In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you! A basic convenience store can be located three miles to the right of our property with all your basic needs (including gas). For your grocery shopping, a small family-owned market can be found within 10 minutes up the road. The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. During those times, we suggest bringing in water that you will use on a daily basis. You must bring in your own drinking water! We will provide you with a supply of paper plates, cups and plastic utensils! Water is typically turned back on in April. Winter camping adventure awaits! Staying at The Wasburn Cabin in winter months has proven to be an absolutely magical experience for hundreds of our guests. However, it does require a little extra planning and an understanding of winter in the Hudson Valley. Between November and April, the weather can have its extremes and does not allow for running water as the pipes will freeze and crack. Unfortunately, even leaving bottled water often just ends up being blocks of ice and not useable for our guests. We simply ask guests to bring in water during their stay to ensure a safe useable water source. We also ask guests to bring proper clothes. The insulated cabin does reach comfortable temperatures, however, extreme cold snaps can make it necessary to bundle up and cuddle with your main squeeze. If you are open to a little adventure and a little planning, come and enjoy our little oasis! If you are looking for high end amenities with hot showers and instant heat on demand, this is probably not for you and we suggest trying our outdoor experiences in warmer months. While we are located in a neighborhood, cell phone service can be spotty. We personally have not had any issues. We hope that once you arrive at the cabin, you’ll settle in and realize that disconnecting will help you reconnect to yourself! We offer limited wifi. Meaning, the signal may not be super strong but can help in getting you online to search the internet but may not be strong enough to stream. everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. The kitchen space and bed set up was much appreciated and allowed us to focus enjoying the stay itself. The owners were super helpful getting us setup and providing a welcoming space. Bring layers and everything you need to keep warm in the winters - we even caught a light snow storm on our morning of departure! would come back again.

We stayed at the Record Room Cabin this past weekend and absolutely loved it! The hot tub with warm water and hot tub made for such a unique experience — truly unforgettable. The sense of privacy and peace was perfect, and the vinyl record collection was just incredible. There's even a magnificent pool table under a canopy with a view of the forest – a truly stunning sight. I agree with all the comments above. This is truly an amazing place! I really hope to come back again!

My sweetheart and I had such an amazing time at The Record Room. We stayed for 3 nights and we wish we had one more! It was a cozy getaway that felt timeless. We loved setting the vibe with the records, dancing in the living room, and just enjoying some slow, peaceful days. It was cold when we went and one day was particularly rainy, but there is a lot to enjoy indoors and the fireplace kept us warm and cozy. One thing to note is that the wood provided is rather thin and burns fast. For this reason, heating the hot tub and keeping the indoor fireplace lit is a JOB! We had to add every 15 minutes or so. Our recommendation is to start early on the hot tub and bring some of your own logs as well - even better if they’re the big fire-starter ones. Overall it’s a special place. Masen and his family are great hosts and we hope to make it back again someday.

Perfect for a weekend escape from the city. The cabin was spacious and spotless, and the restroom was well-maintained. No service, water, or electricity, but firewood was ready for us, and the nights under the stars were amazing. The host was friendly and easy to communicate with, and check-in/check-out were very flexible and smooth. It felt a little pricey for a basic setup, but we still really enjoyed our stay. Highly recommend this spot if you’re looking to disconnect and recharge in nature.

We had such a wonderful stay at The Gypsy Rose! As new parents, we really needed a night away, and this spot was absolutely perfect. The wagon in the woods was cozy and unique, and the fall foliage made the whole place feel magical. We relaxed by the fire until bedtime, got an amazing night’s sleep, and woke up to a stunning mountain view. After morning coffee, we took a short hike to a nearby waterfall the perfect ending to a peaceful getaway. Thank you so much for your incredible hospitality! We can’t wait to come back.

Weekend Trip to The Awakening Garden

My partner and I were able to spend a really lovely weekend at the Twin Oaks cabin on Peter's campgrounds. We spent most of our time riding around on motorcycle and got in after dark on both nights. The view of the stars just overhead of the cabin was gorgeous. It felt gratifying to build the fire in the woodstove each night, which heat up the little cabin in no time. We got to see more of the thoughtful details in the cabin and even in the outhouse and outdoor shower as we were packing up on our last morning there. We'll be back in the area this time next year and would love to make it a new tradition to come back to theTwin Oaks cabin! Thank you for offering this space!

Caitlin’s little witch cabin was perfect for our mini getaway. It was our first time in the Catskills and I’m glad we came across her Hipcamp. We basically got to do everything we planned for (hikes, food) because her place was in such a great location! Getting around was very easy and we had great cell service through out the trip. As a beginner ceramicist, I was in awe of her work! She is very talented and creative and has a great eye for decor. The bed was super comfy and we loved the outdoor shower!
