutely amazing, we had a unique setup on my truck and had to leave and drive 2.5 hours back home to deal with an emergency and they said no problem, there was a biker rally going on that weekend so we got to see some beautiful bikes, all and all everyone was very respectful and we had a great time and will 100% book again!

We loved tent camping on Alice's land. The views were beautiful and everything was so well maintained. You must enter through a gate, which is locked at all times. This gave us peace of mind and we loved having the gated entry. The creek was steps away from our campsite and our son enjoyed being able to fish. The place is really peaceful. We were the only campers there during our 2 night stay, but the sites are well spread out so even if there had been other campers, you have your own secluded, private area at each campsite.
Alice was the BEST! She was very responsive in the days leading up to our stay and answered all the questions we had. We got to meet her in person when we went to see Waterloo Falls and she is very personable and friendly! Thank you Alice for such a wonderful experience!

We tent camped for 6 nights at site 1 with 3 dogs and we enjoyed every bit of our stay! Sites were very secluded and our dogs enjoyed every bit of off leash roaming. We were able to walk to the lake (located at site 2) and throw lines in but it may be a little difficult to navigate for those with mobility issues. Aaron had firewood for sale at the barn in the front of the camp entrance and we had no issues with anything. It was a little difficult to drive to site 2 when we first arrived due to slick spots from rain but when it dried it was much more accessible. Overall, we had a great time and enjoyed the beautiful sunsets and would def recommend if you are looking for seclusion as well as space for your dogs to free roam.

This was our second time returning but first time staying at this campsite. We loved it! Its tucked back into the woods some for great privacy, we loved the rocks close to the fire and used them to lean back on. It also had a beautiful open path to the monkey bottom swimming hole. Myself, husband and kids loved it, we actually spent a day just sitting next to the swimming hole as a family. Planning to return again soon! Once again, Alice was a fantastic host. Made sure we had everything we needed and was quick to respond if we ever messaged with questions. This is still our favorite place to camp and cant wait to return and experience their other campsites.

We had the most fantastic time at Waterloo Campsite! The waterfalls were an absolute highlight, and the water was so incredibly clear you could see right to the bottom—it was stunning. Alice was a spectacular host, treating us like old friends from the second we pulled in and making sure we had everything we needed for the perfect getaway. The campsite itself is beautiful, peaceful, and well-maintained. We loved every minute of our time here and absolutely cannot wait to come back! Highly recommended!

We stayed at hike-in campsite 2. The site was well shaded and had a running stream next to the site that kept the temperature cool despite it being 90 degrees that day. There were two wooden chairs and a stone fire ring with a metal grill. Our site was isolated from the other hike-in, so plenty of peace for those who are looking for nature.
The property has been beautifully taken care of by Christine and family. Every where we looked it was a feast of natural beauty for the eyes to take in.
We loved and will look forward returning with our families! Thank you, Christine and Freya!

Beautiful spot! Scott was a lovely host and helped me get my fire started the first night. I spent the whole weekend playing in the creek with my dogs, roasting marshmallows, and reading in my hammock. Will definitely be coming back someday.
