All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim).
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. For summer lovin', there are two beaches, so if someone kicks sand in your potato salad (accidentally, of course), you can just go to another beach and pretend like it never happened. The Little Witch Cottage is a rustic charming cottage from 1929 with timber framing and Catskill blue stone flooring. It sits in the middle of our yard about 200 feet from our more modern home. We have about 9 acres set back from the road. The cottage has a queen sized bed, dining table, and small kitchenette.
The kitchenette has a mini fridge, dishes, toaster oven, french press for coffee and an induction stove top. There is basic cooking supplies such as pots and pans.
We wired this vintage beauty to run on solar power and has an outhouse with a composting toilet, sink, and heated outdoor shower.
Outside the cottage is a small garden, picnic table, fire pit, and chairs.
Our land is mostly sloped fields that we are slowly turning into meadows full of native flowers and plants. There are mowed paths through the tall grass.

THERE IS NO LONGER THE WOOD BURNING STOVE IN THE CABIN - THE TOWN MADE US TAKE IT OUT. There is also no shower. If you would like to bathe in the streams please use all natural soap as the animals drink from it. The Thermal Spring is no longer available.

The Little Witch Cottage is a rustic charming cottage from 1929 with timber framing and Catskill blue stone flooring. It sits in the middle of our yard about 200 feet from our more modern home. We have about 9 acres set back from the road. The cottage has a queen sized bed, dining table, and small kitchenette.
The kitchenette has a mini fridge, dishes, toaster oven, french press for coffee and an induction stove top. There is basic cooking supplies such as pots and pans.
We wired this vintage beauty to run on solar power and has an outhouse with a composting toilet, sink, and heated outdoor shower.
Outside the cottage is a small garden, picnic table, fire pit, and chairs.
Our land is mostly sloped fields that we are slowly turning into meadows full of native flowers and plants. There are mowed paths through the tall grass.
This is perfect glamping spot, a mixture of comfort and nature.
We are close to Catskill, NY and surrounded with a mix of beautiful nature and small town fun.

We have four rustic cabins with electricity available for overnight stays of 1–7 nights. A mountain stream runs through the property, and there are plenty of casual outdoor seating areas to relax in. There is also a large recreation field and private trails to explore during your stay with us.
Our property borders Norvin Green State Forest, which offers miles of hiking trails, including 360-degree views from Wyanokie High Point. This piece of land was developed by my mother, and named after my grandmother: The Awakening Garden is a translation of her name in Chinese.
It is tucked in between the Hudson River (8 miles to the East) and the Catskill Mountains (10 miles to the west). It is just 6 miles from the Village of Saugerties and 14 miles to Woodstock, NY.
The piece available for camping is 10 acres, but the entire Garden is comprised of 98 acres of rolling land (most of it in a forestry protection plan) bordered on the west by acres of marshland. Many trails criss-cross the Garden and lead one to pretty or interesting vistas including a large mountain laurel patch, ancient graveyard, and different stands of mixed wood forests.
There’s lots of wildlife both on land and in the marshes.

My family & I stayed here with our reactive dog & also added the glamping tent during early April. The weather was chilly & wet, but that didn’t spoil our fun! The cabin warms up quickly with the wood burning stove, & the tent heats up fast (and cools off fast) with a provided propane heater. There’s a proper bed & rugs in the tent & I packed accordingly for the weather, so we didn’t sleep cold. The cabin is tiny (as stated), but don’t let that deter you. It’s well appointed & thought out. The owners put so much love into every detail in this property. We didn’t take advantage of the provided StarLink WiFi, the TV, or the projector because we wanted to be as analog as possible. We DID play an epic game of Monopoly & we cooked every meal in the outdoor kitchen. The compostable toilet was surprisingly inoffensive. The cedar chips do a great job of warding off the offending #2 odors… there were some minor adjustments to having to pee beforehand. Did not use the outdoor shower simply because the thought of being wet outside when it was so cold out didn’t sound appealing to us. Stuck to using travel body wipes when necessary. I DID do a cold plunge in the swimming hole on the only mildly temperate day when the sun came out for a visit! It was refreshing & fun. Kids fished (no catches). Last morning there, I swear my boyfriend & I (sleeping in the tent) heard Bigfoot walking by!!!! You feel like you’re in a world forgotten, even though you’re still so close to everything.

We booked this on a whim when other plans feel through, and it served us well. It was easy to get to, basically off the grid, but had the kitchen to make it practical. Property is gorgeous and house sites (2) were secluded and separate enough.
The food they offer and sell was absolutely redunkulous. Worth every dollar.
For early spring after a harsh winter, access was a bit muddy and challenging to traverse, but we that was disclosed so we planned accordingly.
Geographically, worked well for us. Only 35+ minutes to the Livingston Manor area and Mohonk hiking.

10/10 u should stay here. i usually dont even like glamping/cabins because i would rather just camp but this was very worth it. the cabin is isolated enough to feel like you are alone you dont even really notice other ppl are staying on the property. its the perfect size for a couple and we stayed with our cat too. the bathtub was so nice and having a covered bbq and pantry outside makes everything really easy. if you want to be outdoors/in nature but straight camping in the northeast winter/cold/stormy season is too much for you this is perfect. Sam is great and was always around if we had a issue or needed help with something. he let us pit fire some ceramics as well which was a blessing.

We had the loveliest stay at this Hipcamp cabin last weekend. It was unbelievably cozy and warm inside, even with the temperature dropping to -1 degrees outside — the perfect little winter retreat. The hot tub was absolutely amazing, especially under the cold night air, and quickly became our favorite part of the stay.
Sam was such a kind and welcoming host, making us feel comfortable and taken care of from start to finish. You can really tell how much care goes into this place. We left feeling relaxed, happy, and already talking about when we can come back. Highly recommend for anyone looking for a peaceful, magical getaway

This was such a cozy and wintery cabin experience. My partner and I stayed over New Years Eve and enjoyed the snow falling, the wood stove firing away, a full moon, and blissfully almost no cell service at all (relief!). It was magical to drop into quiet woods and appreciate an absolutely tranquil experience all around. We decided we want to come back for another round once it warms up this spring/summer!
Tips for future guests: in the cold season, acquire PLENTY of firewood as it takes a lot to stay warm! But once the little cabin heats up, its plenty hot, especially up in the loft. We loved going to Ambrosia Diner down the road too, and bearing witness to the waterfalls of the Catskills.

everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. We stayed at the Record Room Cabin this past weekend and absolutely loved it! The hot tub with warm water and hot tub made for such a unique experience — truly unforgettable. The sense of privacy and peace was perfect, and the vinyl record collection was just incredible. There's even a magnificent pool table under a canopy with a view of the forest – a truly stunning sight. I agree with all the comments above. This is truly an amazing place! My sweetheart and I had such an amazing time at The Record Room. We stayed for 3 nights and we wish we had one more! It was a cozy getaway that felt timeless. We loved setting the vibe with the records, dancing in the living room, and just enjoying some slow, peaceful days. It was cold when we went and one day was particularly rainy, but there is a lot to enjoy indoors and the fireplace kept us warm and cozy. One thing to note is that the wood provided is rather thin and burns fast. For this reason, heating the hot tub and keeping the indoor fireplace lit is a JOB! We had to add every 15 minutes or so. Our recommendation is to start early on the hot tub and bring some of your own logs as well - even better if they’re the big fire-starter ones. Overall it’s a special place. Masen and his family are great hosts and we hope to make it back again someday.
