Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you! The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

We had a group not understand this so I want to make sure it is clear. Firewood is for sale here for CASH! Please bring CASH with you. Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees. The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms. Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees. Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind) Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area. Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. We had a group not understand this so I want to make sure it is clear. Firewood is for sale here for CASH! Please bring CASH with you. Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees. The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms. Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees. Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind) Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area. Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond. Weekend Trip to Luxury Camping at 'Higher Ground'
Evan & Laura have an amazing set up. They had great communication during our stay and in the week leading up. They checked in to see if we needed anything prior, including the propane heater, which in 30-something degree weather was an essential and extremely helpful. The site truly had anything you could ever need. We were extremely impressed and surprised by the outhouse with toilet, shower, and usb-c chargers(!) inside. Reading reviews beforehand were helpful and led us to pack lighter, given the steep climb up. But the climb was definitely worth it. We also loved how Evan showed us how the goats and chickens were fed. My pup definitely loved running up and down the hill to the site and marveled (sometimes a little too much lol) at the goats and chickens she was seeing for the first time! Evan was both kind and accommodating. Would definitely stay again!

We stayed at the Record Room Cabin this past weekend and absolutely loved it! The hot tub with warm water and hot tub made for such a unique experience — truly unforgettable. The sense of privacy and peace was perfect, and the vinyl record collection was just incredible. There's even a magnificent pool table under a canopy with a view of the forest – a truly stunning sight. I agree with all the comments above. This is truly an amazing place! I really hope to come back again!

3 nights at The Record Room
My sweetheart and I had such an amazing time at The Record Room. We stayed for 3 nights and we wish we had one more! It was a cozy getaway that felt timeless. We loved setting the vibe with the records, dancing in the living room, and just enjoying some slow, peaceful days. It was cold when we went and one day was particularly rainy, but there is a lot to enjoy indoors and the fireplace kept us warm and cozy. One thing to note is that the wood provided is rather thin and burns fast. For this reason, heating the hot tub and keeping the indoor fireplace lit is a JOB! We had to add every 15 minutes or so. Our recommendation is to start early on the hot tub and bring some of your own logs as well - even better if they’re the big fire-starter ones. Overall it’s a special place. Masen and his family are great hosts and we hope to make it back again someday.

Weekend Trip to The Awakening Garden
My partner and I were able to spend a really lovely weekend at the Twin Oaks cabin on Peter's campgrounds. We spent most of our time riding around on motorcycle and got in after dark on both nights. The view of the stars just overhead of the cabin was gorgeous. It felt gratifying to build the fire in the woodstove each night, which heat up the little cabin in no time. We got to see more of the thoughtful details in the cabin and even in the outhouse and outdoor shower as we were packing up on our last morning there. We'll be back in the area this time next year and would love to make it a new tradition to come back to theTwin Oaks cabin! Thank you for offering this space!

There is absolutely NO smoking of any kind allowed in the cabin. A $200 charge will be applied if you do smoke inside to cover the additional cleaning costs. No Drugs or illegal activity. No Smoking or vaping. No incense or candles. We always like our guests to know ahead of time that there is mild to moderate vehicle and foot traffic near the hiking trails during the day. As this location has become more and more popular, the individuals who come to hike, bike, fish, hunt, etc. are required to parallel park their cars on the opposite side of the road. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Within our small town, you can find all your essential needs met at the stores close by, as well as some great restaurants. Area surrounding the site as well as the areas not surrounding the main house, are accessible with caution. Access to the brook is at your own risk. Brook subject to flooding. Please note location of water rescue equipment at the site. Don’t forget the ice for the Yeti cooler!
