This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. It is a quiet, rural, farming area. Once at the cabin there are only two to three houses within a half mile (through the woods), so you will have a private space all your own. Winter camping is special - cozy wood heated cabin, hundreds of acres for snow shoeing, cross country skiing, or snowmobiling. Plan ahead, we do not plow the driveway in winter; plan to shovel an off-road parking space, and transport your gear up to the cabin (1100'). Wood is provided. Onsite: water pump, 2-seat outhouse, wood stove, campfire ring, wood, & propane grill. Exclusive access for nature hikes, streams, forest, pond, swimming, bird watching, star gazing, etc. A wheelchair that can navigate grass and some ruts can enter the cabin, but not the outhouse, and the sleeping loft is up stairs (there is room for a cot or mattress on the first floor); the porch is accessible through the cabin. When you book, you are confirming your understanding of the following: there is no electricity, running water, or std. bed/mattresses. You bring own air mattress, bedding, and gear you will need. All-wheel drive vehicle is recommended. We welcome special events, family reunions, or weddings, if your plans do not require utilities (you may bring a generator or other battery operated items, as needed). Note for winter guests: We do not plow the driveway in winter, you need to be ready to shovel an off-road parking spot, and transport gear to cabin (e.g. by sled, snowshoes) Here's a brief list of the basics to bring: Light source: Lantern propane or battery. Air mattress or cot and whatever bedding you need. Paper products (cups, plates, utensils, toilet paper, etc.) Matches/fire starter (there is wood on-site, and a propane grill for cooking that has a self-starter). Bug spray. Cooler and ice. Lawn chairs.  There are a few tables, several chairs and benches. There are 2 picnic tables (one outside and one inside). The benches can be moved outside if you'd like, just move them back inside before you leave. The propane grill should only be used outside. There is a hand axe in the cabin to shave kindling, and the wood is already split to be the length for the wood stove, as needed. Gas: 5 miles away. If you plan to grocery shop when you get to the area, the closest store is at East Hill Plaza in Ithaca, about 9 miles past where the cabin is (I can give you all that info if you like). There is lots to explore/see/do in the Ithaca area if you decide to come down off the hill one of the days. I'll have some brochures and things in the cabin, and can answer questions (aka where is the best ice cream, dinner, etc.).

I look forward to meeting you Learn more about this land: We have 10 forested hilly acres 12 miles from Ithaca. We’ve built a camp with a yurt with a foam floor that sleeps a family of 4. Bring sleeping bags and pads or you have an air mattress you can blow up inside the yurt that is fun. in the photo s you will also see a dry lean-to with a double bed platform inside to put your sleeping bags or air mattress or to put supplies off the ground to keep dry. Also lots of room for tents. The campfire has a grill to cook over a wood fire, 2 benches & Adirondack chairs, a hammock and a picnic table. There’s also a fun homemade swing & seesaw. There are many marked walking trails around our land to enjoy. There is access to well water. Dry cut Firewood is available for $7 a bundle at the property or you can add extras with booking for $7.70 per bundle.  Portable toilet outside & outdoor hot water shower. It is very quiet here. We are close to Treman, Buttermilk And Taughannock State Parks which all have swimming. Watkins Glen State Park and racetrack is half an hour away. 150 breathtakingly magnificent waterfalls in this area. Great hiking. We are 14 miles from Cornell University and 10 miles from Ithaca College. We are between two finger lakes, Cayuga and Seneca, there are 60 wineries and breweries around the lakes. Woman’s Rights National Museum in Seneca Falls, Corning Museum of Glass is fabulous. Ithaca has theatres, many museums & lots for kids to do. We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! Onsite: water pump, 2-seat outhouse, wood stove, campfire ring, wood, & propane grill. Exclusive access for nature hikes, streams, forest, pond, swimming, bird watching, star gazing, etc. A wheelchair that can navigate grass and some ruts can enter the cabin, but not the outhouse, and the sleeping loft is up stairs (there is room for a cot or mattress on the first floor); the porch is accessible through the cabin. When you book, you are confirming your understanding of the following: there is no electricity, running water, or std. bed/mattresses. You bring own air mattress, bedding, and gear you will need. All-wheel drive vehicle is recommended. We welcome special events, family reunions, or weddings, if your plans do not require utilities (you may bring a generator or other battery operated items, as needed). Note for winter guests: We do not plow the driveway in winter, you need to be ready to shovel an off-road parking spot, and transport gear to cabin (e.g. by sled, snowshoes) Here's a brief list of the basics to bring: Light source: Lantern propane or battery. Air mattress or cot and whatever bedding you need. Paper products (cups, plates, utensils, toilet paper, etc.) Matches/fire starter (there is wood on-site, and a propane grill for cooking that has a self-starter). Bug spray. Cooler and ice. Lawn chairs.  There are a few tables, several chairs and benches. There are 2 picnic tables (one outside and one inside). The benches can be moved outside if you'd like, just move them back inside before you leave. The propane grill should only be used outside. There is a hand axe in the cabin to shave kindling, and the wood is already split to be the length for the wood stove, as needed. Gas: 5 miles away. If you plan to grocery shop when you get to the area, the closest store is at East Hill Plaza in Ithaca, about 9 miles past where the cabin is (I can give you all that info if you like). There is lots to explore/see/do in the Ithaca area if you decide to come down off the hill one of the days. I'll have some brochures and things in the cabin, and can answer questions (aka where is the best ice cream, dinner, etc.).

After traveling and living around the world, raising my kids... you can return home. I craved the seasons and the woods and some quiet peaceful land. I feel in love with this property as it had the perfect spot in the middle of the ten acres for camp, not to far from the house and driveway so very easy assess. A short walk up a trail. It is private and has lots of wildlife. We have 2 cabins for rent on land as well. It is a short 12 miles to Ithaca for provisions and activities, or stay and play on the land, hike, swing, rest, read, write, meditate, dream. come in peace or come to rediscover your peace. I look forward to meeting you Learn more about this land: We have 10 forested hilly acres 12 miles from Ithaca. We’ve built a camp with a yurt with a foam floor that sleeps a family of 4. Bring sleeping bags and pads or you have an air mattress you can blow up inside the yurt that is fun. in the photo s you will also see a dry lean-to with a double bed platform inside to put your sleeping bags or air mattress or to put supplies off the ground to keep dry. Also lots of room for tents. The campfire has a grill to cook over a wood fire, 2 benches & Adirondack chairs, a hammock and a picnic table. There’s also a fun homemade swing & seesaw. There are many marked walking trails around our land to enjoy. There is access to well water. Dry cut Firewood is available for $7 a bundle at the property or you can add extras with booking for $7.70 per bundle.  Portable toilet outside & outdoor hot water shower. It is very quiet here. We are close to Treman, Buttermilk And Taughannock State Parks which all have swimming. Watkins Glen State Park and racetrack is half an hour away. 150 breathtakingly magnificent waterfalls in this area. Great hiking. We are 14 miles from Cornell University and 10 miles from Ithaca College. We are between two finger lakes, Cayuga and Seneca, there are 60 wineries and breweries around the lakes. Woman’s Rights National Museum in Seneca Falls, Corning Museum of Glass is fabulous. Ithaca has theatres, many museums & lots for kids to do. About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marks our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC toy! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven!
